Insulation Contractors in Gloucester Township, NJ

The median Gloucester Township home was built in 1978, the same year New Jersey’s first statewide energy subcode took effect. Half this township went up before anyone had to insulate anything and half went up after, and the two halves need different work. 54.6% of the 26,390 units predate that line, 25.9% came out of the 1970s alone, and 38.1% of everything standing is from the 1960s and 70s.

The rest of the shape: 58.5% of units are detached houses and 16.7% attached, which is 4,403 townhouses and duplex halves, a bigger attached share than any other Camden County town we cover. 72.5% of occupied units are owner-occupied. Gas heats 76.9% of them, electricity 16.8% and oil 4.3%.

This is the coastal plain, so what is under the house matters as much as what is over it. Most of the 1960s and 70s stock sits on a crawl space or a slab, not a basement, and a vented crawl with ductwork in it is the reason a floor is cold in February in a house whose attic looks fine.

Of the 26,390 units, 4.0% predate 1940, 12.5% are 1940s and 50s, 38.1% are 1960s and 70s, 30.8% are 1980s and 90s and 14.6% has been built since 2000. Two- to four-family buildings are 5.0% of the stock and only 7.4% of units sit in buildings of twenty or more, so this is overwhelmingly a township of houses with one owner who can say yes. 309 units are mobile homes.

Blackwood, Glendora and Grenloch are the named centers, with Blenheim, Chews Landing, Davisville, Erial, Glen Oaks, Hilltop, Lakeland, Lambs Terrace, Little Gloucester and Turkey Foot filling in around them. Big Timber Creek runs east to west across the township on its way to the Delaware, the Atlantic City Expressway cuts the southwestern corner, and Route 42 and Route 168 carry the western side.

The 1970s house is the township’s house: a ranch, a split-level or a bi-level, framed fast and finished with whatever the builder was using that year. Its attic is a single low plane of loose-fill settled to a fraction of the depth it was blown at, with no baffles at the eaves and a ceiling full of unsealed openings — the hatch, the bath fans, the top plates, the flue chase. In a bi-level the lower level is half below grade and the band joist leaks the whole way around. In a split, the bedroom over the garage sits on joist bays that run out to the soffit.

Under those houses is the crawl space. Dirt floor, foundation vents open all year, batts sagging out of the joists where they have taken on moisture, and the heating ducts running through cold air. The floor is cold, the house is damp in summer, and the ducts lose capacity before they reach a register. We close the vents, lay a vapor retarder over the dirt, foam the walls and rim with closed cell and bring the space inside with the ducts. A house on a slab has no crawl to close, and loses at the slab edge and sill instead.

The 4,403 attached houses are mostly townhouse rows, and their weak point is the party wall: framed to the ceiling and left open above it, so your attic and your neighbor’s are one space and your heat rises into theirs. Closing the wall at the roof deck and sealing the top plates on both sides comes before any insulation goes down. In the 12.5% from the 1940s and 50s the form is the cape, and there the knee wall does the damage: insulation on the room side with no air barrier behind it and joist bays open to the eave under the bedroom floor.

The 4.0% that predates 1940 is the oldest fabric here, the ground around the 1756 tavern house at Glendora that served boatmen working Big Timber Creek. Houses of that age get treated as balloon-framed, with knob-and-tube wiring assumed until we can see it is gone. The 309 mobile homes are a different assembly: the losses are the belly board under the floor, the skirting and a shallow roof cavity.

Built on the line: 1978 and what it means for your house

New Jersey’s Uniform Construction Code took effect on 1 January 1977 and its first statewide energy subcode followed on 1 January 1978. In most towns that date is a footnote. Here it runs through the middle of the housing stock, because the median unit dates from exactly that year.

A house finished in Blackwood or Erial in 1974 was built with no insulation requirement at all. Whatever is in the walls went in because the builder chose to put it there, the attic got whatever depth was cheap, and nothing was sealed. A house finished in 1982 has batts in the walls and something over the ceiling, and its owner is often told the house is “already insulated” — true, and beside the point: the standard it met was a fraction of today’s R-49, and it says nothing about air leakage.

So the first question we ask on the phone is what year the house went up. Before the line, the job is usually everything: attic plane, bypasses, crawl space, rim, often the walls. After it, the job is narrower and cheaper — topping the attic, sealing what was never sealed, closing the garage ceiling and the crawl — and the walls can be left alone. Either way the savings come from air first and depth second.

We seal before we insulate

Insulation slows heat moving through a surface. It does nothing about air moving through a gap. Blow a foot of cellulose over a 1975 ranch ceiling that is open at the top plates and the flue chase and you have paid for a foot of cellulose with a hole in it.

In a Gloucester Township ranch or split the sequence is: seal the attic bypasses — hatch, bath fans, top plates, flue and plumbing chases, recessed cans — baffle the eaves, block the joist bays over the garage, close the party wall at the roof deck in a townhouse, then insulate the flat to depth. Then go underneath: the rim, the crawl vents, the crawl itself. Bottom and top together, because the stack effect that pulls cold air into the crawl is the one pushing warm air out of the attic.

If a quote specifies a depth of insulation and never mentions air sealing, it is half a job.

What insulation costs in Gloucester Township

Here the number usually turns on the crawl space: an attic-only job on a ranch is at the low end, and adding a full crawl space encapsulation with closed cell on the walls and rim moves it up. Open cell foam runs R-3.9 to R-4.2 per inch. Closed cell runs R-6.9 to R-7.1 per inch and also acts as a vapor retarder, which is why it costs more and why it is right in some assemblies and unnecessary in others. All products are manufactured in the United States and meet applicable building code and safety standards. After air sealing and insulating, homeowners typically save 20% or more on heating and cooling.

Insulation rebates in Gloucester Township

Gloucester Township is one of the split townships. Gas is South Jersey Gas. Electric is divided, roughly three fifths Atlantic City Electric and two fifths PSE&G, and both companies list the township. No map settles it; the bill does. Read the names on both bills before anyone files anything for you.

A house whose gas and electric come from two different utilities can go through either one’s Whole Home Energy Solutions program. Start with the utility that bills you for the fuel that heats the house, and confirm with the other. With 76.9% of homes on gas heat, that is usually South Jersey Gas.

South Jersey Gas Whole Home Energy Solutions works off a published formula: $2,000 once the model shows a five percent saving, then $200 for each further percentage point, to a ceiling of $7,500 and never above half of what the job costs. Repayment is 0% on the bill, $2,500 to $25,000, seven years up to $10,000 and ten above it. You need an active account and gas heat; single-family houses, townhomes, condos and buildings under four units all qualify. The complimentary Whole Home Energy Assessment that comes with it is the light walk-through, not the priced assessment the rebate is built on.

Atlantic City Electric Whole Home Energy Solutions pays to the same $7,500 ceiling, never more than half the cost, with 0% financing of $2,500 to $25,000 through the program’s lender rather than on the bill; it is written for single-family residences only and states no free walk-through. PSE&G Whole Home Energy Solutions, on the other side of the township, pays up to $7,500 with 0% on-bill repayment of up to $25,000, and PSE&G’s Whole Home Energy Assessment is free for residential customers in homes of fewer than five units.

For income-qualified households the work costs nothing. The Atlantic City Electric and PSE&G weatherization programs cover households between 250% and 400% of the federal poverty level, and New Jersey Comfort Partners covers those at or below 250%, $82,500 a year for a family of four. Comfort Partners refers homes heated with oil, propane or kerosene to the state weatherization office instead, which here means the 4.3% still on oil and the 1.1% on bottled gas.

Two things people still ask about are gone or not yet here. The state’s IRA Home Energy Rebates are not open — New Jersey calls them in development, so nothing can be applied for. And the federal Section 25C tax credit ended for anything placed in service after 31 December 2025, whatever a flyer in your door claims. Code and climate in Gloucester Township

54.6% of the township predates New Jersey’s first statewide energy subcode of 1 January 1978. Camden County is climate zone 4A, the milder of the state’s two zones, which lowers the heating load but does nothing about the humidity that makes a vented crawl space a problem here.

The current code is the 2024 IECC, which took effect here on 17 August 2026. New construction in a 4A county gets an R-49 ceiling, down from the R-60 the 2021 edition asked for; walls at R-30 in the cavity, or R-20 with R-5 of continuous exterior insulation; windows at U-0.30; and a tested leakage rate of 3.0 air changes per hour at 50 pascals. An application filed complete under the old edition is honored until about 16 February 2027.

None of that lands on a house that is already built. Retrofit work sits under New Jersey’s Rehabilitation Subcode, which does not make an attic job trigger an upgrade elsewhere in the building and does not ask for a blower-door test. Batt and blown-in insulation set against the existing finish is ordinary maintenance and needs no permit. Foam plastics, spray foam included, do need one; we file it and see it through inspection. R-49 is the depth we design to in a 1972 ranch as readily as in a new house.

No. Open foundation vents were meant to dry a crawl space out, and on this part of the coastal plain they do the opposite for most of the year: warm humid outside air meets cool surfaces under the floor and condenses on the joists and ductwork. That is what rots band joists and drops fiberglass out of the floor. We close the vents, cover the dirt, insulate the walls and rim with closed cell and bring the space inside, which also puts the ducts back in conditioned air.
