Insulation Contractors in Branchburg, NJ

Half of Branchburg was built in twenty years. 26.2% of the township’s 5,838 housing units went up in the 1980s and 24.4% in the 1990s — 50.7% in a single stretch — and the median unit dates from 1985. Very few towns hand a contractor a stock this uniform. Most Branchburg houses fail in the same places, in the same order, and a crew that knows one knows the street.

The rest is a long tail. 21.1% is 1960s and 70s, 9.2% is 1940s and 50s, 6.5% predates 1940 and only 12.5% has been built since 2000, with 36.9% going up before 1980. Detached houses are 69.4% of the stock and attached 12.2% — 711 townhouse and duplex units — and there are 210 mobile homes, 3.6%, a real share that gets its own answer below.

Branchburg is eleven miles long and about two miles wide, and takes its name from the point where branches of the Raritan merge. The Lamington runs along the north, the North Branch of the Raritan down the east, the South Branch along the east and south. Water shapes the older half of the township and the crawl spaces under it.

The houses we insulate in Branchburg

The 1980s and 90s subdivision house is the job here. It has a full set of wall batts, an attic with fiberglass in it, and an owner who has been told twice that the house is already insulated. Depth is not the problem. The air handler and duct trunk sit in a vented attic, outside the insulation, so a leaking supply trunk warms the roof deck while the bedrooms at the far end stay cold. The cathedral or tray ceiling was framed with no baffle, so the slope is wind-washed and doing half its rated job. The bonus room over the garage sits on open joist bays. Recessed cans, an ungasketed pull-down stair, the garage-wall top plate and bath fans terminating in the attic finish the list. We seal all of that, bring the flat to R-49 and leave the walls alone.

The 1960s and 70s houses, 21.1% of the stock, are ranches, split-levels and bi-levels, and they are the opposite case: they need depth as well as sealing. The attic is a long low run of loose-fill that has settled and drifted off the eaves, the top plates and chases under it were never sealed, and the eave ends of the joist bays are wide open behind the soffit. A bi-level or split has a garage tucked under bedrooms and a lower level with a band of foundation above grade that is usually bare. These give the largest measured improvement of any house here.

9.2% is 1940s and 50s work and 6.5% predates 1940: the older houses at North Branch, Neshanic Station, Woodfern, Centerville and along the Old York Road, where the stagecoach stop and the first town meeting were. Post-war capes fail at the knee wall, with batts on the room side, nothing behind them and the floor joists running out to an open eave. Pre-1940 farmhouses get treated as balloon-framed with knob-and-tube until proven otherwise, and that wiring comes out first. In those the work is the garret floor, the chases, the cellar and the rim.

The 711 attached units are townhouses, scoped from the party wall out. Where that wall runs into the attic it is often unsealed, so the roof cavity above the row shares air and one unit’s moisture becomes another’s. An end unit carries an exposed gable the middle units do not. Add the garage below and the duct branch above and the scope writes itself: close the party wall at the attic plane, seal the garage ceiling, gasket the hatch and duct boots, then insulate.

Manufactured homes and the river bottoms

3.6% of Branchburg’s housing is manufactured homes — 210 units, a larger share than any other Somerset town we cover. These are a different building, not a small house, and they get scoped as such. Heat leaves through the belly board under the floor, where the ductwork also runs, and through the skirted crawl below it. If the belly is torn, the floor cavity is open to outside air and the ducts are effectively outdoors. The order is: repair the belly wrap, seal the duct joints inside it, seal and insulate the skirted perimeter, then look at the ceiling. Blowing the ceiling first on a home with an open belly is money in the wrong place.

The rivers matter too. With the Lamington on one side and both branches of the Raritan on the other, older houses sit on low ground and many have crawl spaces that have taken water. A crawl that goes damp every spring gets a different specification: no closed cell foam on a wall that floods, no fiberglass hanging in the joists to soak and fall, and a ground cover with a sealed perimeter instead. On a crawl that stays dry, closed cell on the walls and band joist is right, because it stops air and vapor together. That call gets made under the house.

We seal before we insulate

Insulation slows heat moving through a surface. It does nothing about air moving through a gap. Add a foot of cellulose over an attic with an open garage-wall top plate and a leaking duct trunk, and you have paid for a foot of cellulose.

In the Branchburg 1980s or 90s house the sequence is: seal the duct joints, boots and air handler cabinet; seal the top plates over the interior walls and the garage wall; close the plumbing and flue chases; gasket the pull-down stair; seal the cans and take the bath fans out through the roof or a gable; block the joist bays under the bonus room floor; baffle the slopes; then insulate the flat to R-49. In a 1970s split or bi-level it starts at the eaves: baffle the full soffit, block the bays at the wall line, seal the plates and chases, then blow to depth.

If a quote specifies a depth of insulation and never mentions air sealing, it is half a job.

What insulation costs in Branchburg

Open cell foam runs R-3.9 to R-4.2 per inch. Closed cell runs R-6.9 to R-7.1 per inch and also acts as a vapor retarder, which is why it costs more and why it is right in some assemblies and unnecessary in others. All products are manufactured in the United States and meet applicable building code and safety standards. Insulation rebates in Branchburg

Branchburg is served by JCP&L for electric across essentially the whole township and by PSE&G for gas. 85.6% of homes here heat with utility gas, the highest gas share of the Somerset towns we cover, so most houses should start with PSE&G — the utility that bills you for heating fuel — and confirm with the other. A house on electricity, oil or the 2.7% on bottled gas starts with JCP&L instead. Either utility can carry the project; the contractor’s approvals usually settle which one leads.

PSE&G Whole Home Energy Solutions pays up to $7,500 in rebates toward air sealing and insulation plus 0% on-bill repayment of up to $25,000, over 7 years for projects of $10,000 or less and 10 years above that. It starts with an assessment by a BPI-certified contractor participating in the program, and PSE&G does not publish per-measure amounts. JCP&L Whole Home Energy Solutions publishes its formula: $2,000 for a modeled 5% energy saving plus $200 for every percentage point above that, capped at $7,500 and at half the project cost, with 0% on-bill financing of $2,500 to $25,000. Both run a free Whole Home Energy Assessment for their own residential customers, so a Branchburg house can have either.

No-cost work runs on income. JCP&L Home Weatherization for Income-Qualified Customers covers up to $14,000 in upgrades and $2,500 in health and safety repairs for households between 250% and 400% of the federal poverty guidelines, in one- to four-unit homes at least five years old, and PSE&G Home Weatherization does the equivalent. New Jersey Comfort Partners works at or below 250% of the guidelines, $82,500 a year for a family of four; the 4.3% of Branchburg homes on oil are referred to the state instead.

The New Jersey IRA Home Energy Rebates have not launched — the state says they are in development and not open for applications. The federal Section 25C tax credit ended for anything placed in service after 31 December 2025, so there is no federal insulation credit on a 2026 job. Code and climate in Branchburg

36.9% of Branchburg went up before New Jersey’s first statewide energy subcode of 1 January 1978, so the farmhouses at Neshanic Station and the splits of the early 1970s were built with no insulation requirement. The 63.1% built since carries a code minimum — and the minimums of the 1980s and 90s were thin, with nothing at all asked of air sealing. Somerset County is climate zone 5A, the colder of New Jersey’s two zones.

New Jersey adopted the 2024 IECC on 17 August 2026. For new construction it sets R-49 ceilings — the 2021 edition it replaced called for R-60 — walls at R-30 in the cavity or R-20 plus R-5 continuous, windows at U-0.28 in a 5A county, and air leakage of 3.0 air changes per hour at 50 pascals. A complete permit application filed under the old 2021 code is still accepted until about 16 February 2027. R-49 is the number the state considers right for this climate, and it is what we design to.

A house already standing falls under New Jersey’s Rehabilitation Subcode: insulating an attic does not require bringing the rest of the house to current code and does not require a blower-door test. Blown-in or batt insulation installed against the interior finish is ordinary maintenance with no permit; spray foam and other foam plastic insulation need a permit, which we pull as part of the job.
