Insulation Contractors in East Hanover, NJ

East Hanover essentially finished building in the 1990s. 42.3% of its 4,162 housing units went up in the 1980s and 90s, with the 1990s alone the single largest decade at 24.1%, and only 6.2% has been added since 2000. On 8.10 square miles between the Whippany and the Passaic, that leaves a township of houses roughly one generation old, all with insulated walls and almost none of them air sealed.

It is also the most owner-occupied town we work in around here: 94.4% of occupied units. 81.5% of the stock is detached, 11.4% is attached townhouse or duplex half, and there is not one unit in a building of twenty or more. Whoever answers the door owns the attic, the garage ceiling and the rim joist, which makes the decision simple and keeps the scope honest.

Gas heats 85.8% of occupied units, the highest gas share of any Morris County town on our list, with 5.6% on electricity, 5.5% on fuel oil and 3.1% on bottled gas. There is no fuel-switching conversation here. The case is the gas bill, the summer electric bill, and the two or three rooms in the house nobody can keep comfortable.

The houses we insulate in East Hanover

Start with the 42.3% from the 1980s and 90s, because that is what most East Hanover calls look like. Those houses were built under the energy codes of their day, so the walls hold R-11 to R-13 and the attic got R-19 to R-30 of batts or blown fiberglass. What was never done is the air barrier: top plates open over interior partitions, a chimney or flue chase running clear to the roof, recessed cans dumping conditioned air into the attic, the wall between the house and the garage left open at the top, bath fans terminating in the insulation, and an attic hatch that is a hole with a board over it.

Two assemblies in that generation fail worse than the rest. The air handler and its ducts sit in the vented attic on a platform, outside the insulation, so the duct leakage heats the attic in January and the attic heats the ducts in July. And the tray, vaulted and cathedral ceilings were framed without baffles, so what insulation is in the slope is wind-washed at the eave and thin at the ridge. Those two account for most of the complaints we hear about a bedroom wing that never keeps up.

The 29.0% built in the 1960s and 70s is the split-level, the bi-level and the raised ranch. Their signature is the bedroom or family room over the garage, with the joist bays under that floor open to the garage ceiling, so the coldest room sits over the coldest space in the house. Add a half-height attic over the upper level, a cantilevered bay, and stepped attics that a batt installer skipped because they were awkward to reach.

The 17.4% from the 1940s and 50s is the cape and the ranch of the old township, and the cape fails the way capes always fail: insulation on the room side of the knee wall with nothing behind it, joist bays running out to an open eave under the bedroom floor, unbaffled slopes and a shallow flat above. The 5.1% that predates 1940 is the farmhouse stock of Hanover Neck, the old name for this ground where the Whippany meets the Passaic. Those we treat as balloon-framed until the cavity proves otherwise, with knob-and-tube assumed and removed before anything is blown in.

A word on lower levels. A lot of houses here have a finished basement doing real duty as living space, and it is usually the least insulated room: a block or poured wall behind studs and paneling with an empty cavity, an open rim joist above it, and a slab underfoot. It is also the room closest to two rivers, so where a lower level has taken water we insulate the floor deck above it and keep closed cell foam off the wet wall.

Full walls, leaky everything else

The pitch a lot of East Hanover homeowners get is wall insulation, and in a house built after 1980 it is close to useless. The cavity is already full. Drilling it gains a fraction of an R-value and costs the price of a real job.

The work that pays here is unglamorous and measurable: seal the attic plane completely, including the top plates, the chases, the cans and the garage wall; seal and insulate the ducts and build a sealed insulated dam around the air handler, or bring them inside the envelope where the roof allows; baffle the cathedral slopes so they hold insulation without choking the eave; block and insulate the floor over the garage; vent the bath fans outdoors; then bring the flat attic to depth. In a townhouse, add the party wall, which usually stops at the ceiling instead of the roof deck.

That is why we quote a scope, not a product. Two houses of the same year and builder need different work depending on where the air handler ended up.

We seal before we insulate

Insulation slows heat moving through a surface. It does nothing about air moving through a gap. Add a foot of cellulose over an East Hanover attic with an open flue chase and leaky ducts in it and you have buried the problem rather than fixed it.

In the township’s typical 1980s or 90s colonial the order is: seal the top plates, the flue chase and the plumbing penetrations; gasket and cover the recessed cans; close the top of the garage wall; seal the duct joints and the air handler platform; insulate the hatch; baffle the eaves; then insulate. In a split-level we start at the garage ceiling and the stepped attic instead. In a cape it is the knee walls first.

If a quote specifies a depth of insulation and never mentions air sealing, it is half a job.

What insulation costs in East Hanover

Most of our projects run between $3,500 and $12,500. In an 80s or 90s house the number follows the duct footage, the ceiling area including any cathedral slopes, the number of recessed cans and how much of the attic plane is finished space rather than open floor. In a split it follows the garage ceiling and the number of separate attics. In a cape it follows the feet of knee wall and eave to block. Open cell foam runs R-3.9 to R-4.2 per inch. Closed cell runs R-6.9 to R-7.1 per inch and also acts as a vapor retarder, which is why it costs more and why it is right in some assemblies and unnecessary in others. All products are manufactured in the United States and meet applicable building code and safety standards. After air sealing and insulating, homeowners typically save 20% or more on heating and cooling.

Insulation rebates in East Hanover

East Hanover is PSE&G territory for gas and JCP&L territory for electricity, so most households here are billed by two utilities and can use either one’s program. With 85.8% of the township heating with gas, PSE&G is where most people should start; a house heating with electricity starts with JCP&L. Confirm with the other before the scope is finalized, because the contractor’s program approvals often decide which one takes the lead.

PSE&G Whole Home Energy Solutions gives up to $7,500 in rebates toward air sealing, insulation and related work, plus 0% on-bill repayment of up to $25,000, over 7 years for projects of $10,000 or less and 10 years above that or for income-qualified customers. It begins with a home energy assessment by a BPI-certified contractor participating in PSE&G’s program, and the contractor sets that fee. PSE&G does not publish per-measure amounts, so up to $7,500 is as precise as anyone plainly gets. Separately, PSE&G’s Whole Home Energy Assessment is a free walk-through for any residential customer in a building of fewer than five units, which here means effectively every home in the township.

JCP&L Whole Home Energy Solutions publishes its formula: $2,000 for a modeled five percent energy saving plus $200 for each percentage point above that, capped at $7,500 and at half the project cost, with 0% on-bill financing of $2,500 to $25,000. JCP&L also offers a free Whole Home Energy Assessment to residential customers who own their home.

For income-qualified households, PSE&G Home Weatherization and JCP&L Home Weatherization for Income-Qualified Customers install insulation, air sealing and duct sealing at no cost between 250% and 400% of the federal poverty guidelines, with JCP&L covering up to $14,000 in upgrades and $2,500 in health and safety repairs. New Jersey Comfort Partners does the same at or below 250% of the guidelines, $82,500 a year for a family of four.

The New Jersey IRA Home Energy Rebates have not launched; the state’s own page still calls them under development. The federal Section 25C tax credit ended for anything placed in service after 31 December 2025, so there is no federal insulation credit on a 2026 job. Code and climate in East Hanover

51.4% of East Hanover went up before 1980, so the township is split almost evenly by New Jersey’s first statewide energy subcode of 1 January 1978. The half built after it has insulated walls and a code-minimum attic; the half built before it has whatever the builder chose. Morris County is climate zone 5A, the colder of New Jersey’s two zones, and Essex County across the Passaic is the warmer one.

New Jersey adopted the 2024 IECC on 17 August 2026. For new construction it sets R-49 ceilings — the 2021 edition it replaced called for R-60, and a complete permit application filed under the old code is still accepted until about 16 February 2027 — with walls at R-30 in the cavity or R-20 plus R-5 continuous, windows at U-0.28, and air leakage no higher than 3.0 air changes per hour at 50 pascals. An attic built to R-30 in 1988 is a long way under R-49, which is what we design to.

An existing house falls under New Jersey’s Rehabilitation Subcode: insulating the attic does not require bringing the rest of the house to current code and does not require a blower-door test. Blown-in or batt insulation installed against the interior finish is ordinary maintenance with no permit; spray foam and other foam plastic insulation need a permit, which we pull from the township as part of the job.

A 1992 house has full wall cavities and a code-minimum attic, so the gains are in air sealing and in the parts that sit outside the insulation: the ducts and air handler in the attic, the tray or cathedral ceilings with no vent path, the top of the garage wall, the recessed cans, and the attic depth itself, usually R-19 to R-30 against a current standard of R-49.
