Insulation Contractors in Fair Lawn, NJ

More than half of Fair Lawn went up in twenty years. 55.6% of the borough’s 12,392 housing units were built in the 1940s and 50s — 21.1% in the 1940s and 34.5% in the 1950s alone — and the median unit dates from 1953. 87.4% of the stock was standing before 1980, nearly all of it before New Jersey’s first statewide energy subcode of 1 January 1978.

17.3% is older than 1940: the Victorian houses along Berdan Avenue and the farm roads that became Fair Lawn Avenue, Lincoln Avenue and Prospect Street. The 1960s and 70s added 14.5%, the 1980s and 90s 6.4%, and 6.3% has been built since 2000. 75.4% of units are detached and 4.6% attached; two-unit buildings are 5.9% of the stock and three- to four-unit buildings 3.4%, so 9.3% of Fair Lawn housing sits in a two- to four-family building. Only 3.8% of units are in buildings of 20 or more, and 79.3% of occupied homes are owner-occupied. Gas heats 81.9%, electricity 7.2%, oil 4.8% and bottled gas 4.2%.

What that adds up to is a cape-and-ranch borough with a 1929 planned community in the middle of it and a belt of two-family capes on its Paterson side. The knee wall is the assembly that fails most often here, and in the two-family capes it fails on two households at once.

Fair Lawn was incorporated as a borough in 1924 out of Saddle River Township, and rapid suburban development came in three sections: Memorial Park around River Road and Fair Lawn Avenue, Columbus Heights at Lincoln Avenue and Wagaraw Road, and Warren Point east of the railroad and south of Broadway, where a post office, a railroad station and a trolley to the Hudson River got the building going. The 17.3% built before 1940 is that first wave plus the farm era before it: eighty houses stood by 1861, and Victorians went up along Berdan Avenue near the five Berdan family farms. Those houses are balloon-framed with stud bays open from the sill to the attic, plaster and lath inside, plank boards over the attic joists and a stone or early block foundation with a sill nobody has touched. Knob-and-tube turns up often enough in that cohort that we look for it before quoting a single wall.

Then the 55.6%. The post-war borough is capes, ranches, split-levels and small colonials, and the cape is the house that defines the work here. Its weak point is the knee wall: batts on the room side with no air barrier behind them, and floor joists running under that wall out to an eave open to the outdoors, so winter air moves under the bedroom floor. The slopes are 2×6 rafters with no baffle, the flat attic above them is shallow, and the dormer cheeks sit on the same air path. The ranch fails differently, across one long low attic where the loose-fill has settled to half the depth it was blown at and every top plate, wire and pipe penetration is open. Lyncrest, and the streets locals call Rivercrest in the River Dip beside Memorial Park, is split-level and Cape Cod housing, and the split adds a bedroom over the garage with open joist bays under the floor.

Hendersonville, the Riverside East neighborhood running down Henderson Boulevard and curving around to 11th Street, is where the 725 two-unit buildings concentrate: two-family Cape Cods, each built with two doors on the front so that each family had its own entrance, a blueprint abandoned shortly after it was built in favor of one door and two entrances. Whichever door arrangement a house has, the building science is the same and harder than a single cape. The upstairs apartment lives inside the roof, so the knee walls and the slopes are somebody’s bedroom walls and ceiling rather than a crawl space nobody visits. There are two heating systems, two thermostats and one shared floor cavity between the units, and if only the downstairs owner buys insulation, the tenant upstairs pays for the half that got skipped. We scope those as one building.

The 1960s and 70s, 14.5%, are the later splits and bi-levels and the garden apartments; 4.9% of units sit in buildings of five to nine. The 1980s and 90s, 6.4%, are code-minimum colonials with R-19 to R-30 in the attic, a leaking rim joist, recessed cans in the top-floor ceiling and an air handler on the wrong side of the insulation. The 6.3% built since 2000 is different again: the McBride Industrial District has been turning over from Nabisco, Kodak and Maxell to residential and commercial buildings, and in Memorial Park two-family rentals have come down for new single-family houses. Those walls are already full. What they need is duct sealing, attic air sealing and baffled slopes, and anyone selling blown-in walls on a house built in 2015 is selling the wrong thing.

The old stone houses are the exception to all of it: the Naugle House of the 1750s and the Jacob Vanderbeck Jr. House of 1754 at Dunkerhook by the Saddle River, the Peter Garretson and G.V.H. Berdan houses on River Road. Mortared stone has no cavity to fill and we will not drill it; the work is the garret, the attic floor, the cellar and the rim, and any later frame wing. Along the Passaic River, and down in the dip beside Memorial Park, a lower level that has taken water gets the flood treatment instead: seal and insulate the first-floor deck, and no closed-cell foam on a wall that gets wet.

Radburn and the 1929 house

Radburn was founded in 1929 as “a town for the motor age” and is one of the first planned communities in the United States. For an insulation crew that means two things. The first is the date: a 1929 house was built with no insulation requirement of any kind, so whatever is in the walls now is whatever a later owner added, usually nothing. Expect open stud bays behind plaster, a planked attic floor over the joists, an attic stair or hatch that leaks like an open window, and a rim joist that has never been sealed.

The second is the district. The irregular street pattern between Radburn Road and the Erie Rail Road tracks is on the National Register, and Radburn station is listed as well. In a listed district the outside of the house is not ours to rearrange. We do not lift siding or drill a pattern of holes into a facade there; the walls get filled from inside and the plaster gets patched, or they do not get filled at all and the budget goes to the attic, the slopes and the basement, where most of the loss is anyway. Radrock Estates, built about 1940 around Well Drive and Split Rock Road with a private park inside the block, is the same vintage with fewer constraints.

We seal before we insulate

Insulation slows heat moving through a surface. It does nothing about air moving through a gap. Pack a Fair Lawn cape’s knee-wall attic with batts and leave the joist bays open at the eave, and the bedroom floor is exactly as cold as it was before.

In a Fair Lawn cape the sequence is: block the joist bays under the knee wall at the eave line, put an air barrier on the attic side of the knee wall, seal the top plates, the plumbing and flue chases, the bath fan and the recessed lights, baffle the slopes so they can be filled without choking the eave, then insulate the knee walls, the slopes and the flat attic, and finish with the rim joist in the basement. In a two-family that list runs twice, plus the floor cavity and the stair chase between the units. In a pre-1940 house on Berdan Avenue it starts higher: the open stud tops get blocked from the attic before anything is blown.

If a quote specifies a depth of insulation and never mentions air sealing, it is half a job.

What insulation costs in Fair Lawn

Most of our projects run between $3,500 and $12,500. In a Fair Lawn cape the number moves with the feet of knee wall and eave that need blocking, whether the slopes get filled, and how many dormers interrupt them. In a two-family it moves with the unit count, because two apartments mean two ceiling planes and two sets of penetrations. Open cell foam runs R-3.9 to R-4.2 per inch. Closed cell runs R-6.9 to R-7.1 per inch and also acts as a vapor retarder, which is why it costs more and why it is right in some assemblies and unnecessary in others. All products are manufactured in the United States and meet applicable building code and safety standards. After air sealing and insulating, homeowners typically save 20% or more on heating and cooling.

Insulation rebates in Fair Lawn

Fair Lawn is PSE&G territory for electric and for gas, so one utility runs both meters and one program covers the work. 81.9% of the borough heats with gas, which is the bill the savings land on.

PSE&G Whole Home Energy Solutions pays up to $7,500 in rebates toward air sealing, insulation and the rest of the envelope work an assessment calls for, and adds 0% on-bill repayment of up to $25,000 — over 7 years for projects of $10,000 or less, 10 years above that or for income-qualified customers. It starts with a home energy assessment by a BPI-certified contractor participating in PSE&G’s program, and that contractor sets the fee for the assessment. PSE&G does not publish what each measure pays, so “up to $7,500” is the honest ceiling. The program is written for one- to four-unit homes the owner lives in, which covers the two-family capes as well as the single houses.

Separately, PSE&G’s Whole Home Energy Assessment is free to any PSE&G residential gas or electric customer in a building of fewer than five units. It is the lighter walk-through, not the audit that opens the rebate: LEDs, a smart thermostat, aerators and attic-hatch insulation on the spot. PSE&G Home Weatherization installs insulation, air sealing and duct sealing at no cost for households between 250% and 400% of the federal poverty level, and New Jersey Comfort Partners does the same at or below 250%, which in 2026 is $82,500 a year for a family of four. Comfort Partners refers homes heated with oil, propane or kerosene to the state’s Office of Weatherization instead, which takes in the 4.8% of Fair Lawn on oil and the 4.2% on bottled gas.

New Jersey’s IRA Home Energy Rebates have not launched. The state’s own page says the programs are in development and not open for applications, so there is nothing to apply for. The federal Section 25C tax credit ended for anything placed in service after 31 December 2025; a 2026 job earns no federal insulation credit, whatever a flyer says. Code and climate in Fair Lawn

87.4% of Fair Lawn was standing before 1980, and almost all of that before New Jersey’s first statewide energy subcode of 1 January 1978. The 1953 cape at the middle of the stock and the 1929 Radburn house were built to the same energy standard, which is to say none. Bergen County sits in climate zone 5A, the colder of New Jersey’s two zones.

New Jersey adopted the 2024 IECC on 17 August 2026. For new construction it sets R-49 ceilings — the 2021 edition it replaced called for R-60 — walls at R-30 cavity or R-20 plus R-5 continuous, windows at U-0.28, and air leakage of 3.0 air changes per hour at 50 pascals. A complete permit application filed under the old code is still accepted for six months, until about 16 February 2027. R-49 is the number the state considers right for this climate and it is what we design an attic to, new house or old.

An existing house falls under New Jersey’s Rehabilitation Subcode. Insulating an attic or dense-packing a wall does not require bringing the rest of the house up to current code and does not require a blower-door test. Blown-in or batt insulation installed against the interior finish is ordinary maintenance and needs no permit; spray foam and other foam plastic insulation do need a permit, which we pull as part of the job.

The practical point is that it should be done as one project. The knee walls, slopes and eaves of the upstairs apartment and the floor cavity between the units are a single air path, and insulating only the owner’s half leaves the building leaking through the half that was skipped.
