Insulation Contractors in Readington Township, NJ

Readington Township covers more than 48 square miles, almost a ninth of Hunterdon County, and its 6,497 housing units are spread across it in a way no single sentence covers. 12.7% of them were standing before 1940. 26.1% went up in the 1960s and 70s, 35.1% in the 1980s and 90s, and 14.4% since 2000. The median unit dates from 1980, which puts half the township on either side of the year the modern energy code arrived.

The fuel split is the number that decides the work here. 61.5% of occupied units heat with gas, but 23.5% still burn oil and another 4.4% run on propane, so better than a quarter of Readington buys heat by the truckload. 3.0% burn wood. 75.9% of the units are detached houses, 12.1% are single-family attached, and 87.9% of occupied units are owner-occupied.

That is two different jobs in one township. In the subdivisions the walls are full and the money is in the attic plane, the ducts and the garage ceiling. In the hamlets the house is a farmhouse with a stone cellar, a balloon-framed wall and a garret, and the first question is not how deep the insulation goes but whether the wiring will let us fill anything at all.

The decade spread: 12.7% before 1940, 3.0% in the 1940s, 8.8% in the 1950s, 8.1% in the 1960s, 18.0% in the 1970s, 18.0% in the 1980s, 17.1% in the 1990s, 7.5% in the 2000s and 6.6% in the 2010s. The township runs from the Lamington River and Rockaway Creek in the north to the South Branch of the Raritan in the south, with the Cushetunk Mountains on the west, and it holds Whitehouse Station, Three Bridges, Stanton, Potterstown, Readington Village, Dreahook and Pleasant Run.

The 1970s cohort, 18.0% of the township, is the split-level, the raised ranch and the long low ranch. They have insulation in them, which is the trap: the loose-fill has settled, the eaves are wind-washed because nobody installed baffles, and a split has an interior knee wall between the levels that is open to the attic behind it. The bedroom over the garage is cold because the joist bays under its floor run out to the exterior wall with no blocking at the top plate.

The 1980s and 90s colonials, 35.1% together, carry R-11 to R-13 walls and an attic that got R-19 to R-30 of fiberglass laid straight over an unsealed ceiling. Heat leaves through open top plates, plumbing and flue chases, wire penetrations, the pull-down stair and the recessed cans. In the bigger 1990s and 2000s houses the air handler and its trunk lines sit in the vented attic, so duct leakage heats the roof, and the tray and cathedral ceilings were framed without baffles.

Whitehouse Station has the township’s rail station on the Raritan Valley Line, and the housing near it is denser: the 12.1% attached stock and the 5.7% in two- to four-family buildings. Attached houses fail at the party wall, which is usually drywalled to the ceiling and left open above it, so its top stands in a shared attic with nothing closing it off. Sealing that plate line matters more than the depth of anything.

Then the 823 units built before 1940. Timber-frame and balloon-framed farmhouses with stone cellars, sills on rubble foundations, a garret finished at some point without a vent path, an ell wing added over a shallow crawl, and knob-and-tube wiring we assume is live until we prove otherwise. Taylor’s Mill, built around 1760, is the only pre-revolutionary mill left here, and the houses of that era were framed on the same logic.

The hamlets, the farmhouses and the oil tank

Readington was chartered in 1730, the first new township after Hunterdon became a county, and it grew as a scatter of hamlets rather than one village: Readington Village along Holland Brook, the mill settlements at Darts Mills and Rowland’s Mills on the South Branch, Stanton near Round Mountain, Centerville on the old stage route between New York and Philadelphia. More than 8,000 acres have been preserved from development, which is why those hamlets still sit in open country.

Out there the heating bill is delivered. With 23.5% of the township on oil and 4.4% on propane, a large share of these houses pays a per-gallon price rather than a metered one, and that changes the arithmetic: the same air sealing that buys a modest saving on a gas bill buys a bigger one against oil, without touching the boiler. It also changes who pays for the work, because the gas utility programs need gas heat and a gas account.

The order of work in a farmhouse is not the order in a subdivision. Wiring first, then the attic floor and the garret, then the sill and rim over the stone cellar, then the crawl under the ell. Walls come last and sometimes not at all: a rubble wall has no cavity to fill, and a balloon-framed wall needs blocking at every floor line before insulation does anything but hide the air path.

We seal before we insulate

Insulation slows heat moving through a surface. It does nothing about air moving through a gap. Fill a farmhouse garret with cellulose while the balloon-framed walls run open from the cellar to the roof and you have paid for cellulose.

In a Readington farmhouse the sequence is: block the wall cavities at the top plate and at every floor line, close the chases around the chimney and the stack, seal around the knee walls and the garret door, then insulate the attic floor to R-49 and the sloped ceilings where they can be baffled. Then the sill and rim over the stone cellar, and the floor over any crawl. In a 1980s colonial it starts instead at the top plates, the recessed cans and the pull-down stair, then the ducts.

If a quote specifies a depth of insulation and never mentions air sealing, it is half a job.

What insulation costs in Readington Township

Open cell foam runs R-3.9 to R-4.2 per inch. Closed cell runs R-6.9 to R-7.1 per inch and also acts as a vapor retarder, which is why it costs more and why it is right in some assemblies and unnecessary in others. Electric service across the township is JCP&L. Gas is split: PSE&G holds roughly two-thirds of Readington and Elizabethtown Gas the rest, and which one bills you is not something you can work out from the hamlet name. With 23.5% of the township on oil and 4.4% on propane, a large minority of houses have no gas account at all, which puts them on the JCP&L route: the gas programs require gas heat.

JCP&L Whole Home Energy Solutions pays up to $7,500 per project — $2,000 for a modeled energy saving of five percent plus $200 for every percentage point above that, capped at $7,500 and at half the project cost — plus 0% on-bill financing of $2,500 to $25,000. JCP&L’s Whole Home Energy Assessment is free for residential customers who own the home. Elizabethtown Gas uses the same formula, with 0% on-bill repayment of $2,500 to $25,000 and a free assessment of its own.

PSE&G Whole Home Energy Solutions also runs to up to $7,500 in rebates plus 0% on-bill repayment of up to $25,000 over 7 or 10 years, and it starts with an assessment by a BPI-certified contractor participating in PSE&G’s program. PSE&G does not publish per-measure amounts, so “up to $7,500” is as precise as anyone can be. Its Whole Home Energy Assessment is free for residential gas or electric customers in homes of fewer than five units.

No-cost work: JCP&L and Elizabethtown Gas each cover up to $14,000 of upgrades and $2,500 of health and safety repairs for households between 250% and 400% of the federal poverty guidelines, and PSE&G Home Weatherization installs insulation and air sealing at no cost in the same band. New Jersey Comfort Partners does the same at or below 250% of those guidelines, $82,500 for a family of four in 2026, and refers oil and propane homes to the state’s Office of Weatherization instead.

The New Jersey IRA Home Energy Rebates have not launched — the state’s own page says they are in development and not open for applications. The federal Section 25C tax credit ended for anything placed in service after 31 December 2025, so there is no federal insulation credit on a 2026 job. Code and climate in Readington Township

50.5% of Readington Township was built before 1980, close to the county’s 51.5%, and went up before New Jersey’s first statewide energy subcode of 1 January 1978 — half the township framed with no insulation requirement at all. Hunterdon County is climate zone 5A, the colder of New Jersey’s two zones.

New Jersey adopted the 2024 IECC on 17 August 2026. For new construction it sets R-49 ceilings — the 2021 edition it replaced called for R-60 — walls at R-30 in the cavity or R-20 plus R-5 continuous, windows at U-0.28, and air leakage of 3.0 air changes per hour at 50 pascals. A permit application filed under the old code is still accepted until about 16 February 2027.

A house already standing falls under New Jersey’s Rehabilitation Subcode: insulating an attic does not require bringing the rest of the house up to current code and does not require a blower-door test. Blown-in or batt insulation against the interior finish is ordinary maintenance with no permit; spray foam and other foam plastic insulation need a permit, which we pull as part of the job. R-49 is what we design to.
