More than a third of Ridgefield’s homes are in two-, three- and four-family buildings: 37.5% of 4,192 units, with 1,229 units in two-family houses alone, and fewer than half of the borough’s units, 46.8%, are owner-occupied. This is Ridgefield the borough, on the east side of Overpeck Creek, not Ridgefield Park across the water.
The borough outlawed the side-by-side duplex that rebuilt neighboring Palisades Park, so its two-family is the older kind: up-and-down, 1920s to 50s, one stair, one heating plant, a low-slope roof over the top unit. The houses we insulate in Ridgefield
The median Ridgefield home was built in 1957. 22.4% of the stock predates 1940, 33.1% is 1940s–50s, 22.9% is 1960s–70s, 13.6% is 1980s–90s and only 7.9% has been built since 2000; 78.5% of the borough predates 1980. Detached houses are 39.8% of units, one-unit attached 10.9%, two- to four-family buildings 37.5%, and buildings of 20 or more units 6.8%. 79.6% of homes heat with gas and 6.1% with propane.
The borough has three informal sections: Ridgefield itself, the valley and the first hill; Morsemere to the north, named for Samuel F. B. Morse’s land holdings; and Ridgefield Heights, the second hill to the east. All of it sits on what was the English Neighborhood, Samuel Edsall’s 1668 purchase between Overpeck Creek and the Hudson, whose Dutch Reformed Church is the borough’s one Register listing. The Northern Branch and West Shore railroads brought the suburb and, in Ridgefield, significant industry and manufacturing.
The up-and-down two-family is the job here. The stair chase runs from the cellar to the top floor and is open at every level, so it works as a chimney for the whole building. The side walls in the older buildings are balloon-framed, stud bays running from the sill plate to the roof, and the floor cavity between the two units is just as open. The roof over the top unit is low-slope: a joist cavity with no soffit-to-ridge path, so it cannot be vented — dense-pack it, or rigid board above the deck at the next re-roofing, never vented batts. In the cellar, one heating plant heats a space nobody lives in, under a bare ceiling and a leaking rim joist.
Sealing those cavities is not only a heat measure. An open stair chase or stud bay between two dwelling units carries smoke, fire and combustion gases, so the blocking that stops the stack effect also restores separation between the apartments. We scope a two-family as one building, not two apartments, because the chase, the stud bays and the roof are shared and sealing half of them does not work. In the pre-1940 buildings we check for pre-1950 wiring and for vermiculite in the attic flat before anything goes into a wall.
With 46.8% owner-occupancy, the decision-maker is often a landlord who may not pay the heat and does not feel the draft. We write the scope so it can be read by someone who is not standing in the building: what is open, what it costs, what it does to the bill and to the fire separation.
The capes on the hills and the streets by the creek
Detached houses are 39.8% of Ridgefield, and the largest group is the 1940s–50s cape; that era is 33.1% of the borough. A cape’s weak point is the knee wall, a short stud wall with insulation on the room side and no air barrier behind it, with the floor joists running under it out to the eave and the slopes framed in unbaffled 2×6 rafters. Many carry asbestos-cement shingle siding, which we fill from inside or by lifting shingles, never by drilling. The 1950s–60s brick-veneer capes, splits and two-families are fillable from inside or through the mortar joints, but not with the vinyl-siding playbook. The 1960s–70s splits and ranches, 22.9%, have settled loose-fill, wind-washed eaves and a bedroom over the garage.
The western edge of the borough is the Overpeck lowland; the USGS gauges Overpeck Creek at Bergen Turnpike at Ridgefield. On the low streets we find lower levels and crawl spaces that have been wet, batts down out of the joist bays and walls stripped after a flood and never re-insulated. There we do not put closed-cell foam on a wall that floods; we seal and insulate the first-floor deck instead.
We seal before we insulate
Insulation slows heat moving through a surface. It does nothing about air moving through a gap. Dense-pack the side walls of a two-family and leave the stair chase open, and the building still pulls cellar air up through the middle of it.
In a Ridgefield two-family the sequence is: seal the stair chase at each floor, block the stud bays at the plates, close the floor cavity between the units, seal the framing around the plumbing stack and the chimney and the top plates under the low-slope roof, then dense-pack the walls and roof cavity and insulate the cellar ceiling and rim. In a cape, the knee wall and the joist bays under it come first. In that order the cavities hold what you put in them and the building is compartmented.
If a quote specifies a depth of insulation and never mentions air sealing, it is half a job.
What insulation costs in Ridgefield
Most of our projects run between $3,500 and $12,500. A two-family is priced as one building, not two apartments, because the stair chase, the stud bays and the roof are shared. What moves the number is the count of wall bays to block and dense-pack, the low-slope roof area over the top unit, and access to the cellar and rim around the heating plant.
Open cell foam runs R-3.9 to R-4.2 per inch. Closed cell runs R-6.9 to R-7.1 per inch and also acts as a vapor retarder, which is why it costs more and why it is right in some assemblies and unnecessary in others. All products are manufactured in the United States and meet applicable building code and safety standards. ENERGY STAR says sealing air leaks and adding insulation can save up to 10% on annual energy bills.
Insulation rebates in Ridgefield
Ridgefield is PSE&G territory for both electric and gas. 79.6% of the borough heats with gas and 6.1% with propane, which matters below, because one of the no-cost programs sends propane-heated homes elsewhere.
PSE&G Whole Home Energy Solutions offers up to $7,500 in rebates toward air sealing, insulation and related work, plus 0% on-bill repayment of up to $25,000 over 7 or 10 years. It starts with PSE&G’s home energy assessment, and the work must be done by a BPI-certified contractor participating in PSE&G’s program. PSE&G does not publish per-item amounts. The Whole Home Energy Assessment itself is free for any PSE&G gas or electric customer, once a year.
Two no-cost programs sit under that. PSE&G Home Weatherization provides insulation, air sealing and duct sealing at no cost for households above 250% and below 400% of the federal poverty level. New Jersey Comfort Partners does the same for households at or below 250% of the federal poverty guidelines, for example $82,500 for a family of four; homes heated with oil or propane are referred to the state weatherization office. The federal Section 25C tax credit ended for anything placed in service after 31 December 2025. There is no federal insulation credit on a 2026 job.
Code and climate in Ridgefield
78.5% of Ridgefield went up before 1980, and New Jersey’s first statewide energy subcode took effect on 1 January 1977, so the two-family and the cape were both built with no energy code at all. Bergen County is climate zone 5A; Essex, Hudson and Union next door are 4A.
New Jersey adopted the 2024 IECC on 17 August 2026. For new construction it sets R-49 ceilings — the 2021 edition it replaced called for R-60, and a permit application filed under the old code is still accepted for six months, until about mid-February 2027 — with walls at R-20 plus R-5 continuous, windows at U-0.28, and air leakage of 3.0 air changes per hour at 50 pascals. R-49 is the number the state considers right for this climate, and it is what we design to.
A building already standing falls under New Jersey’s Rehabilitation Subcode: insulating the attic or roof does not require bringing the rest of the building to code or a blower-door test. Blown-in or batt insulation against the interior finish is ordinary maintenance with no permit; spray foam and other foam plastic insulation need a permit, which we pull as part of the job.
