Insulation Contractors in Wantage Township, NJ

Fuel oil heats 63.9% of occupied homes in Wantage Township, the highest oil share of any town we cover in Sussex County. Utility gas heats 6.0%, electricity 16.1%, bottled propane 7.1% and wood 6.1%. This is a township that buys its heat by the delivery, not by the meter, and that drives everything: what an air leak costs you, which rebate program you can enter, and what we check before tightening the shell around a burner.

Wantage covers 66.76 square miles of land and holds 4,289 housing units, which works out to about 162 people per square mile — the emptiest of the towns on this list. It completely surrounds Sussex borough, one of the state’s twenty-one doughnut pairs. 81.6% of units are detached houses, 6.1% sit in two- to four-family buildings and 7.0% in buildings of twenty or more. 83.4% of occupied units are owner-occupied.

The median unit dates from 1978, and the spread is wider than that median suggests. 7.8% predates 1940 and 15.6% was built in the 1940s and 50s. 31.9% went up in the 1960s and 70s, with 21.2% in the 1970s alone. 23.2% came in the 1980s and 90s, and 21.5% has been built since 2000, the largest post-2000 share of the county towns we cover. 55.3% predates 1980.

The houses we insulate in Wantage Township

The 1970s house is the biggest cohort at 21.2%, and out here that means a ranch, a bi-level or a raised ranch on an acre or more, set back off Route 23, Route 284 or a county road, with a walkout or garage under one end. What fails is predictable: a long low attic of loose-fill settled below its original depth, wind-washed insulation at unbaffled eaves, unsealed top plates, a chimney chase with a gap around it, recessed cans, a bath fan blowing into the attic, open joist bays under the room over the garage. On an exposed rural lot with nothing to break the wind, that wind-washing does more damage than it would on a sheltered street.

23.2% went up in the 1980s and 90s, mostly colonials and raised ranches on land subdivided out of farms. Their walls carry code-minimum batts and are not worth opening. The attic plane is the job, along with the rim joist and the garage ceiling.

21.5% has been built since 2000, unusually high for a township this rural. Those walls are already full, so blown-in walls are the wrong sale. What they have instead is an air handler and duct trunk in a vented attic outside the insulation, tray and cathedral ceilings framed without baffles, a bonus room over the garage with open joist bays under its floor, and a stack of recessed cans through the ceiling plane. Sealing and insulating the ducts alone often moves the bill more than anything else in that house.

Then the old township. 7.8% predates 1940 and 15.6% is 1940s and 50s: farmhouses and hamlet houses at Beemerville, Colesville, Libertyville, Papakating, Mount Salem, Quarryville and Woodbourne. We assume balloon framing and knob-and-tube until proven otherwise, and the wiring comes out before anything goes into a wall. The stud bays run from a stone cellar to the attic with no fire blocking, there is usually a summer-kitchen or shed wing on a shallower foundation, and the attic is plank over open joists with an unweatherstripped walk-up stair. Attic plane, chases, cellar and rim; walls last, if at all.

The lake pockets at Lake Neepaulin and Clove Acres Lake, both of them dammed creeks, carry the usual conversion story: a seasonal cottage that became a year-round house, a floor deck over an open crawl, and a roof finished into living space with no vent path above it.

Wood stoves, propane tanks and tightening a rural house safely

6.1% of occupied homes here heat with wood, 7.1% with propane and 63.9% with oil. More houses than that burn wood as a supplement, and almost every house has an atmospherically vented appliance in it — an oil boiler with a barometric damper, a propane water heater, a wood stove on a masonry or metal flue.

Air sealing changes how those appliances breathe. A leaky rural house has been feeding its burner through gaps in the cellar and the rim for fifty years. Close those gaps and the same burner can be short of combustion air, and in the worst case it spills flue gas back into the house instead of up the chimney. That is not a reason to skip air sealing. It is a reason to do it in the right order, with the burner checked.

So on every Wantage job with a vented appliance we look at the flue and the draft before we start, bring in dedicated combustion air where it is needed, and check draft again after the cellar and rim are sealed. Carbon monoxide alarms on every level are not optional in a house heated this way. If a contractor offers to foam your rim joist without ever mentioning the boiler next to it, that is the wrong contractor.

The upside is that oil, propane and cordwood all cost more per unit of delivered heat than a gas main, so the return on the same envelope work is larger here than in most of the state.

We seal before we insulate

Insulation slows heat moving through a surface. It does nothing about air moving through a gap. Add eight inches of loose-fill over a 1970s ranch attic and leave the top plates, the chimney chase and the eaves open, and on the first windy night in January the house performs the same as before.

In a Wantage ranch or bi-level: check the burner and its draft, seal the top plates, chimney and plumbing chases, cans and bath fan at the ceiling plane, baffle the eaves so the new insulation cannot be wind-washed, seal the joist bays under any room over the garage, insulate the attic to full depth, then seal the rim joist and re-check the draft. In a post-2000 house the ducts come first.

If a quote specifies a depth of insulation and never mentions air sealing, it is half a job.

What insulation costs in Wantage Township

Open cell foam runs R-3.9 to R-4.2 per inch. Closed cell runs R-6.9 to R-7.1 per inch and also acts as a vapor retarder, which is why it costs more and why it is right in some assemblies and unnecessary in others. All products are manufactured in the United States and meet applicable building code and safety standards. After air sealing and insulating, homeowners typically save 20% or more on heating and cooling.

Insulation rebates in Wantage Township

Start with the name on your electric bill, because in Wantage it is not one answer. JCP&L serves much of the township, but roughly half of Wantage is served by Sussex Rural Electric Cooperative, and Orange & Rockland lists a portion as Rockland Electric. Gas is Elizabethtown Gas where a main reaches, which is 6.0% of occupied homes and effectively nowhere.

A home metered by Sussex Rural Electric Cooperative sits outside New Jersey’s investor-owned utility programs. With no gas main either, that home has no Whole Home Energy Solutions program to enter at all. It pays its own way, or goes through Comfort Partners if the household qualifies by income. Nobody advertises that clearly, so ask before you count on a rebate.

On a JCP&L meter, Whole Home Energy Solutions is worth up to $7,500 in rebates against air sealing and insulation. It opens at $2,000 where the modeled saving reaches five percentage points and rises $200 a point beyond that, to a ceiling of $7,500 or half the project cost. With it comes 0% on-bill financing of $2,500 to $25,000, over 36, 60 or 84 months below $10,000 and 120 months above it or for income-qualified customers. A participating contractor carries out the audit at a fee JCP&L does not publish; the separate Whole Home Energy Assessment walk-through is the free one, for customers who own the home.

If your meter is Rockland Electric, its Whole Home Energy Solutions pays up to $7,500 with interest-free third-party financing, typically over seven to ten years and with no published cap. Every project must include at least attic air sealing and an attic insulation upgrade where one is needed, through a BPI-certified contractor participating in the program. Rockland Electric states no free walk-through.

Elizabethtown Gas Whole Home Energy Solutions uses the same formula to the same $7,500 cap with 0% on-bill repayment of $2,500 to $25,000, but it requires an active Elizabethtown Gas account and gas heat, which rules out the 63.9% on oil, the 7.1% on propane and the 6.1% on wood.

For households that qualify by income there is free work, with the same catch. JCP&L Home Weatherization for Income-Qualified Customers carries up to $14,000 of upgrades and $2,500 of health and safety repairs for households from 250% to 400% of the federal poverty guidelines, in one- to four-unit homes over five years old. New Jersey Comfort Partners serves households at or under 250%, $82,500 for a family of four in 2026 — but it refers oil, propane and kerosene houses to the state’s weatherization office, which in Wantage is nearly everyone who qualifies.

The IRA Home Energy Rebates New Jersey announced have not launched. The state’s page calls them in development and takes no applications. The federal Section 25C tax credit died with anything placed in service after 31 December 2025, so a 2026 job carries no federal credit; treat any advertisement saying otherwise as a warning about the advertiser. 55.3% of Wantage went up before 1980, and the median year of 1978 lands right on the line: New Jersey’s first statewide energy subcode took effect on 1 January 1978, so roughly half this township was framed with no insulation requirement behind it. Sussex County is climate zone 5A, and Wantage sits in the Kittatinny Valley with long open exposure and a heating season to match.

New Jersey adopted the 2024 IECC on 17 August 2026. For new construction it sets R-49 ceilings — the 2021 edition it replaced called for R-60, and a complete permit application filed under the old code is still accepted until about 16 February 2027 — with walls at R-30 in the cavity or R-20 plus R-5 continuous, windows at U-0.28, and air leakage of 3.0 air changes per hour at 50 pascals. R-49 is what the state considers right for this climate, and it is what we design to on a retrofit.

A house already standing falls under New Jersey’s Rehabilitation Subcode. Insulating an attic does not require bringing the rest of the house to code and does not require a blower-door test. Blown-in or batt insulation installed against the interior finish is ordinary maintenance with no permit; spray foam and other foam plastic insulation need a permit, which we pull as part of the job.

Not if it is done properly, and it is the right question to ask.
