Insulation Contractors in South Brunswick, NJ

South Brunswick is the youngest housing stock of the Middlesex towns we cover. 49.5% of its 17,134 units were built in the 1980s and 90s — 25.5% in the 1980s and 23.9% in the 1990s — and another 17.4% has gone up since 2000. The median unit dates from 1987. Only 33.2% of the township was standing before 1980, and just 2.5% predates 1940. The township had roughly 18,000 people in 1980 and more than 47,000 by 2020, and the housing follows that line exactly.

55.9% of the stock is detached and 19.2% is attached — 3,297 townhouse and duplex units, the largest attached share of the towns we cover here after Monroe Township. 13.3% sits in buildings of five to nineteen units, 3.0% are mobile homes, and 76.4% of occupied units are owner-occupied. Gas heats 86.2% of them, electricity 10.2%, and only 1.4% burns oil.

That age profile changes the conversation. Most houses here already have insulation in the walls, put there under an energy code. What they do not have is an air barrier, sealed ductwork or a properly built cathedral ceiling. If someone knocks on your door in Kendall Park offering to blow out your walls, ask what they found in the attic first.

The houses we insulate in South Brunswick

The township covers 42 square miles and reads as several separate villages: Dayton, Deans, Heathcote, Kendall Park, Kingston and Monmouth Junction, plus Franklin Park, Sand Hills and Ten Mile Run. Only 432 units, 2.5% of the stock, predate 1940, and they sit in the old crossroads — Kingston on the Millstone River, Dayton where James Whitlock built a tavern on Georges Road around 1750, Deans by the dammed pond on Lawrence Brook. In a house that old we assume balloon-framed stud bays open from sill to attic, block them at the top before anything is blown, and take out old wiring before filling a wall.

Kendall Park was begun in 1957 off Route 27, and it is the township’s suburban core: 6.7% of the stock is from the 1950s and 9.2% from the 1960s. Those are ranches and split-levels. The ranch fails at the top plates, at the bath fan discharging into the attic, and at loose-fill that has settled below the joist tops. The split adds two more: a bedroom over the garage with the joist bays open at the header, and a lower level half below grade against a bare foundation wall with the rim joist open into the garage above it.

12.9% arrived in the 1970s — bi-levels and expanded ranches with R-11 walls and a shallow attic. From there the township changes character. 25.5% went up in the 1980s and 23.9% in the 1990s, the decades when the Turnpike interchange filled the eastern side with warehousing and the rest of the township with subdivisions. Those houses are colonials with two-story foyers, tray and cathedral ceilings, bonus rooms over three-car garages, and the air handler on a plywood platform in the vented attic.

17.4% has been built since 2000, including 8.6% in the 2010s. Newer still, same failure points: unbaffled slopes, ducts outside the thermal envelope, an attic hatch or pull-down stair with nothing on it. The 3,297 attached units in Heathcote, Monmouth Junction and Dayton bring the party wall, which runs up into the attic and is normally open at the top — built to stop fire, not air — and we close it at the attic plate on your side. The 518 mobile homes are a different assembly entirely, belly board and skirting rather than an attic, and each one gets scoped on site.

Full walls, leaking lid: the 1980s and 90s house

Half of South Brunswick is a house of this type, so it is worth being specific. The walls have R-11 to R-13 batts and the attic R-19 to R-30 of blown fiberglass. Neither is what costs you money.

What costs you money is the lid. The top plates over every interior partition are open to the attic. So is the flue chase, the plumbing stack, the wire penetrations and the soffit drop over the kitchen cabinets. The recessed lights in the second-floor ceiling are holes, and the two-story foyer has a dropped soffit that opens into the attic. Bath fans often vent into the attic rather than through the roof. And the air handler and its ducts sit in that attic, outside the insulation, so every leaking seam pumps conditioned air into a space barely warmer than outdoors.

Then the ceilings. Tray and cathedral slopes were framed with 2×10s, filled with batts and no baffle, so the insulation is wind-washed at the eave and the drywall below runs cold. The bonus room over the garage is the room the family stops using in January, because the joist bays under its floor are open at the header and the knee walls beside it have batts with nothing behind them.

The fix is a day of air sealing, duct sealing at the seams and the plenum, baffles in the slopes, the garage ceiling and bonus-room knee walls closed up, the bath fans ducted outside, then the flat brought to R-49. Nobody needs to touch your walls.

We seal before we insulate

Insulation slows heat moving through a surface. It does nothing about air moving through a gap. Add another six inches of loose-fill over an attic with forty open bypasses and a leaking duct trunk, and you have a thicker blanket over the same holes.

In a South Brunswick colonial the sequence is: seal the air handler platform and every duct seam, seal the top plates, the flue chase, the plumbing penetrations and the soffit drops, gasket the recessed lights, duct the bath fans through the roof, baffle the cathedral and tray slopes, close the joist bays under the bonus room and the knee walls beside it, then insulate the flat to R-49 and the garage ceiling. In a Kendall Park ranch the same idea starts at the top plates and the settled loose-fill.

If a quote specifies a depth of insulation and never mentions air sealing, it is half a job.

What insulation costs in South Brunswick

Most of our projects run between $3,500 and $12,500. In a 1990s colonial the number moves with duct footage, the number of bypasses, the area of cathedral and tray slopes to baffle, and whether a bonus room over the garage is in the scope. In a Kendall Park ranch or split it moves with the garage ceiling, the cantilever and the lower-level wall. A townhouse is usually the smallest job on the street: party wall, attic plane, rim joist. Open cell foam runs R-3.9 to R-4.2 per inch. Closed cell runs R-6.9 to R-7.1 per inch and also acts as a vapor retarder, which is why it costs more and why it is right in some assemblies and unnecessary in others. All products are manufactured in the United States and meet applicable building code and safety standards. After air sealing and insulating, homeowners typically save 20% or more on heating and cooling.

Insulation rebates in South Brunswick

South Brunswick is PSE&G for both electric and gas, apart from a small corner served by JCP&L for electricity. For nearly every house here that means one company, one account and one program.

PSE&G Whole Home Energy Solutions pays up to $7,500 in rebates toward air sealing, insulation and the envelope work the assessment calls for, plus interest-free on-bill repayment of up to $25,000 — seven years for projects of $10,000 or less, ten years above that or for income-qualified customers. It begins with a home energy assessment by a BPI-certified contractor participating in PSE&G’s program, and the contractor sets that fee. PSE&G does not publish per-measure amounts, so no honest contractor can promise you a fixed dollar figure per inch.

Separately, PSE&G’s Whole Home Energy Assessment is a free walk-through for any PSE&G residential gas or electric customer in a home of fewer than five units, with small items installed on the spot. In the JCP&L corner, JCP&L Whole Home Energy Solutions runs a published formula — $2,000 for a modeled saving of five percent plus $200 for every point above it, capped at $7,500 and at half the project cost — with its own free assessment for customers who own the home. A house with two companies can go through either program; start with the one that bills your heating fuel.

PSE&G Home Weatherization installs insulation, air sealing and duct sealing at no cost for households between 250% and 400% of the federal poverty level. New Jersey Comfort Partners does the same at or below 250%, $82,500 a year for a family of four in 2026, in buildings of one to fourteen individually metered units; the 1.4% of the township on oil heat is referred to the state’s Office of Weatherization instead. New Jersey’s IRA Home Energy Rebates have not launched — the state says they are in development and not open for applications.

The federal Section 25C tax credit ended for anything placed in service after 31 December 2025. There is no federal insulation credit on a 2026 job, whatever a flyer says. The rest is in our rebate guide.

Code and climate in South Brunswick

Only 33.2% of South Brunswick was standing before 1980, so a smaller share of this township than of its neighbors was built before New Jersey’s first statewide energy subcode of 1 January 1978. The flip side is that the 49.5% built in the 1980s and 90s met an early version of that code and nothing more: adequate walls, an attic that was never sealed. Middlesex County is climate zone 4A; Somerset, over the western line, is 5A.

New Jersey adopted the 2024 IECC on 17 August 2026. For new construction it sets R-49 ceilings — the 2021 edition it replaced called for R-60, and a complete permit application filed under the old code is still accepted until about 16 February 2027 — walls at R-30 in the cavity or R-20 plus R-5 continuous, windows at U-0.30 in the 4A counties, and air leakage of 3.0 air changes per hour at 50 pascals. R-49 is what the state considers right for this climate, and it is what we design to.

An existing house falls under New Jersey’s Rehabilitation Subcode. Insulating an attic does not require bringing the rest of the house to code and does not require a blower-door test. Blown-in or batt insulation against the interior finish is ordinary maintenance with no permit; spray foam and other foam plastic insulation need a permit, which we pull as part of the job.

Almost certainly not. A house built in that decade already has batts in the walls, and drilling a cavity that is already filled adds very little for a great deal of money. The money in these houses is in the attic and the ducts: the bypasses at the top plates and chases, the leaking duct seams above the insulation, the unbaffled cathedral slopes, the bonus-room floor.
