Roof Insulation

Your roof and attic are where a home loses the most heat in winter and gains the most in summer, which makes roof insulation one of the highest-return upgrades a homeowner can make. Done properly, it steadies indoor temperatures, eases the load on your HVAC system, and typically trims monthly energy bills by 20% or more.

What "Roof Insulation" Actually Means

There are two proven ways to insulate the top of a house, and choosing correctly matters more than any single product.

  • Vented attic (insulate the floor). Insulation sits on the attic floor while air flows freely above it through soffit and ridge vents. This is the traditional, cost-effective approach and works well when the attic is unused and no ductwork or air handlers live up there.
  • Conditioned attic (insulate the roofline). Insulation is applied to the underside of the roof deck, between and beneath the rafters, bringing the attic inside your home's thermal envelope. This is the better choice when HVAC equipment or ductwork runs through the attic, or when the space is finished or used for storage.

Materials and R-Values

R-value measures a material's resistance to heat flow — the higher the number, the better it insulates. For our climate in the New York and New Jersey suburbs, the U.S. Department of Energy recommends roughly R-49 to R-60 for attic insulation. Here is how common materials compare per inch of thickness:

  • Closed-cell spray foam — R-6 to R-7 per inch. The highest R-value per inch, and it acts as an air and vapor barrier in one. Ideal for roof decks, tight rafter bays, and moisture-prone areas.
  • Open-cell spray foam — R-3.9 to R-4.2 per inch. A softer, more affordable foam that air-seals well and dampens sound, though it does not block vapor the way closed-cell does.
  • Fiberglass batt — R-3 to R-4 per inch. Economical and widely used; it performs well only when cut and fitted tightly, with no gaps or compression.
  • Blown-in cellulose — R-3.2 to R-3.8 per inch. Dense, made largely from recycled fiber, and excellent at filling attic floors and irregular cavities.
  • Mineral wool — R-3 to R-4.2 per inch. Naturally fire-resistant, sound-deadening, and water-repellent.
  • Rigid foam board — R-4 to R-6.5 per inch. Continuous panels installed over or under the roof deck that reduce thermal bridging through the framing.

Weighing the Trade-Offs

No single material wins every job. Spray foam delivers the most performance in the least space and seals air leaks as it insulates, but it costs more upfront. Fiberglass and cellulose are budget-friendly and proven, yet they rely on a separate, well-executed air-sealing step to reach their rated performance. That last point is the one homeowners most often overlook.

Why air sealing comes first

Insulation slows heat that moves through materials, but it does little to stop air that leaks around them. Gaps at recessed lights, attic hatches, plumbing chases, and the top plates of walls can quietly undo an otherwise strong R-value. Sealing those leaks before or alongside insulating is what turns a good job into an efficient, comfortable, draft-free home — and it also protects your roof assembly from the moisture that leads to mold and premature deterioration.
