Insulation Contractors in Harrison Township, NJ

78.5% of Harrison Township’s 4,330 housing units have gone up since 1980, and 45.2% of them since 2000 alone. The median unit here dates from 1998, nineteen years newer than Gloucester County as a whole. 91.2% of units are detached houses and 92.4% of occupied homes are owner-occupied, the highest owner share in the county towns we cover.

That shape decides what an honest insulation quote looks like in Mullica Hill and Richwood. In a house built in 1998 or 2004 the walls already have insulation in them, put there when the framing was open, and nobody improves on that by drilling holes. The losses are elsewhere: the attic, the ductwork running through it, the floor of the bonus room over the garage, and every top plate and chase nobody sealed before the batts went down.

The other 21.5% is a different township: the 206 units that predate 1940 in the old village, a thin 3.3% from the 1940s and 50s, and 13.5% from the 1960s and 70s along the county roads. Those get the traditional treatment.

Harrison Township was set off as Spicer Township in 1844 and renamed the next year, with Mullica Hill its historical center. It went from 8,788 people in 2000 to 12,417 in 2010 and 13,641 in 2020, and the housing followed: 23.8% of the stock was built in the 1990s, 32.3% in the 2000s and 12.6% in the 2010s. Gas heats 83.9% of occupied homes, oil 6.8% and electricity 6.1%.

The oldest layer is the village. The 206 units built before 1940 sit in and around Mullica Hill along the U.S. Route 322 corridor, and they behave like every South Jersey village house of their age: balloon-framed side walls open from sill to attic, knob-and-tube somewhere in the run, an attic floor with nothing on it and a later wing dropped onto a shallow crawl space. We settle the wiring first, then air-seal and insulate the attic floor, block the balloon bays top and bottom, and deal with the crawl under the wing. Walls in a house like this are the last decision, not the first.

The 3.3% from the 1940s and 50s is only 143 units, so the classic post-war cape barely exists here. The 13.5% from the 1960s and 70s does: ranches and split-levels on older lots off Route 45 and the county roads, insulated once with loose-fill that has settled below the joist tops, with wind-washed eaves, unsealed chases and a bedroom over the garage on open joist bays. Out toward Ewan and the vineyard country, the 6.8% of the township still burning oil is mostly in these older houses, and oil makes every one of those leaks cost more per season than the same leak on gas.

Everything else is the subdivision colonial. Two stories, a two-car or three-car garage, a bonus room or two-story foyer, a vented attic with a pull-down stair, and R-11 to R-13 walls in the older ones with better numbers as the code moved. The framed cavity was filled at construction. What was never done is the air barrier, and that is the job here.

Ducts in a Richwood attic: the job in a house whose walls are full

Walk a 1998 or 2004 Harrison Township attic and the list repeats house to house. The batts or blown fill stop short at the perimeter and were laid straight over open top plates, so the exterior wall cavities breathe into the attic. The dropped soffit above the kitchen cabinets is a hole the size of a countertop. The pull-down stair is a bare plywood door with a gap around it. The recessed cans leak, the bath fans blow into the attic, and the flue chase is open framing.

Then the mechanicals. In many of these houses the air handler for the second-floor system sits on a platform in the vented attic with its ductwork run through the same cold space, outside the insulated envelope. Leaky duct joints there heat the attic, not the bedrooms, and in July they pull hot attic air into the return. Sealing and insulating that duct run, sealing the boots at every register and closing the platform is usually the biggest single line on a Harrison Township quote.

The bonus room over the garage is next. Its floor sits on joist bays open at the garage wall, its knee walls have batts with nothing behind them, and its slope was framed without baffles. It is the coldest room in the house and it is fixable. Tray ceilings elsewhere fail the same way, wind-washed because the eave was never blocked.

The newest houses, including those rebuilt after the September 2021 tornado that came out of Hurricane Ida’s remnants, were framed under much tighter codes. On those we usually find less to do, and we say so rather than write a scope to fill a page.

We seal before we insulate

Insulation slows heat moving through a surface. It does nothing about air moving through a gap. Add six inches over an attic with open top plates and leaking ducts, and the bedrooms feel the same in February.

In the subdivision house that is most of our work here, the order is: clear the batts back at the perimeter and partitions, seal every top plate, cap the dropped soffit over the kitchen, seal the flue chase and cans, duct the bath fans out through the roof, weatherstrip and insulate the pull-down stair, block the joist bays under the bonus room floor, baffle the slopes and tray edges, seal and insulate the duct run and air handler platform, then bring the flat attic to depth. In a Mullica Hill village house it starts at the balloon-framed bays instead.

If a quote specifies a depth of insulation and never mentions air sealing, it is half a job.

What insulation costs in Harrison Township

Most of our projects run between $3,500 and $12,500. Open cell foam runs R-3.9 to R-4.2 per inch. Closed cell runs R-6.9 to R-7.1 per inch and also acts as a vapor retarder, which is why it costs more and why it is right in some assemblies and unnecessary in others. All products are manufactured in the United States and meet applicable building code and safety standards. After air sealing and insulating, homeowners typically save 20% or more on heating and cooling.

Insulation rebates in Harrison Township

Harrison Township is Atlantic City Electric for electric and South Jersey Gas for gas. 83.9% of occupied homes heat with gas, and the gas utility is both the usual starting point and the one that publishes its arithmetic.

South Jersey Gas Whole Home Energy Solutions pays up to $7,500 per project: $2,000 once the energy model shows a five percent saving, then $200 for each further percentage point, capped at $7,500 or half the job cost, whichever is lower. It adds 0% on-bill repayment of $2,500 to $25,000, over seven years up to $10,000 and ten years above that or for income-qualified customers. It needs an active South Jersey Gas account and gas heat, and covers single-family homes, townhomes, condos and buildings under four units. Residential customers also get a complimentary Whole Home Energy Assessment, a walk-through that installs small items on the spot.

Atlantic City Electric Whole Home Energy Solutions pays to the same $7,500 ceiling, no more than half the project cost, with 0% financing of $2,500 to $25,000 through the program’s lender. It publishes no per-measure formula and is written for single-family residences only, which fits a township that is 91.2% detached houses, and it carries no gas requirement, so it is the route for the 6.8% here on oil. It states no free walk-through, so the free assessment in Harrison Township is the gas utility’s.

For income-qualified households the work can be free: up to $14,000 of improvements and $2,500 of health and safety repairs through either utility’s weatherization program, for households between 250% and 400% of the federal poverty guidelines. New Jersey Comfort Partners does the same at or below 250%, $82,500 a year for a family of four, and refers oil, propane and kerosene homes to the state weatherization office.

New Jersey has not launched its IRA Home Energy Rebates. The state’s own page has them in development and not open for applications. Code and climate in Harrison Township

Only 21.5% of Harrison Township predates New Jersey’s first statewide energy subcode of 1 January 1978, the smallest pre-code share of the Gloucester County towns we cover except Woolwich. That means few uninsulated shells and a great many houses built to codes between 1980 and 2015 that were far weaker than today’s and that routinely put the heating equipment in the attic. Gloucester County is climate zone 4A, the coastal plain zone.

New Jersey adopted the 2024 IECC on 17 August 2026. For new construction it sets R-49 ceilings — the 2021 edition it replaced called for R-60, and a complete permit application filed under the old code is still accepted until about 16 February 2027 — with walls at R-30 in the cavity or R-20 plus R-5 continuous, windows at U-0.30 in the 4A counties, and air leakage of 3.0 air changes per hour at 50 pascals.

A house already standing falls under New Jersey’s Rehabilitation Subcode: insulating an attic does not require bringing the rest of the house to code and does not require a blower-door test. Blown-in or batt insulation installed against the interior finish is ordinary maintenance with no permit; spray foam and other foam plastic insulation need a permit, which we pull as part of the job. R-49 is the state’s number for this climate, and it is what we design to.

Our Mullica Hill house was built in 2004. Do the walls need blown-in insulation?

No. A house framed in 2004 had its wall cavities insulated before the drywall went on, and drilling a grid of holes through good siding to add to a full cavity buys you nothing. What that house is missing is an air barrier at the attic plane and control of the ducts running through the attic. Seal the top plates, the soffit drop, the cans and the stair, seal and insulate the duct run, close the bonus room floor, then bring the attic to depth. Anyone quoting you walls on that house has not been in its attic.
