The median Lawrence Township home was built in 1980, which puts the township almost exactly astride New Jersey’s first statewide energy subcode of 1 January 1978. 50.4% of its 12,618 units went up before that line and the rest after it. No other Mercer County town we cover is split so evenly, and the two halves fail in completely different ways.
The bigger half is newer than most people assume. 36.4% of the housing dates from the 1980s and 90s, with 24.9% built in the 1980s alone — the decade Lawrence grew out around Quaker Bridge Mall and the office campuses. Only 7.8% predates 1940 and 14.2% is from the 1940s and 50s.
50.6% of units are detached houses and 17.9% — 2,255 units — are attached, a townhouse share well above what the older Trenton-edge townships carry. 69.5% of occupied units are owner-occupied, 77.0% heat with gas and only 3.5% with oil. So the work here is 1980s colonials, townhouse party walls and the ranch belt that came before them.
The houses we insulate in Lawrence Township
The 7.8% that predates 1940 sits in Lawrenceville village and the old crossroads hamlets — Slackwood, Port Mercer, Rosedale, Franklin Corner, Princessville, Clarksville. The township was founded as Maidenhead in 1697 and the present Presbyterian meetinghouse in Lawrenceville dates from 1764, so the oldest houses here are really old: mortared stone or brick with no wall cavity to fill, or frame houses balloon framed from the cellar sill to the attic. We do not drill solid masonry. In those the work is the garret floor, the cellar ceiling and the rim, plus any later frame wing; in the balloon-framed ones the top plates get fire blocked before anything is blown.
The 14.2% from the 1940s and 50s and the 28.4% from the 1960s and 70s are the ranch and split-level belt around Eldridge Park, Slackwood and Colonial Lakelands. These attics were insulated at build and never revisited: loose-fill settled well below its original depth, wind-washed at the eaves where there is no baffle, sitting over open top plates, an unsealed plumbing chase and a flue with no proper collar. The split adds the assemblies that cost the most comfort — a bedroom over the garage with joist bays open along the header, a cantilevered bay, and two or three attic planes at different heights rather than one continuous ceiling.
The 36.4% from the 1980s and 90s is the two-story colonial, the largest single block of housing in the township. These were built to an energy code, just the first and weakest version of it: R-11 to R-13 walls, an attic blown once to R-19 or R-30, and a list of holes the code of the day said nothing about. Recessed cans dump room air into the attic. The hatch is a sheet of plywood with a batt lying on it. Bath fans vent into the insulation. In many of them the air handler and supply trunks sit in the vented attic, outside the thermal envelope. On a house like that, adding depth over the top of everything is the least useful thing you can do.
The 13.1% built since 2000 has full walls, and anyone offering to dense-pack them is selling the wrong job. What fails there is the same duct-in-the-attic problem plus unbaffled tray and cathedral slopes, a bonus room over the garage, and the knee-wall attics behind the second-floor closets that builders leave completely open. One local note: an F1 tornado tracked along Princeton Pike on 23 September 2003 and damaged homes across the township. Houses re-roofed after that sometimes came back with soffit or ridge venting changed, so it is worth checking that the attic still vents the way it was designed to before new insulation goes in.
Townhouses, the party wall and the end unit
17.9% of Lawrence housing is attached — townhouses and duplex halves — and another 11.2% sits in buildings of ten to nineteen units. Together they make this the most attached-housing township in our Mercer County coverage, and the party wall is the assembly we get called about most.
In a townhouse built in the 1980s or 90s the party wall is usually a double stud wall or a masonry wall that stops at the ceiling line and opens straight into the attic space above. Nothing caps it. Your neighbor’s air, and their heat, and in a fire their smoke, all travel through the top of that wall. Sealing and capping the party wall at the attic plane is often a bigger comfort gain than any amount of blown insulation, and it is the one thing most quotes leave out.
The end unit is its own case. It takes weather on three sides instead of two, so it is reliably the coldest unit in the row and the one whose owner calls. Its exposed gable wall, its rim joist and the corner where the party wall meets the outside wall all deserve more attention than the flat ceiling. Before we scope an attached house we ask one question: do the roof and the attic belong to you or to an association? If the association owns them, take our written scope to the board rather than sign it yourself.
We seal before we insulate
Insulation slows heat moving through a surface. It does nothing about air moving through a gap. Add six inches of blown fiberglass over an 1980s colonial’s unsealed attic floor and you have an unsealed attic floor with more fiberglass on it.
In that 1980s colonial the sequence is: seal or replace the recessed cans, seal the top plates around the perimeter and every interior partition, cap the plumbing and flue chases, build and weatherstrip an insulated hatch cover, duct the bath fans outside, then seal and insulate the ducts and air handler platform if they are up there. Baffle the eaves. Only then blow the flat to depth. In a townhouse, cap the party wall first.
If a quote specifies a depth of insulation and never mentions air sealing, it is half a job.
What insulation costs in Lawrence Township
Most of our projects run between $3,500 and $12,500. In a Lawrence colonial the number moves with the count of recessed cans and chases to seal, whether the air handler and ducts are in the attic, and the ceiling area under the flat. In a townhouse it moves with the length of party wall to cap and whether you are an end unit. In an older ranch it is attic square footage plus the garage ceiling and the rim. Solid masonry walls in the village houses never appear on a quote we write, because we do not drill them.
Open cell foam runs R-3.9 to R-4.2 per inch. Closed cell runs R-6.9 to R-7.1 per inch and also acts as a vapor retarder, which is why it costs more and why it is right in some assemblies and unnecessary in others. All products are manufactured in the United States and meet applicable building code and safety standards. After air sealing and insulating, homeowners typically save 20% or more on heating and cooling.
Insulation rebates in Lawrence Township
Lawrence Township is PSE&G territory for electric, and PSE&G serves most of the township for gas as well. Elizabethtown Gas also lists Lawrence, so some homes here are billed for gas by Elizabethtown and for electric by PSE&G. Check the top of your gas bill, start with whichever utility bills your heating fuel, then confirm with the other.
PSE&G Whole Home Energy Solutions offers up to $7,500 in rebates toward air sealing, insulation and related work, plus 0% on-bill repayment of up to $25,000 — seven years for projects of $10,000 or less, ten years above that or for income-qualified customers. It starts with a home energy assessment by a BPI-certified contractor participating in PSE&G’s program, and the contractor sets that fee. PSE&G does not publish per-measure rebate amounts. Elizabethtown Gas Whole Home Energy Solutions pays on a published formula: $2,000 for a modeled 5% energy saving plus $200 for every percentage point above that, capped at $7,500 and at half the project cost, with 0% on-bill repayment of $2,500 to $25,000. It needs an active Elizabethtown Gas account and gas heat, and it covers single-family homes, townhomes, condos and multifamily buildings under four units.
Both utilities offer a free Whole Home Energy Assessment walk-through with small items installed on the spot. Their no-cost weatherization programs — PSE&G Home Weatherization and Elizabethtown Gas Home Weatherization for Income-Qualified Customers, the latter up to $14,000 in upgrades and $2,500 in health and safety repairs — cover households between 250% and 400% of the federal poverty guidelines. New Jersey Comfort Partners does the same at or below 250% of the guidelines, $82,500 a year for a family of four.
The New Jersey IRA Home Energy Rebates have not launched. The state’s page says the programs are in development and not open for applications. The federal Section 25C tax credit ended for anything placed in service after 31 December 2025, so there is no federal insulation credit on a 2026 job. Code and climate in Lawrence Township
50.4% of Lawrence went up before New Jersey’s first statewide energy subcode of 1 January 1978. The other half was built under an energy code, which is why so much of the township looks insulated and still runs cold: an early-1980s code minimum is a long way below what the state asks for now. Mercer County is climate zone 4A, which it moved into with the 2021 code edition; the counties north of it are 5A.
New Jersey adopted the 2024 IECC on 17 August 2026. For new construction it sets R-49 ceilings — the 2021 edition it replaced called for R-60 — walls at R-30 cavity or R-20 plus R-5 continuous, windows at U-0.30 in a 4A county, and air leakage of 3.0 air changes per hour at 50 pascals. A complete permit application filed under the old code is still accepted until about 16 February 2027.
An existing house falls under New Jersey’s Rehabilitation Subcode. Insulating an attic does not require bringing the rest of the house to code and does not require a blower-door test. Blown-in or batt insulation against the interior finish is ordinary maintenance with no permit; spray foam and other foam plastic insulation need a permit, which we pull as part of the job. R-49 is the number the state considers right for this climate, and it is what we design to.

Usually a great deal. An 1980s attic was blown once to a code minimum well below today’s R-49, and the code of that era said nothing about air leakage, so the recessed cans, top plates, plumbing chases, hatch and bath fan terminations are all still open. If your air handler and ducts are in the attic, they sit outside the insulation and leak conditioned air into a near-freezing space. Sealing those and then bringing the flat to depth is a bigger change than insulation alone.
