Insulation Contractors in Union Township, NJ

41.7% of Union Township’s 21,932 housing units went up in the 1940s and 50s, and 27.9% of the whole township — 6,110 units — was built in the 1950s alone. 80.2% of it predates 1980. The median unit dates from 1955. This is a post-war township, 62.9% detached houses and 73.3% owner-occupied, and the house we meet most often here is a cape or a ranch that has been added to twice.

The other thing to know is that 20.9% of the stock predates 1940, which is 4,592 units of an older, tighter-grained Union around Connecticut Farms, Union Center and Vauxhall. Those two cohorts fail in completely different ways, and the walk-through starts by working out which one you are standing in.

The houses we insulate in Union Township

Union was settled in 1667 as Connecticut Farms, the third English-speaking settlement in New Jersey, and the township gave away its edges over the years — Linden in 1861, Roselle Park in 1901, Kenilworth in 1907, Hillside in 1913. What is left is a nine-square-mile township cut by the Garden State Parkway, Interstate 78, Route 22 and Morris Avenue. 17.6% of the units are 1960s and 70s, 10.6% are 1980s and 90s and 9.1% has been built since 2000. Gas heats 81.9% of occupied homes, electricity 11.0%, oil 3.5% and bottled gas 2.2%.

The 1950s house is the township’s backbone, and it sits in the subdivisions that filled the middle and west: Putnam Ridge between Suburban Road and Colonial Avenue, Parkside Manor off Union Terrace, Larchmont Estates against the Larchmont Reservation, Fairway Drive along the Galloping Hill Golf Course, Battle Hill in the west between the Rahway River and the west branch of the Elizabeth River. The cape fails at the knee wall: a short stud wall with batts on the room side and no air barrier behind it, floor joists running underneath it out to an open eave, unbaffled 2×6 slopes, and a shallow flat attic over the middle. The ranch fails across a long low attic of settled loose-fill with unsealed top plates, chases and recessed cans, and wind-washed insulation at the eaves.

The pre-1940 fifth of the township is a different animal. Connecticut Farms and Union Center hold two-story frame houses of the 1900s to 1930s, and Putnam Manor is the historic section between Colonial Avenue and Salem Road. Those are balloon-framed until proven otherwise, with wall cavities open from the sill to the attic, plaster on lath, and often knob-and-tube wiring that has to come out before anything goes into a wall. Around them are the 3,001 units in two-unit buildings and 1,244 in buildings of three or four, up-and-down two-families with a shared stair chase, one heating plant in the cellar, and a floor cavity between the units that carries air the length of the house.

The 1960s and 70s brought split-levels and bi-levels, and they bring their own list: a bedroom over the garage with joist bays open to the garage ceiling, a short attic over the upper level that nobody can stand up in, the mid-level ceiling that steps up and leaves an unsealed knee section behind the drywall, and a cantilevered bay at the front. The newest 9.1% is largely Green Lane, the community between Kean University and Union Station, where the walls arrived full under the 2000s codes and the work is the attic air handler, the ducts running outside the insulation, the party wall between townhouse units and the ceiling over the garage.

What the dormer and the addition did to the Union cape

Very few of these 1950s capes are still the house that was delivered. Over seventy years they collect a shed dormer across the back, a family room off the kitchen, a second-floor addition over the original garage. Each of those is a seam, and the seam is where the air goes. Where a dormer was cut in, the old roof plane stops and the new one begins, and the cavity behind that junction is usually open to the eave on both sides with nothing blocking it. Where an addition was framed against the original wall, the old exterior wall is now an interior wall with siding still on it, and the joist space over the new room often runs straight into the old attic.

So the scope in an added-to cape is not one attic, it is three or four small spaces that have to be found and connected: the flat attic over the original center, the knee-wall triangles behind the upstairs bedrooms, the void over the dormer ceiling, and the low roof over the addition. We look for a hatch in each of them, and if there is not one we cut one. A cape where only the main attic gets blown, which is what a cheap quote usually covers, leaves the added-on half of the house exactly as cold as it was.

We seal before we insulate

Insulation slows heat moving through a surface. It does nothing about air moving through a gap. Blow fourteen inches over a Union cape’s flat attic while the joist bays under the knee walls are still open to the eave, and the upstairs bedroom floor stays cold.

In that cape the sequence is: block the joist bays at the eave line under each knee wall, put a rigid air barrier on the back face of the knee wall, seal the top plates, the chimney and plumbing chases, the bath fan and the recessed cans, and close the seam where a dormer or addition meets the original roof. Baffle the slopes so they can be filled without choking the eave vents. Then insulate the knee walls, the slopes and the flat. Then the rim joist in the basement, which in a 1950s house is usually bare wood over a block foundation.

If a quote specifies a depth of insulation and never mentions air sealing, it is half a job.

What insulation costs in Union Township

Most of our projects run between $3,500 and $12,500. In a Union cape the number moves with the count of separate spaces: how many feet of knee wall and eave need blocking, whether the slopes are being filled, and how many additions and dormers have to be opened and tied together. Open cell foam runs R-3.9 to R-4.2 per inch. Closed cell runs R-6.9 to R-7.1 per inch and also acts as a vapor retarder, which is why it costs more and why it is right in some assemblies and unnecessary in others. All products are manufactured in the United States and meet applicable building code and safety standards. After air sealing and insulating, homeowners typically save 20% or more on heating and cooling.

Insulation rebates in Union Township

Union is PSE&G for electric and Elizabethtown Gas for gas. With 81.9% of homes on gas heat, start with Elizabethtown Gas, the utility that bills you for heat, and confirm with PSE&G; either one’s Whole Home program can take the lead, and a contractor’s program approvals usually settle which.

Through Elizabethtown Gas Whole Home Energy Solutions, the rebate is up to $7,500 per project. It is built as $2,000 for a modeled 5% energy saving with $200 added for each further percentage point, and it cannot exceed half of what the work costs. Behind the rebate is 0% on-bill repayment of $2,500 to $25,000, run over seven years up to $10,000 and ten years above that. An active Elizabethtown Gas account and gas heat are both required. On the electric side, PSE&G Whole Home Energy Solutions also pays up to $7,500 with 0% on-bill repayment of up to $25,000, works through a BPI-certified contractor in PSE&G’s program, and publishes no per-measure figures. For the 11.0% of homes here heating with electricity, that is the way in.

One point people get wrong: the deeper Whole Home assessment carries a fee the contractor sets. The no-cost item at either utility is the shorter Whole Home Energy Assessment visit, which drops in small measures and hands you a report.

Income-qualified households do better than a rebate. Between 250% and 400% of the federal poverty guidelines — in 2026, $82,501 to $132,000 for a family of four — Elizabethtown Gas Home Weatherization for Income-Qualified Customers covers up to $14,000 of upgrades and $2,500 of health and safety repairs at no charge, and PSE&G Home Weatherization matches that band. At or below 250%, meaning $82,500 for a family of four, New Jersey Comfort Partners does the work free. Union’s 3.5% oil share and any propane homes are handed to the state weatherization office instead.

Two things you may have been told about are not there. The IRA Home Energy Rebates in New Jersey have not launched — the state describes them as in development and closed to applications. And the federal Section 25C tax credit expired for work placed in service after 31 December 2025, so a 2026 job earns no federal insulation credit. Code and climate in Union Township

80.2% of this township was built before New Jersey’s first statewide energy subcode of 1 January 1978, one of the highest pre-code shares in the county. The 1950s subdivisions had no insulation requirement behind them at all. Union County is climate zone 4A.

The 2024 IECC took effect here on 17 August 2026. New construction now carries R-49 ceilings, down from the R-60 of the 2021 edition it replaced; walls of R-30 in the cavity, or R-20 with R-5 continuous; windows at U-0.30, which is the 4A number; and a leakage limit of 3.0 air changes per hour at 50 pascals. An application filed complete under the old code holds good until roughly 16 February 2027. R-49 is the depth the state considers right for this climate, and it is our design target.

None of that binds an existing house. Under New Jersey’s Rehabilitation Subcode you can insulate the attic without dragging the rest of the building up to current code and without a blower-door test. Batt or blown-in material set against the interior finish counts as ordinary maintenance and needs no permit; spray foam does need one, and we pull it.
