Insulation Contractors in Franklin Lakes, NJ

52.1% of Franklin Lakes was built in 1980 or later, and the median house here dates from 1981 — the latest median of any Bergen County town we work in. That changes the job. In most of the county we are filling walls that were never filled; in Franklin Lakes the walls usually have something in them already, and the heat leaves through the air, the ductwork and the roof slopes instead.

The borough holds 3,879 housing units across 9.41 square miles of land, 89.1% of them detached houses and 88.3% owner-occupied. 35.2% went up in the 1960s and 70s, 27.7% in the 1980s and 90s, and 24.3% since 2000. Gas heats 87.2% of occupied homes and oil 3.6%. The largest cohort is the 1960s and 70s: 672 units from the 1960s and 693 from the 1970s, 35.2% of the borough between them. These are the split-levels, raised ranches and center-hall colonials on the big wooded lots, built while Route 208 was pushed across the borough’s midsection toward its western terminus at Interstate 287 in Oakland. They were insulated to the standard of the day: thin batts in the walls, more laid between attic joists with the paper facing the wrong way in half the houses, and nothing where the framing steps. In a split the cold spots are predictable — the bedroom over the garage with open joist bays under its floor, the short knee wall behind the upper level, the cantilevered bay at the front, and the low attic over the bedroom wing nobody has crawled into since it was framed.

Then the 1980s and 90s, 716 units in the 1980s and 360 in the 1990s. This is the contemporary and the large colonial: cathedral great rooms, skylight wells, tray ceilings, tall gable walls and a bonus room over a two- or three-car garage. The slopes were framed deep and filled with batts and no baffle, so the eave washes cold air across the insulation and the drywall below runs cold. The skylight well is a bare drywall shaft standing in the attic, and the gable wall above the great room is often bare on the attic side. That was the code of the decade, and the code did not care about air.

24.3% of the borough has gone up since 2000: 561 units between 2000 and 2009, 283 in the 2010s and 98 since 2020. Those walls are full, and a contractor offering to blow more into them is selling you nothing. The job in one of those is the mechanical attic: zoning at this size means two or three air handlers, and any of them in a vented attic sits outside the insulation with its trunks.

3.0% of the stock, 116 units, predates 1940. Franklin Lakes carries an unusual number of Register-listed Jersey Dutch houses for a borough its size — the Ackerman–Boyd, Storms, Van Blarcom, Van Houten, Van Winkle, De Gray, Packer and Aaron Winters houses among them. Mortared sandstone has no cavity to fill and we will not drill it. The work there is the garret from inside, the attic floor, the cellar and the sill, and any later frame wing, where we assume balloon framing and knob-and-tube until a lifted floorboard proves otherwise.

The lake and pond corners — Crystal Lakes, Shadow Lake, Hopper Lake, Blauvelt Lakes, Bakers Pond, Campgaw and Pulis Mills — hold smaller and older houses than the borough average, some near where the New York, Susquehanna and Western ran passenger trains to the Crystal Lakes and Campgaw stations until 1966. A small frame house by the water is a crawl space job as often as an attic job: the floor over the crawl, the band joist, and the pipes running through cold air under the bathroom.

Big roofs, ducts in the attic, and the room over the garage

Large houses fail in ways small ones do not. A complex roof has more intersections, and every valley, dormer cheek and roof-to-wall junction is a place the attic insulation stops short. A two-story foyer stacks warm air against the second-floor ceiling, so a leak up there pulls harder than in a ranch.

The bonus room over the garage is the most common complaint we take calls about here. It has cold air under its floor, a garage door opening below it several times a day, knee walls with nothing behind the batts, and an unbaffled slope overhead. Fixing it means blocking and sealing the joist bays over the garage, air-sealing the back of both knee walls, opening a vent path in the slope and filling it, and sealing the duct branch if that room is fed off a trunk in the attic. Sealing and insulating that attic ductwork, and closing the attic plane around the air handler, usually does more for the second floor than another six inches of loose fill ever will.

We seal before we insulate

Insulation slows heat moving through a surface. It does nothing about air moving through a gap. Blow twenty inches of cellulose over an attic whose duct joints are open and you have paid for twenty inches of cellulose over open duct joints.

In a Franklin Lakes colonial or contemporary the sequence is: seal the top plates, chases, cans and bath fans at the attic plane; close the back of every knee wall and skylight shaft; block the joist bays over the garage; seal the duct seams and the air handler cabinet; baffle the cathedral and tray slopes so they can be filled without choking the eave; and only then bring the flat attic to depth. The rim joist is the last stop and one of the cheapest.

If a quote specifies a depth of insulation and never mentions air sealing, it is half a job.

What insulation costs in Franklin Lakes

Open cell foam runs R-3.9 to R-4.2 per inch. Closed cell runs R-6.9 to R-7.1 per inch and also acts as a vapor retarder, which is why it costs more and why it is right in some assemblies and unnecessary in others. All products are manufactured in the United States and meet applicable building code and safety standards. Insulation rebates in Franklin Lakes

Franklin Lakes is a split-utility town: Rockland Electric delivers the electricity and PSE&G the gas. Start with whichever utility bills you for the fuel that heats the house. Since 87.2% of occupied homes here heat with gas, for most of the borough that is PSE&G, and the other utility is worth a confirming call.

PSE&G Whole Home Energy Solutions pays up to $7,500 in rebates toward air sealing, insulation and related work, plus 0% on-bill repayment of up to $25,000 — 7 years for projects of $10,000 or less, 10 years above that or for income-qualified customers. It begins with a home energy assessment by a BPI-certified contractor participating in PSE&G’s program, and the contractor sets that assessment fee. PSE&G does not publish per-measure amounts, so “up to $7,500” is as precise as anyone can plainly be. Separately, PSE&G’s Whole Home Energy Assessment is free for any PSE&G residential customer in a home of fewer than five units — a lighter walk-through with LEDs, a smart thermostat and attic-hatch insulation installed on the spot.

Rockland Electric Whole Home Energy Solutions carries the same $7,500 ceiling on the electric side, with interest-free third-party financing typically over seven to ten years and no published dollar cap. Every Rockland project must include at least attic air sealing and an attic insulation upgrade where the assessment calls for one, the work must be done by a BPI-certified contractor participating in the program, and the owner must live in the house. Rockland does not state a free walk-through, so the free assessment here is the PSE&G one.

No-cost work is decided by income. PSE&G Home Weatherization and Rockland Electric Home Weatherization both cover households between 250% and 400% of the federal poverty level; New Jersey Comfort Partners covers households at or below 250% of the federal poverty guidelines, $82,500 a year for a family of four, and refers homes heated with oil or propane to the state’s Office of Weatherization. 3.6% of Franklin Lakes still heats with oil. The New Jersey IRA Home Energy Rebates have not launched — the state says they are in development and not open for applications. The federal Section 25C tax credit ended for anything placed in service after 31 December 2025, so there is no federal insulation credit on a 2026 job whatever a flyer says. Code and climate in Franklin Lakes

48.0% of Franklin Lakes went up before 1980, the lowest pre-1980 share of the Bergen towns we cover: roughly half the borough was built before New Jersey’s first statewide energy subcode of 1 January 1978 and half after it. The newer half still predates any requirement that a finished house be tested for air leakage, which is why so many of them measure poorly. Bergen County sits in climate zone 5A, the colder of New Jersey’s two zones.

New Jersey adopted the 2024 IECC on 17 August 2026. For new construction it sets R-49 ceilings — the 2021 edition it replaced called for R-60 — walls at R-30 cavity or R-20 plus R-5 continuous, windows at U-0.28 for a 5A county, and air leakage of 3.0 air changes per hour at 50 pascals. A complete permit application filed under the old code is still accepted until about 16 February 2027. R-49 is what we design to.

A house already standing falls under New Jersey’s Rehabilitation Subcode: insulating an attic does not require bringing the rest of the house up to current code and does not require a blower-door test. Blown-in or batt insulation against the interior finish is ordinary maintenance and needs no permit; spray foam and other foam plastic insulation do need a permit, which we pull as part of the job.

We block and seal the joist bays, put a real air barrier on the back of both knee walls, baffle and fill the slope, and check whether the duct branch feeding that room leaks into the attic before it arrives.
