25.7% of Bridgewater’s 16,870 housing units went up in the 1990s alone, 4,343 houses in ten years, and no other decade comes close. Add the 1980s and the figure is 43.1%. The median Bridgewater unit dates from 1981, and that number tells you what most of our work here is: houses whose walls were insulated when they were framed, and whose losses are somewhere else.
Behind that wave sits an older one. 28.9% of the township is 1960s and 70s, including 3,190 units in the 1960s alone, when Bridgewater stopped being a farming community and filled with ranches and splits. 15.2% is 1940s and 50s and only 4.8% predates 1940. 70.5% of units are detached, 12.8% attached — 2,160 townhouse and duplex-half units — and 84.3% owner-occupied. Gas heats 84.1% of homes, electricity 10.3% and oil 3.3%.
Two suburbs on the same map, and they fail differently. The older houses have settled loose-fill, open bypasses and cold rooms over garages. The newer ones have full walls and a leaking air handler in a vented attic. Selling blown-in walls to the second group is selling the wrong thing.
The houses we insulate in Bridgewater
Until the 1960s Bridgewater was farmland. Growth came in three pushes: households moving out of Plainfield and Newark in the 1970s, the pharmaceutical and telecommunications employers that made the Raritan Valley a job center, and lately New York commuters using Bridgewater Station on the Raritan Valley Line. Each push left a different house behind, and the sections sort roughly by era.
Bradley Gardens in the southwest is one of the township’s older residential areas, and Finderne in the southeast, between Bound Brook and Somerville, holds older neighborhoods along Foothill Road with newer development toward the Manville border. That is where most of the 2,046 units from the 1950s and the 522 from the 1940s sit: capes, story-and-a-half houses and early ranches. A cape of that age fails at the knee wall — batts on the room side and nothing behind, joists running out under it to an open eave, unbaffled slopes. Cold air moves under the bedroom floor all winter no matter how deep the flat attic is.
The 1960s and 70s cohort is the ranch, the split-level and the bi-level, and it spreads through Green Knoll in the center, the Milltown and Vanderveer Road area, and the Country Club and Meadow Road streets out toward Bedminster and Branchburg. A split is not one attic. It is three or four half-levels with band joists between them, a separate low attic over each wing, and a bedroom on open joist bays above the garage. Whatever loose-fill went in has settled and the eaves are wind-washed clear. Adding depth to the main attic while the band joists stay open moves the bill very little.
Then the 1980s and 90s colonials and contemporaries, 43.1% and the reason the median year is 1981. Their walls are full at R-11 to R-13 and their attics were built to R-19 or R-30. Neither is the job. The job is the air handler and ductwork sitting in a vented attic outside the insulation, the tray and cathedral ceilings built without baffles, the bonus room over the garage, the recessed cans, the bath fans venting into the attic and the rim above the basement.
The 2,160 attached units, mostly from that same build-out, add one assembly the detached houses do not have: the party wall, which usually runs up into the attic unsealed and open on both sides. An end unit adds a full exposed gable. And in the 4.8% that predates 1940, mostly surviving farm houses in the northwestern part of the township, we assume balloon framing and knob-and-tube until the attic proves otherwise, and the wiring comes out before anything goes into a wall.
Martinsville, Sunset Lake and the houses on the Watchung ridge
Much of Bridgewater is flat, but the northeastern corner is not. The First Ridge of the Watchung Mountains runs through it, and Martinsville is the section it runs through: a mostly residential area near the Warren Township and Bernards Township borders with its own commercial center on Washington Valley Road. At the Warren line the Second Ridge shows a basalt cliff at the old Dock Watch Quarry. At the far north, near where Interstate 287 meets Interstate 78, Sunset Lake was built around a man-made lake.
Hillside houses carry two problems flat-lot houses do not. The first is the walkout lower level. A foundation buried on the uphill side and framed above grade on the downhill side has a long transition where concrete meets wood, and that header line is usually open behind the siding. The lower-level family room stays cold while the level above overheats, and no amount of attic work fixes it.
The second is wind. A house on the ridge gets exposure a house in Finderne never sees, and wind driving through soffit vents strips loose-fill back from the eaves. The ridge is also where the 1980s contemporaries with cathedral slopes and window walls sit: 2×10 rafters, no baffles, insulation packed against the sheathing, a ceiling cold in January and hot in July.
We seal before we insulate
Insulation slows heat moving through a surface. It does nothing about air moving through a gap. Blow sixteen inches of cellulose over an attic full of open chases and you have an attic full of open chases with cellulose on top of it.
In a 1990s Bridgewater colonial the sequence starts with the mechanical equipment: seal every duct joint and the air handler cabinet, insulate the ducts, seal the platform, then close the top plates, the flue and plumbing chases, the wire penetrations and the recessed cans, duct the bath fans outside, and baffle the tray and cathedral slopes. Then the joist bays under the bonus room and the rim in the basement. Insulation last. In a split the same logic starts lower down: band joists, garage ceiling, knee walls, then each attic plane in turn.
If a quote specifies a depth of insulation and never mentions air sealing, it is half a job.
What insulation costs in Bridgewater
Most of our projects run between $3,500 and $12,500. In a 1980s or 90s house the number moves with duct footage in the attic, ceiling area, how many cathedral and tray slopes need baffling, and whether there is a room over the garage. In a split it moves with the count of separate attic planes and feet of band joist. In a townhouse it is the party wall and the attic plane, and an end unit costs more than a middle one. Open cell foam runs R-3.9 to R-4.2 per inch. Closed cell runs R-6.9 to R-7.1 per inch and also acts as a vapor retarder, which is why it costs more and why it is right in some assemblies and unnecessary in others. All products are manufactured in the United States and meet applicable building code and safety standards. After air sealing and insulating, homeowners typically save 20% or more on heating and cooling.
Insulation rebates in Bridgewater
Gas is PSE&G across the whole township, and with 84.1% of Bridgewater homes heating with gas that is the bill these projects are aimed at. Electric is PSE&G in most of Bridgewater, with JCP&L serving the western part. If your two bills carry two different names, either utility’s Whole Home program can take the project; start with the one that bills your heating fuel and confirm with the other.
PSE&G Whole Home Energy Solutions pays up to $7,500 in rebates toward air sealing and insulation, plus 0% on-bill repayment of up to $25,000, over 7 years for projects of $10,000 or less and 10 years above that or for income-qualified customers. It starts with a home energy assessment by a BPI-certified contractor participating in the program, and the contractor sets that assessment fee. PSE&G does not publish per-measure amounts, so “up to $7,500” is as precise as anyone can plainly be. Separately, PSE&G’s Whole Home Energy Assessment is free — a walk-through with small items installed on the spot for any PSE&G residential customer in a home of fewer than five units.
On the western side, JCP&L Whole Home Energy Solutions publishes its formula: $2,000 for a modeled 5% energy saving plus $200 for every percentage point above that, capped at $7,500 and at half the project cost, with 0% on-bill financing of $2,500 to $25,000. JCP&L also offers a free Whole Home Energy Assessment to residential customers who own their home.
Income-qualified work is covered outright. PSE&G Home Weatherization installs insulation, air sealing and duct sealing at no cost for households between 250% and 400% of the federal poverty level, and JCP&L Home Weatherization for Income-Qualified Customers covers up to $14,000 in upgrades plus $2,500 in health and safety repairs in the same band. New Jersey Comfort Partners does the same at or below 250% of the federal poverty guidelines, $82,500 a year for a family of four; homes heated with oil or propane go to the state weatherization office instead.
The New Jersey IRA Home Energy Rebates have not launched. The state’s own page says the programs are in development and not yet open for applications. The federal Section 25C tax credit ended for anything placed in service after 31 December 2025, so there is no federal insulation credit on a 2026 job, whatever a flyer in your mailbox says. Code and climate in Bridgewater
49.0% of Bridgewater’s units went up before 1980, and the capes, ranches and splits that make up most of that predate New Jersey’s first statewide energy subcode of 1 January 1978. Whatever is in those walls and attics was a builder’s choice, not a requirement. Somerset County is climate zone 5A, the colder of New Jersey’s two zones.
New Jersey adopted the 2024 IECC on 17 August 2026. For new construction it sets R-49 ceilings — the 2021 edition it replaced called for R-60, and a complete permit application filed under the old code is still accepted until about 16 February 2027 — with walls at R-30 cavity or R-20 plus R-5 continuous, windows at U-0.28 for the 5A counties, and air leakage of 3.0 air changes per hour at 50 pascals.
Existing homes fall under New Jersey’s Rehabilitation Subcode. Insulating an attic does not require bringing the rest of the house to code and does not require a blower-door test. Blown-in or batt insulation installed against the interior finish is ordinary maintenance with no permit; spray foam and other foam plastic insulation need a permit, which we pull as part of the job. R-49 is what we design to.
