Insulation Contractors in Hamilton Township, NJ

Hamilton Township built its housing in two waves of almost exactly the same size. 30.7% of its 37,027 units date from the 1940s and 50s and 30.8% from the 1960s and 70s. Add the 14.2% that predates 1940 and 75.8% of the township was standing before New Jersey’s first statewide energy subcode of 1 January 1978 — the highest pre-code share of any Mercer County town we cover.

The median Hamilton home dates from 1963. 64.3% of units are detached houses, 71.8% of occupied units are owner-occupied, and gas heats 74.7% of them, with 17.3% on electricity and 5.2% still on oil. Those are owners who can say yes to a job without asking a board, which is the market we work in.

The largest suburb of Trenton, Hamilton has no single downtown. Groveville, Hamilton Square, Mercerville, White Horse and Yardville each act as their own center, and the housing around each was built in a different decade. Where you are in the township decides what fails in your house.

The houses we insulate in Hamilton Township

The oldest 14.2% sits at the Trenton end, in streets that grew out of the city rather than the farmland: East Trenton Heights, Broad Street Park, White City, Trenton Gardens, Deutzville and Bromley. Hamilton lost Chambersburg to Trenton in 1888 and Wilbur in 1898, and the housing left on that border is the same stock — narrow lots, two and two-and-a-half stories, frame over a stone cellar. We assume balloon framing and knob-and-tube wiring until we see otherwise. In a balloon-framed house the stud cavity runs from cellar to attic with nothing blocking it, so the first move is fire blocking at the top plate, not insulation, and the old wiring comes out before anything goes into a wall.

The 30.7% built in the 1940s and 50s is the cape and the early ranch, the housing that took the postwar overflow from the capital. A cape fails at the knee wall every time: a short stud wall with batts on the room side and nothing on the back, facing a triangular attic open to the eaves, with the bedroom floor joists running out under it into open air. The slopes are unbaffled and the dormer cheeks belong to the same air path. When an owner tells us the upstairs bedrooms never match the thermostat in February, that is the knee wall talking, not the furnace.

The 30.8% from the 1960s and 70s is the long low ranch and the split-level, and it fills Mercerville, Hamilton Square, Yardville, Yardville Heights, Golden Crest, The Orchards and Quaker Gardens. These houses were insulated when they were built, which is the trap: an owner sees fiberglass up there and assumes the attic is done. What is up there is settled loose-fill, wind-washed at the eaves where there is no baffle, laid over unsealed top plates, an open plumbing chase, a flue with no collar and recessed cans that vent room air into the attic. The split adds a bedroom over the garage with joist bays open along the header, and a cantilevered bay that is subfloor over outdoor air.

The 15.4% from the 1980s and 90s is the two-story colonial with R-11 to R-13 walls and an attic blown to R-19 or R-30 and never touched since. Alongside it, 10.2% of the township — 3,771 units — is attached housing, where the party wall is usually an uncapped cavity running straight up into a shared attic and the end unit takes weather on three sides. 7.8% is in two- to four-unit buildings, most of it near the Trenton line, and we scope those as one building because the stair chase and the floor cavity run through both apartments.

Active-adult communities and the attic nobody walks

Since the mid-2000s, most of what Hamilton has added has been built for people leaving a bigger house. Retirement communities and assisted-living buildings have outpaced conventional subdivisions here, partly because the planning board has been reluctant to approve housing that would grow the school population, and much of it went up on the land beside Robert Wood Johnson University Hospital, Hamilton. That is a large share of the 8.9% built since 2000.

The active-adult ranch is a specific building with specific failures. It sits on a slab or a shallow crawl space, so there is no cellar to work from and the slab edge is often the coldest line in the house. The attic is a shallow trussed space with a pull-down stair and no walking boards, which means nobody has been up there since the builder’s insulator. In many of them the air handler and supply ducts sit in that attic, outside the insulation, so duct leakage heats the truss space in January while the far bedroom never comes to temperature.

The work in one of these is rarely more depth on top of what is there. It is sealing the top plates and the hatch, sealing and insulating the ducts, closing the plumbing chases, venting the bath fans outside, and then bringing the flat up to depth. If the roof and the attic belong to a homeowners’ association rather than to you, the association decides, and we will say so on the phone rather than after a visit.

We seal before we insulate

Insulation slows heat moving through a surface. It does nothing about air moving through a gap. Blow a foot of cellulose over an unsealed attic floor and you have an unsealed floor with cellulose on it.

In a Mercerville ranch the sequence runs: seal the top plates all the way around, cap the plumbing and flue chases with the right material at the flue, seal or replace the recessed cans, duct the bath fans outside, weatherstrip the attic hatch, baffle the eaves, then blow the flat to depth. Then the rim joist, then the garage ceiling if a room sits over it. In a cape the order changes: block the joist bays at the eave line first, air barrier on the back of the knee wall, baffle the slopes, then insulate.

If a quote specifies a depth of insulation and never mentions air sealing, it is half a job.

What insulation costs in Hamilton Township

Most of our projects run between $3,500 and $12,500. In a Hamilton ranch the number moves with attic square footage, the count of cans and chases to seal, and whether the ducts and air handler are in the attic; a long 1960s ranch has more ceiling area than a two-story colonial of the same living space, so it prices higher for the same depth. Insulation rebates in Hamilton Township

Hamilton Township is PSE&G territory for both electric and gas. With one utility billing both fuels, the rebate path is simple here: everything runs through PSE&G.

PSE&G Whole Home Energy Solutions offers up to $7,500 in rebates toward air sealing, insulation and related work, plus 0% on-bill repayment of up to $25,000 — seven years for projects of $10,000 or less, ten years above that or for income-qualified customers. It starts with a home energy assessment by a BPI-certified contractor participating in PSE&G’s program, and the contractor sets the fee for that assessment. PSE&G does not publish per-measure amounts, so “up to $7,500” is as precise as anyone can plainly be. Every project must include air sealing plus the envelope work the assessment calls for.

Separate from that, PSE&G’s Whole Home Energy Assessment is free — a walk-through with small items installed on the spot, for any PSE&G residential customer in a building of fewer than five units. PSE&G Home Weatherization installs insulation, air sealing and duct sealing at no cost for households between 250% and 400% of the federal poverty level, or in a low- or moderate-income census tract, or enrolled in NJ SHARES. New Jersey Comfort Partners does the same for households at or below 250% of the federal poverty guidelines, $82,500 a year for a family of four; homes heated with oil, propane or kerosene are referred to the state’s weatherization office instead, which matters to the 5.2% of Hamilton still on oil.

The New Jersey IRA Home Energy Rebates have not launched. The state’s own page says the programs are in development and not open for applications, so they are not available. The federal Section 25C tax credit ended for anything placed in service after 31 December 2025, and there is no federal insulation credit on a 2026 job — if a contractor is still advertising one, that tells you something. Code and climate in Hamilton Township

75.8% of Hamilton went up before New Jersey’s first statewide energy subcode of 1 January 1978, so three houses in four here were built with no insulation requirement at all. Mercer County is climate zone 4A, which it moved into in the 2021 code edition; the counties north of it along the Delaware are 5A.

New Jersey adopted the 2024 IECC on 17 August 2026. For new construction it sets R-49 ceilings — the 2021 edition it replaced called for R-60 — walls at R-30 cavity or R-20 plus R-5 continuous, windows at U-0.30 for a 4A county, and air leakage of 3.0 air changes per hour at 50 pascals. A complete permit application filed under the old code is still accepted for six months, until about 16 February 2027.

A house already standing falls under New Jersey’s Rehabilitation Subcode. Insulating an attic does not require bringing the rest of the house to code and does not require a blower-door test. Blown-in or batt insulation against the interior finish is ordinary maintenance with no permit; spray foam and other foam plastic insulation need a permit, which we pull as part of the job. R-49 is the number the state considers right for this climate, and it is what we design to.

Our house is on a slab with no basement. Where does the heat go?

Out the attic and the slab edge, mostly. A slab-on-grade ranch has no rim joist and no cellar, so the air-sealing job happens overhead: top plates, the attic hatch, the plumbing and flue chases, the recessed lights and the bath fan ducts. The slab perimeter is the other loss, and if ducts run in or under the slab we look at those before anyone talks about adding depth upstairs. It is a smaller scope than a two-story house and usually pays back faster.
