Insulation Contractors in Norwood, NJ

The houses we insulate in Norwood

Of Norwood’s 2,048 units, 65.4% are detached, 17.6% attached, 6.8% in two- to four-family buildings and 9.7% in buildings of 20 or more, 188 of them in a single building of 50-plus units. By era: 14.7% predate 1940, 14.5% are 1940s–50s, 21.2% 1960s–70s, 38.0% 1980s–90s and 11.6% since 2000; 50.4% predate 1980. 89.8% heat with gas.

The population tells the story of the big cohort. Norwood had 4,398 people in 1970 and 4,413 in 1980, then 5,641 by 2020: a flat 1970s and growth after 1980 that matches the 38.0% share and the townhouses that carried it, Northwoods, built in 1990, and the gated 19-house Daffodil Court. A townhouse row of that decade has party-wall cavities that run up into a shared attic, so air moves from unit to unit through the wall and the common attic’s ventilation is out of balance; end units carry an exposed wall the middle units do not; garage-under units have a floor open to the garage at the rim; the air handler sits in the attic and the bath fans end there. The attic above the row is usually the association’s, and the association signs.

The detached houses of the same decades are colonials; colonials, ranches and split-levels are the most common styles in the borough. A 1980s colonial was built to code-minimum R-11 or R-13 walls and an R-19 to R-30 attic. It has insulation. What it lacks is sealing at the rim, the garage wall, the recessed cans and the dropped soffits, while the air handler in the vented attic pushes conditioned air into what is effectively outdoors. “New traditional” houses have become more common, and there the walls are fine and the attic ducts, tray ceilings and bonus rooms are the job.

The older half of Norwood: splits, capes and the two stone houses left

The 21.2% built in the 1960s and 70s are splits and ranches: settled loose-fill in a long low attic, wind-washed eaves, a cantilevered bay, a bedroom over the garage, every bypass under the insulation left open. The 14.5% from the 1940s and 50s are capes, with knee walls that have no air barrier behind them, joist bays open to the eave and unbaffled slopes. The 14.7% built before 1940 is balloon-framed, and we check for knob-and-tube before anything goes into a wall.

Norwood was settled under the Tappan Patent about 1686, and two of its Jersey Dutch stone houses are still standing and on the Register: the Blauvelt House and the John Westervelt House. Two are not. The Haring–Vervalen stone house was demolished in 2013 and the Blanch House burned in 1997. In the two that survive the sandstone walls are solid, with no cavity to fill, and we do not drill them; the work is the garret, the cellar and rim, and the frame wing. There are nine such houses in Closter. Norwood is down to two, which is one more reason to do the work without touching the stone.

We seal before we insulate

Insulation slows heat moving through a surface. It does nothing about air moving through a gap. Add depth over a leaky ceiling and you have a leaky ceiling with more insulation on it.

In a Norwood townhouse the sequence starts at the party wall: cap the cavity at the top plate where it opens into the shared attic, seal each unit’s ceiling plane with its cans and fan, close the garage ceiling and rim under a garage-under unit, seal the air handler and the duct runs, balance the common attic’s ventilation, then insulate. In a 1980s colonial it is the rim, the garage wall, the cans and the soffits, then the ducts, then depth.

If a quote specifies a depth of insulation and never mentions air sealing, it is half a job.

What insulation costs in Norwood

Open cell foam runs R-3.9 to R-4.2 per inch. Closed cell runs R-6.9 to R-7.1 per inch and also acts as a vapor retarder, which is why it costs more and why it is right in some assemblies and unnecessary in others. All products are manufactured in the United States and meet applicable building code and safety standards. ENERGY STAR says sealing air leaks and adding insulation can save up to 10% on annual energy bills.

Insulation rebates in Norwood

Norwood gets its electricity from Rockland Electric, the New Jersey arm of Orange & Rockland, and its gas from PSE&G.

Rockland Electric Whole Home Energy Solutions offers up to $7,500 in rebates plus interest-free financing, typically over seven to ten years. Every project must include at least attic air sealing and an attic insulation upgrade; in a townhouse that is the shared attic. The work must be done by a BPI-certified contractor participating in the program. Rockland Electric’s Home Energy Assessment is free for its residential customers.

Rockland Electric Home Weatherization covers insulation, air sealing and duct sealing at no cost for income-qualified households, roughly $39,900 to $63,840 for one person and more for larger households. Because the gas is PSE&G, PSE&G’s free Whole Home Energy Assessment also applies. Whether PSE&G’s rebate program accepts a PSE&G-gas, Rockland-Electric home is not stated on PSE&G’s page, so start with Rockland Electric’s program and confirm with PSE&G.

New Jersey Comfort Partners installs insulation and air sealing at no cost for households at or below 250% of the federal poverty guidelines, for example $82,500 for a family of four; homes heated with oil or propane are referred to the state weatherization office. The federal Section 25C tax credit ended for anything placed in service after 31 December 2025. There is no federal insulation credit on a 2026 job.

Code and climate in Norwood

Half of Norwood, 50.4%, predates 1980, and New Jersey’s first statewide energy subcode took effect on 1 January 1977. The rest was built to a code, so the work here is sealing what the code did not require rather than filling walls. Bergen County is climate zone 5A; Essex, Hudson and Union next door are 4A.

New Jersey adopted the 2024 IECC on 17 August 2026. For new construction it sets R-49 ceilings — the 2021 edition it replaced called for R-60, and a permit application filed under the old code is still accepted for six months, until about mid-February 2027 — with walls at R-20 plus R-5 continuous, windows at U-0.28, and air leakage of 3.0 air changes per hour at 50 pascals. R-49 is the number the state considers right for this climate, and it is what we design to.

A 1990 townhouse falls under New Jersey’s Rehabilitation Subcode: insulating the attic does not require bringing the building to code or a blower-door test. Blown-in or batt insulation installed against the interior finish is ordinary maintenance with no permit; spray foam and other foam plastic insulation need a permit, which we pull as part of the job.
