Insulation Contractors in Medford, NJ

The houses we insulate in Medford

The 1970s house is the township’s signature. Medford grew as families came out from Philadelphia and Camden County for a rural life, and what they built was the contemporary of that decade: low roof pitch, wide glass, a cathedral or vaulted living room with exposed beams, and a plank ceiling fixed straight to the rafters. That assembly has almost no room in it. The rafters are 2×8 or 2×10, the batts filled part of the depth, there is no baffle and often no vent path at all, and no air barrier above the planks, so warm air leaks through the joints between the boards and up the slope. The roof cycle is the moment to decide how to fix it.

The 34.1% from the 1980s and 90s is more conventional: two-story colonials on a full attic, with the second-floor air handler and its flex duct up there outside the insulation, tray ceilings framed without baffles, a bonus room over the garage on open joist bays, recessed cans, and bath fans blowing into the attic. Their walls are full; they need the ducts sealed and the attic plane closed and topped up.

The 8.7% from the 1960s and the 7.5% from the 1940s and 50s are the ranches, capes and splits on the older roads out of the village. Capes fail at the knee wall, with joist bays open to the eave under the bedroom floor and unbaffled slopes above; splits at the band joist and the ceiling over the garage. In both the loose-fill has settled and the top plates were never sealed.

The 4.9% built before 1940, 466 units, is the old village that grew as Upper Evesham around the Cross Roads and the mills — Kirbys Mill, Oliphants Mills, Christopher Mills — and the glass works that ran to about 1925. Nearly thirty of that factory’s workers’ houses still stand on Trimble Street and Mill Street: small frame houses with plaster on lath, balloon-framed walls running uninterrupted from sill to attic, and knob-and-tube wiring in some. The wiring comes out first, and the next job is blocking those cavities at the attic floor, which nobody ever did.

Medford also holds Taunton Lake, Birchwood Lakes and Braddocks Mill, and the Pinelands ground around Chairville, Oakanickon, Fairview, Melrose and Pipers Corners. Houses out there sit on crawl spaces over sandy soil as often as full basements. A vented crawl with insulation stapled between the floor joists, half of it hanging down, is the most common thing we find and the least useful. Where the crawl is dry, sealing and insulating it as part of the house beats batts in the floor joists.

Oil, propane, and the rebate path that goes with them

7.0% of Medford heats with fuel oil and another 1.5% with bottled gas — a small share of the township but a large one for South Jersey, and it changes two things.

The first is payback. Oil and propane cost more per unit of heat than natural gas, so the same air sealing and insulation returns more per year in an oil-heated house than in the identical house next door on gas. If you are on oil and have put the attic off, the arithmetic is better for you, not worse.

The second is which door you go through. The gas utilities’ Whole Home programs require gas heat, so an oil or propane house cannot use them; the route is the electric utility’s version of the same program. New Jersey Comfort Partners, the no-cost program for income-qualified households, refers oil, propane and kerosene homes to the state’s Office of Weatherization rather than doing the work itself. None of that stops the job; it only decides who you call first.

We seal before we insulate

Insulation slows heat moving through a surface. It does nothing about air moving through a gap. Push batts into a cathedral slope over a plank ceiling with open joints and the air still goes up the slope, carrying heat and moisture.

In a Medford contemporary the order is: establish an air barrier at the ceiling plane, whether by foam on the underside of the deck, sealing the plank joints, or a new lid when the ceiling is opened; seal the skylight shafts, the fireplace chase and every partition top plate; baffle any slope that stays vented; then insulate to the depth the assembly allows. In a colonial, seal the air handler cabinet and duct joints first, then the top plates, the cans and the bath fans, then baffle and blow the attic floor to R-49. In a crawl space house, seal the vents and the rim and insulate the walls rather than the floor.

If a quote specifies a depth of insulation and never mentions air sealing, it is half a job.

What insulation costs in Medford

Insulation rebates in Medford

Medford is split between utilities, and the line follows nothing visible from the road. PSE&G supplies electricity to roughly the larger half of the township and Atlantic City Electric to the rest; gas is South Jersey Gas across about three-quarters of Medford and PSE&G across the remainder. Your bills settle it. Start with whichever company bills you for the fuel that heats the house, then confirm with the other; a home with two utilities can go through either one’s Whole Home program, and the contractor’s approvals usually decide which takes the lead.

South Jersey Gas publishes its formula: $2,000 for a modeled saving of five percent plus $200 for every point above that, capped at $7,500 and at half the project cost, with 0% on-bill repayment of $2,500 to $25,000, and it requires gas heat. PSE&G does not publish per-measure amounts; its 0% on-bill repayment runs up to $25,000 over seven or ten years, and the work starts with an assessment by a BPI-certified contractor participating in its program, who sets the fee. Atlantic City Electric finances $2,500 to $25,000 through the program’s lender rather than on the bill and takes single-family residences only.

PSE&G’s Whole Home Energy Assessment and South Jersey Gas’s complimentary Whole Home Energy Assessment are free walk-throughs with small items installed on the spot; Atlantic City Electric does not state one. PSE&G Home Weatherization and South Jersey Gas Home Weatherization for Income-Qualified Customers do the work at no cost between 250% and 400% of the federal poverty level, and the Atlantic City Electric Home Weatherization Program covers up to $14,000 in improvements plus $2,500 in health and safety updates. Comfort Partners covers households at or below 250% of the federal poverty guidelines, $82,500 a year for a family of four.

New Jersey’s IRA Home Energy Rebates have not launched. The state says the programs are in development and not open for applications. The federal Section 25C tax credit ended for anything placed in service after 31 December 2025, so there is no federal insulation credit on a 2026 job. Code and climate in Medford

48.2% of Medford was standing before 1980, and the 1970s houses that are its largest cohort went up either side of New Jersey’s first statewide energy subcode of 1 January 1978. The cathedral ceilings of that decade predate any requirement for a vent path or an air barrier in a sloped assembly, which is why they behave as they do. Burlington County is climate zone 4A, along with Camden, Mercer, Ocean and Atlantic around it.

New Jersey adopted the 2024 IECC on 17 August 2026. For new construction it sets R-49 ceilings — the 2021 edition it replaced called for R-60, and a complete permit application filed under the old code is still accepted until about 16 February 2027 — with walls at R-30 in the cavity or R-20 plus R-5 continuous, windows at U-0.30, and air leakage of 3.0 air changes per hour at 50 pascals.

A house already standing falls under New Jersey’s Rehabilitation Subcode: insulating the attic does not require bringing the rest of the house to code and does not require a blower-door test. Blown-in or batt insulation installed against the interior finish is ordinary maintenance with no permit; spray foam and other foam plastic insulation need a permit, which we pull as part of the job. R-49 is the number the state considers right for this climate, and it is what we design to.
