Insulation Contractors in Metuchen, NJ

14.8% of Metuchen’s 5,621 housing units predate 1940 — the largest pre-war share of any Middlesex town we cover, and more than four times Monroe Township’s. The borough grew around the Main Street railroad station after the line reached New Brunswick in 1836, incorporated in 1900, and it still has the village core to show for it. Add 32.6% from the 1940s and 50s and 24.4% from the 1960s and 70s, and 71.9% of the borough predates New Jersey’s first statewide energy subcode of 1 January 1978.

65.2% of units are detached houses, 12.2% attached, and 74.6% of occupied units are owner-occupied. 16.8% of the borough has been built since 2000, and 9.9% of it in the 2010s alone — the transit-village building near the station, which is also why 413 units, 7.3% of the stock, sit in buildings of fifty or more. Gas heats 82.5% of homes, electricity 11.4% and oil 3.8%, a larger oil share than most of the Middlesex towns we cover.

That mix gives us three different jobs in a borough of 2.85 square miles: an old village house with balloon-framed walls and a finished third floor, a post-war cape or ranch on the streets that filled in after 1945, and a new apartment building whose envelope belongs to its owner and not to a resident.

The houses we insulate in Metuchen

The pre-1940 houses near Main Street and the station are the ones people call about first, usually because the second floor is cold and the first floor is not. In a house of that age we expect balloon-framed walls with stud bays open from the sill to the attic, plaster and lath on the inside, and knob-and-tube wiring until an electrician confirms otherwise. The wiring comes out before anything goes into a wall. The first fix is almost never the walls: it is blocking the tops and bottoms of those stud bays, sealing the chases around the chimney and the plumbing stack, and dealing with the attic floor or, more often, the finished rooms up there.

32.6% of the borough is 1940s and 50s work, the streets that filled in around the old village after the war, including Jefferson Park and Robinvale. Those are capes and small ranches, and the cape fails at the knee wall: insulation on the room side, nothing behind it, and floor joists running out under it to the eave so cold air moves under the bedroom floor. The slopes above have no baffles, the flat attic is shallow, and any dormer adds two more open pockets.

The 24.4% built in the 1960s and 70s are ranches and splits with attics that were insulated once. Loose-fill has settled below its rated depth, the eaves are unbaffled, the top plates and the chase behind the upstairs bath were never sealed, and there is usually a bedroom or den over the garage on open joist bays. In a split, the band joist over the lower level leaks the whole length of the house.

3.8% of Metuchen still heats with oil, one of the higher shares on our Middlesex list. That matters twice over: oil heat costs more per unit of heat delivered than gas, so the same air sealing scope pays back faster, and Comfort Partners refers oil-heated homes to the state weatherization office rather than doing the work itself.

Walk-up attics and finished third floors

The village houses have a room problem the newer ones do not. A full walk-up attic in a house of that era was usually finished at some point into a bedroom, an office or a playroom, which removes the flat attic plane we would normally insulate and replaces it with a small room wrapped in cold triangles.

What is up there: knee walls a few feet high with batts stapled to the room side and nothing behind them, floor joists running under those knee walls to the eaves, roof slopes framed with shallow rafters and no ventilation channel, a flat ceiling over the middle, and dormer cheeks nobody has opened. Every one of those surfaces is part of the thermal boundary now, and in most of these houses only one of them has anything in it.

The work is to draw a continuous boundary around the finished space: air barrier on the back of each knee wall, blocking in the joist bays at the eave line, baffles and insulation in the slopes, the flat ceiling above, and the dormer cheeks and their headers. Where the rafters are too shallow to hold enough fiber, closed cell foam earns its price because it gets more R-value into the same depth. That is the one assembly in Metuchen where we regularly specify it.

The honest note in this borough concerns the new buildings near the station. The apartments and condominiums in the 7.3% of units in buildings of fifty or more were built to recent codes, have no attic over any one unit, and their walls and roofs belong to the building. There is no useful insulation contract for a single resident there, and we say so on the phone rather than after a visit.

We seal before we insulate

Insulation slows heat moving through a surface. It does nothing about air moving through a gap. In a balloon-framed village house the air moves from the cellar to the roof inside the walls, and a foot of new cellulose on the attic floor does not touch that path.

In an old Metuchen house the order is: block the stud bays at the top and bottom, seal the chimney and plumbing chases, seal the top plates where they are reachable, then treat the attic floor or the finished third floor as a boundary. In a cape it starts at the eave line under the knee walls. In a 1960s ranch it starts at the top plates, the bath fan and the soffit above the kitchen cabinets, then the garage ceiling and the band joist.

If a quote specifies a depth of insulation and never mentions air sealing, it is half a job.

What insulation costs in Metuchen

Open cell foam runs R-3.9 to R-4.2 per inch. Closed cell runs R-6.9 to R-7.1 per inch and also acts as a vapor retarder, which is why it costs more and why it is right in some assemblies and unnecessary in others. All products are manufactured in the United States and meet applicable building code and safety standards. After air sealing and insulating, homeowners typically save 20% or more on heating and cooling.

Insulation rebates in Metuchen

Metuchen is one of the Middlesex towns where the two bills come from two companies: Elizabethtown Gas for gas and PSE&G for electric. Since 82.5% of the borough heats with gas, most homeowners should start with Elizabethtown Gas, the utility that bills the fuel the work is meant to save, and confirm with PSE&G. The gas program requires an active gas account and gas heat.

Elizabethtown Gas Whole Home Energy Solutions pays up to $7,500 in rebates, built as $2,000 for a modeled saving of five percent plus $200 for every percentage point above that, and never more than half the project cost, with 0% on-bill repayment of $2,500 to $25,000 — up to 7 years for a project of $10,000 or less, up to 10 years above that or for income-qualified customers. It is open to single-family homes, townhomes, condominiums and buildings under four units. Elizabethtown Gas also offers a free Whole Home Energy Assessment, a walk-through separate from the paid assessment a project starts with.

If the house is heated electrically, PSE&G Whole Home Energy Solutions covers the same ground: up to $7,500 in rebates plus 0% on-bill repayment of up to $25,000, starting with an assessment by a BPI-certified contractor participating in PSE&G’s program, who sets the fee. PSE&G’s own Whole Home Energy Assessment walk-through is free for its residential customers in buildings of fewer than five units.

For income-qualified households the work costs nothing. Elizabethtown Gas Home Weatherization covers up to $14,000 in upgrades and $2,500 in health and safety repairs for households between 250% and 400% of the federal poverty guidelines, and PSE&G Home Weatherization does the same in that band on the electric side. New Jersey Comfort Partners covers households at or below 250%, $82,500 a year for a family of four, and refers oil-heated homes to the state weatherization office.

The New Jersey IRA Home Energy Rebates have not launched — the state’s page says the programs are in development and not open for applications. Code and climate in Metuchen

71.9% of Metuchen was built before the 1 January 1978 energy subcode, and the 14.8% that predates 1940 was built before anyone was measuring at all. Middlesex County is climate zone 4A, and so is Edison, the township that surrounds the borough on every side, so nothing changes at the line.

New Jersey adopted the 2024 IECC on 17 August 2026. New construction gets R-49 ceilings — the 2021 edition it replaced called for R-60 — walls at R-30 cavity or R-20 plus R-5 continuous, windows at U-0.30 in a 4A county, and air leakage of 3.0 air changes per hour at 50 pascals. A complete permit application filed under the 2021 code is still accepted until about 16 February 2027.

None of that applies to a house already standing. New Jersey’s Rehabilitation Subcode governs existing homes: insulating an attic does not require bringing the rest of the house to code and does not require a blower-door test. Blown-in or batt insulation installed against the interior finish is ordinary maintenance with no permit; spray foam and other foam plastic insulation need a permit, which we pull as part of the job. R-49 is the number the state considers right for this climate, and it is what we design to.

Around the room, not above it. Once that space is heated, the boundary is the knee walls, the joist bays running under them to the eave, the roof slopes, the flat ceiling and the dormer cheeks. Each gets an air barrier and insulation, and where rafters are too shallow to hold enough fiber we use closed cell foam to get the R-value into the depth available. Insulating only that room’s floor, which is what we usually find, leaves the room itself outside the boundary and cold.
