Insulation Contractors in Ewing, NJ

31.9% of Ewing’s 14,804 housing units were built in the 1940s and 50s, and 23.1% in the 1950s alone. That is the single biggest thing to know about insulating a house here: the township filled up while the Inland Fisher Guide plant was running and the Naval Air Warfare Center was opening, and what it built for those workers was capes and small ranches on quarter-acre lots.

The median Ewing unit dates from 1963 and 72.8% of the township predates New Jersey’s first statewide energy subcode of 1 January 1978. 59.8% of units are detached houses, 67.3% of occupied units are owner-occupied, and 74.2% heat with gas. 7.4% still burn oil, the highest oil share of the Mercer towns we cover apart from Hopewell Township, and that changes the arithmetic on a job.

Then there is a second, much newer Ewing: 8.0% of the housing stock went up between 2010 and 2019, most of it after the jet-engine base closed in 1997 and the plant came down in 1998 and their land was put back into use. Those two Ewings need opposite things from us.

The houses we insulate in Ewing

12.8% of the stock predates 1940 and sits in the old hamlets and along the Trenton line, where the township is distinctly urban rather than suburban: Ewingville, once Cross Keys; West Trenton, once Birmingham; Wilburtha, once Greensburg. Frame houses of that age are balloon framed until proven otherwise, with stud cavities running from the cellar sill to the attic and nothing blocking them at the top plate. Blowing a wall like that without fire blocking first pushes material into the attic and leaves the chimney effect intact. Knob-and-tube wiring comes out before anything goes into a cavity. Where walls are masonry with no cavity, the work is the garret floor, the cellar and the rim instead.

The 31.9% from the 1940s and 50s is the heart of it. The cape in these streets has a knee wall on each side of the upstairs bedrooms: batts stapled to the room face, nothing on the attic side, and floor joists running out under the knee wall into an eave that is open to the weather. Wind moves under the bedroom floor all winter no matter how deep the batts are. The slopes above are 2×6 rafters with no baffle, the flat attic over them is shallow, and the dormer cheeks leak into the same triangular space. The small ranches of the same years fail differently — one long attic plane over settled loose-fill, top plates never sealed, a bath fan blowing into the insulation.

The 28.1% from the 1960s and 70s is the split-level and the bigger ranch, and it built out the named subdivisions: Braeburn Heights, Hickory Hill Estates, Hillwood Manor, Sherbrooke Manor, Wynnewood Manor, Whitewood Estates, Hampton Hills, Heath Manor and Shabakunk Hills among them. The split brings the assemblies we spend the most time on: a bedroom or den over the garage with the joist bays open along the header, a cantilevered bay with nothing but subfloor between the floor and outdoor air, a mid-level roof that dead-ends into an upper wall, and three separate attic planes at three different heights instead of one.

The 11.1% from the 1980s and 90s is the colonial with R-11 to R-13 walls and an attic blown once to R-19 or R-30. The 16.1% built since 2000, including that 8.0% from the 2010s, is mostly attached and multi-unit: 7.2% of the township is attached housing and 4.5% is in two-unit buildings. In a post-2000 house the walls are already full and nobody should be selling you blown-in walls. What fails is the party wall running uncapped into a shared attic, the ducts and air handler sitting in a vented attic outside the insulation, unbaffled tray and cathedral slopes, and bath fans terminating under the roof deck.

The college, the rentals and who can say yes

Ewing has a lower owner-occupancy share than most of Mercer County at 67.3%, and the reason is visible from the road. 11.6% of its housing is in buildings of twenty units or more and another 10.7% is in buildings of ten to nineteen, much of it apartment blocks built around The College of New Jersey and the state offices — State Police headquarters, the Department of Transportation, the psychiatric hospital and the airport all sit inside the township.

A garden-apartment block is not a job an individual can order. The envelope belongs to the owner of the whole property, the heat is often central or through-wall, and there is no attic hatch that belongs to any one tenant. If you rent an apartment in one of those, insulation is your landlord’s decision and we will say so on the phone rather than after a drive out.

Where we do work in the rental side of Ewing is the small stuff an owner actually controls: a house near campus split into two units, one of the 671 units in two-unit buildings, a duplex half, a single house rented out by the family that used to live in it. Those get scoped as one building, because the stair chase and the floor cavity between the units carry air through both apartments and sealing one apartment’s ceiling does nothing about the other. Landlords ask the same question every time: whether it is worth doing when the tenant pays the heat. The answer is usually the attic plane and the basement, which cut complaint calls and freeze-ups and are cheap next to the walls.

We seal before we insulate

Insulation slows heat moving through a surface. It does nothing about air moving through a gap. Fill a cape’s knee-wall attic with batts and leave the joist bays open at the eave, and the bedroom floor stays exactly as cold as it was.

In an Ewing cape the order is fixed: block the floor joist bays at the eave line so outdoor air stops running under the bedroom, put a real air barrier on the back of the knee wall, seal the top plates, the plumbing and flue chases and the recessed cans, baffle the slopes so they can be filled without choking the eave vent, then insulate the knee walls, slopes and flat. The rim joist in the cellar comes after that. In a split we start at the garage ceiling and the cantilever, then take the three attic planes one at a time.

If a quote specifies a depth of insulation and never mentions air sealing, it is half a job.

What insulation costs in Ewing

Most of our projects run between $3,500 and $12,500. In an Ewing cape the number moves with the feet of knee wall and eave that need blocking and whether the slopes get filled; in a split it moves with the number of separate attic planes, the garage ceiling and the cantilever; in a two-unit house it is priced as one building. Oil-heated houses tend to justify a deeper scope, because the fuel costs more per unit of heat than the gas that serves 74.2% of the township.

Open cell foam runs R-3.9 to R-4.2 per inch. Closed cell runs R-6.9 to R-7.1 per inch and also acts as a vapor retarder, which is why it costs more and why it is right in some assemblies and unnecessary in others. All products are manufactured in the United States and meet applicable building code and safety standards. After air sealing and insulating, homeowners typically save 20% or more on heating and cooling.

Insulation rebates in Ewing

Ewing is PSE&G territory for both electric and gas, so one utility runs both sides of the rebate conversation.

PSE&G Whole Home Energy Solutions offers up to $7,500 in rebates toward air sealing, insulation and related work, plus 0% on-bill repayment of up to $25,000 — seven years for projects of $10,000 or less, ten years above that or for income-qualified customers. It begins with a home energy assessment by a BPI-certified contractor participating in PSE&G’s program, and the contractor sets that assessment fee. PSE&G does not publish per-measure rebate amounts. Every project must include air sealing plus whatever envelope work the assessment calls for.

Separately, PSE&G’s Whole Home Energy Assessment is free — a walk-through with small items installed on the spot, once a year, for any PSE&G residential customer in a building of fewer than five units. PSE&G Home Weatherization installs insulation, air sealing and duct sealing at no cost for households between 250% and 400% of the federal poverty level, or in a low- or moderate-income census tract, or enrolled in NJ SHARES. New Jersey Comfort Partners does the same for households at or below 250% of the federal poverty guidelines, $82,500 a year for a family of four. Comfort Partners refers homes heated with oil, propane or kerosene to the state’s weatherization office instead, which is worth knowing in a township where 7.4% of homes still burn oil.

The New Jersey IRA Home Energy Rebates have not launched. The state’s page says the programs are in development and not open for applications. The federal Section 25C tax credit ended for anything placed in service after 31 December 2025, so there is no federal insulation credit on a 2026 job, whatever a flyer may still claim. Code and climate in Ewing

72.8% of Ewing went up before New Jersey’s first statewide energy subcode of 1 January 1978, and the 1950s houses that make up the largest part of the township were built with no insulation requirement at all. Mercer County is climate zone 4A, a designation it moved into with the 2021 code edition; the counties upriver are 5A.

New Jersey adopted the 2024 IECC on 17 August 2026. For new construction it sets R-49 ceilings — the 2021 edition it replaced called for R-60 — walls at R-30 cavity or R-20 plus R-5 continuous, windows at U-0.30 in a 4A county, and air leakage of 3.0 air changes per hour at 50 pascals. A complete permit application filed under the old code is still accepted until about 16 February 2027.

An existing house falls under New Jersey’s Rehabilitation Subcode. Insulating an attic does not require bringing the rest of the house to code and does not require a blower-door test. Blown-in or batt insulation against the interior finish is ordinary maintenance with no permit; spray foam and other foam plastic insulation need a permit, which we pull as part of the job. R-49 is the number the state considers right for this climate, and it is what we design to.

Our Ewing house still runs on oil. Should we insulate before we switch fuels?

Insulate first. 7.4% of Ewing still heats with oil, and every gallon you are not burning is worth more than the equivalent therm of gas, so the payback on air sealing and attic work is faster in an oil house than in a gas one. Doing the envelope first also shrinks the heating system you need if you do convert later, which keeps the equipment cost down. One thing to know: Comfort Partners refers oil-heated homes to the state weatherization office rather than covering them itself.
