Insulation Contractors in Kent, NY

33.3% of Kent’s 5,098 housing units were built in the 1940s and 50s, the highest share of any Putnam town we cover, and 17.5% are older still. The median unit dates from 1960, and 77.4% of the town went up before 1980. That is the signature of a place that filled in with weekend and summer houses around its lakes and then kept them as year-round homes.

It is a town of owners on single lots: 83.9% of units are detached houses and 87.3% of occupied homes are owner-occupied, with 7.2% attached and 6.0% in two-unit buildings. The later eras are thinner, 26.6% from the 1960s and 70s, 16.1% from the 1980s and 90s and 6.5% since 2000. And the heat comes by truck or by wire: 56.0% of homes burn fuel oil or kerosene, 25.7% use electricity, 5.9% bottled propane and 3.8% wood, the highest wood share in the county among the towns we cover.

Kent sits on the interior ridges of the Hudson Highlands in north-central Putnam, rugged and hilly, with Fahnestock State Park on its west side, Wonder Lake State Park on its east, and the Boyds Corner and West Branch reservoirs of the New York City water supply inside it. Its largest community is Lake Carmel, which belongs to Kent, not to the neighboring Town of Carmel.

The houses we insulate in Kent

The 1940s built 15.2% of Kent and the 1950s another 18.1%. Lake Carmel, Sagamore Lake, Kentwood Lake, Lake Tibet, China Lake, Palmer Lake and White Pond were once summer communities and are now year-round ones, and many houses around them show it: seasonal places closed in, added to and heated over the decades. Away from the water the same years produced small capes and ranches, where the familiar failures apply: the knee wall with no air barrier behind it, joist bays open to the eave, and a thin layer of settled insulation over a ceiling full of unsealed holes.

Lake Carmel was developed in the 1920s around an artificial lake, so any of its first cottages still standing are in the 17.5% built before 1940, and so is any farmhouse left from Kent’s dairy years. In those houses we assume old wiring until we have seen it, since knob-and-tube has to be dealt with before insulation goes near it, and we expect no insulation at all in some walls.

The 1960s and 70s houses, 26.6% of the stock, are raised ranches and splits, and on Kent’s hills they are usually cut into a slope. The rim joist runs bare along the top of the block wall, the downhill side of the lower level is exposed while the uphill side is buried, and the garage sits under a bedroom. The 1980s and 90s colonials, 16.1%, belong to the decades when Lake Carmel expanded; their walls are filled, and their losses are at the attic plane, the rim and the floor over the garage.

3.8% of Kent heats with wood and 56.0% with oil. Both matter to how we work. A chimney chase gets closed with sheet metal and fire-rated sealant at the clearance the flue needs, never foam against it, and before a house gets tighter we check where the boiler, the water heater and any wood stove draw their air. For payback, an oil or propane house usually earns back air sealing faster than a gas-heated one would, and the saving arrives as fewer deliveries.

Lake houses that became year-round homes

Kent’s dairy farms were flooded out or abandoned as the reservoirs went in, and by the 1920s farming was nearly gone. The automobile brought new residents from the city instead, first for weekends and summers, then for good. The lake communities were summer places, built for July. They are now year-round neighborhoods, and the houses carry that history in their framing.

A cottage built for summer often has 2×4 rafters with a board ceiling nailed to them and no attic at all, walls with no sheathing or a cavity too thin to hold much, and a floor over a crawl space or piers on damp, rocky ground near the water. Then the additions: a porch closed in as a bedroom, a kitchen bumped out, a second story on part of the roof. Each has its own little attic or none, and each joint between old and new is an open path for air.

So we scope a Kent lake house assembly by assembly. A shallow rafter bay gets closed-cell foam, because nothing else reaches a useful R-value in three and a half inches. The crawl space gets its walls and band sealed and insulated, with a vapor retarder over the ground, and the pipes stay inside the insulated space. We seal before we insulate

Insulation slows heat moving through a surface. It does nothing about air moving through a gap. Spray a cottage ceiling and leave the crawl space open to the lake air, and the floor is still the coldest thing in the house.

In a converted Kent lake house the order is: close and seal the crawl space or pier skirt and its band; seal every joint where an addition meets the original cottage; seal the top plates, chimney chase and ceiling penetrations in each small attic; then insulate, closed cell in the shallow slopes and blown insulation where there is depth to build. In a hillside raised ranch it starts at the rim on the block wall.

If a quote specifies a depth of insulation and never mentions air sealing, it is half a job.

What insulation costs in Kent

Most of our projects run between $3,500 and $12,500. A converted lake house is priced by its separate roof and floor assemblies rather than its square footage, because a cottage with two additions can have three roofs and two crawl spaces. Closed-cell slopes are priced on area and depth. A raised ranch is priced on its rim, lower-level walls and attic, and a 1950s cape on its knee walls.

Open cell foam runs R-3.9 to R-4.2 per inch. Closed cell runs R-6.9 to R-7.1 per inch and also acts as a vapor retarder, which is why it costs more and why it is right in some assemblies and unnecessary in others. All products are manufactured in the United States and meet applicable building code and safety standards. ENERGY STAR says sealing air leaks and adding insulation can save up to 10% on annual energy bills.

Insulation rebates in Kent

Kent’s electricity comes from NYSEG, Lake Carmel included. Kent has little or no utility gas service, which is why oil, electricity, propane and wood carry the heat. Because the electric company sets the program lane in New York, a Kent house follows NYSEG’s: NYSERDA’s programs.

NYSERDA’s Comfort Home program pays $2,500 toward sealing and insulating the attic and rim joist, $3,000 if walls and floors are added, and $2,000 more toward ENERGY STAR windows, through a NYSERDA-approved Comfort Home contractor, for market-rate one- to four-family homes whose owners pay the System Benefits Charge on their electric bill. Two program rules bite in old lake houses: the home must meet the conditions of the entire package to be paid, and knob-and-tube wiring can block eligibility. Comfort Home is open in 2026 and closes when the utilities’ new weatherization programs start, planned for around January 2027, so a homeowner who wants Comfort Home money should not wait.

If your household income is under Putnam County’s EmPower+ limit, NYSERDA’s EmPower+ program can pay for air sealing and insulation at no cost up to $14,000 for lower-income households, or half the cost up to $7,000 for moderate-income households, through an EmPower+ contractor. For four people the lines are $97,200 or less and under $129,600. It covers your primary residence only, so a lake house that is still a second home does not qualify, and renters can apply.

NYSEG has offered its own insulation and air-sealing incentive for one- to four-unit homes; ask us or NYSEG what is open when you call. NYSERDA’s Green Jobs–Green New York loans run $1,500 to $25,000 over 5, 10 or 15 years. Each program pays through its own participating contractors; check eligibility on the MyEnergy portal before you sign if the incentive matters to you.

Code and climate in Kent

77.4% of Kent’s housing was built before 1980, the highest share of any Putnam town we cover. New York did not have a statewide energy code until 1 January 1979. The cottages of the 1920s through the 1950s were not built to hold heat through a Highlands winter, and no rule asked them to. Putnam County is Climate Zone 5.

New York’s current code, the 2025 Energy Conservation Construction Code of New York State, took effect 31 December 2025. A new house in Zone 5 needs R-49 ceilings, or R-38 over the entire ceiling where it reaches full height above the wall top plate at the eaves; R-30 floors; basement and crawl space walls at R-15 continuous, R-19, or R-13 plus R-5 continuous; windows of U-0.27; and air leakage of 3.0 air changes per hour or less at 50 pascals.

Insulating a house that already stands does not pull the unaltered parts under that table, and no blower door test is required for it. Where the work opens a wall or roof cavity, the code wants it insulated to full depth. ENERGY STAR recommends R-60 for an uninsulated attic in this climate and R-49 where 3 to 4 inches already exist; in a cottage with no attic, the slope depth decides what is reachable.
