Insulation Contractors in Teaneck, NJ

Teaneck was finished before the energy code arrived. 42.8% of the township’s 13,851 housing units went up in the 1940s and 50s, another 34.8% before 1940, and 87.8% of the stock predates New Jersey’s first statewide energy subcode of 1 January 1978. The whole of the 1970s added 1.9%, and nothing at all has been built since 2020.

The rest of the numbers describe a township of single houses with a thin rim of apartments. 73.8% of units are detached and 3.1% attached; two-unit buildings are 4.9% of the stock and three- to four-unit buildings 2.0%; 6.2% of units sit in buildings of five to nine, the garden-apartment size, and 7.1% in buildings of 20 or more. 76.9% of occupied units are owner-occupied. Gas heats 77.3% of homes and electricity 11.1%, while 6.7% burn oil and 3.3% bottled gas, two fuels that arrive by truck and price differently from the meter.

So Teaneck is two jobs. In the pre-war house on the township’s older edges it is the open stud bay behind plaster, the planked attic floor and the wiring that has to come out first. In the post-war cape, ranch and split that filled the middle it is the knee wall and the settled attic.

The houses we insulate in Teaneck

The median Teaneck unit dates from 1950, and the order in which the township filled explains why one street can be thirty years older than the next. Building started on the perimeter, because the middle was the Phelps Estate: one large property crisscrossed by 30 miles of paved roads and trails. The oldest ground is the ridge on the east bank of the Hackensack River, the neighborhood called East Hackensack or New Hackensack along River Road, where the earliest known buildings go back as far as 1704; then the Dutch settlements along Teaneck Road, the crossing at New Bridge, and West Englewood out by the Queen Anne Road shops known as The Plaza. The George Washington Bridge was completed in 1931, Route 4 ran the traffic in, and the population nearly quadrupled between 1920 and 1930, from 4,192 to 16,513.

That pre-1940 third, 34.8% of the units, is a center-hall colonial, a Dutch colonial, a steep-roofed English cottage or a stucco Tudor. The framing is balloon or early platform with no blocking at the top of the wall, so the stud bay runs unbroken from the sill in the basement to the attic floor and the wall works as a flue all winter. The attic floor is plaster and lath with plank boards nailed over the joists, and the chimney chase, the stair well and the plumbing wall pass straight through it. The bays are empty, or hold mineral wool from the 1970s that has slumped into the bottom third. Knob-and-tube wiring is normal in this cohort and comes out before any wall is filled.

The 1940s and 50s are the big cohort at 42.8%, with 27.0% of the whole township built in the 1950s alone. The Phelps Estate opened in 1927, and the second building wave after the war filled the middle with capes, ranches, brick-front colonials and splits. A cape fails at the knee wall: batts on the room side with no air barrier behind them, floor joists running under the knee wall out to an open eave, 2×6 slopes with no baffle and a shallow flat attic above. A ranch fails across one long low attic of settled loose-fill and unsealed bypasses. A split fails at the bedroom over the garage, where the joist bays under the floor are open to the garage ceiling.

The 1960s and 70s together add only 10.2%, and the 1970s alone 1.9%, because by then there was very little left to build on. The apartment stock arrived with those decades and the 1980s: 6.2% of units in buildings of five to nine and 7.1% in buildings of 20 or more, clustered near the Cedar Lane, Teaneck Road, DeGraw Avenue and West Englewood Avenue shopping strips and around the Fairleigh Dickinson campus. In those buildings the roof and the attic belong to the owner or the board, so that is who has to make the call. The 683 two-unit buildings and 277 three- and four-unit buildings are different: we scope one of those as a single building, because the stair chase and the floor cavity between units are shared air paths.

Teaneck also keeps a set of Dutch stone houses from the 1700s and early 1800s, several of them on the National Register: the John Ackerman and Zabriskie–Kipp–Cadmus houses on River Road, the Brinkerhoff–Demarest House and the two Vandelinda houses on Teaneck Road, the Caspar Westervelt House. Mortared stone has no cavity to fill and we will not drill it. The work there is the garret under the roof, the attic floor, the cellar and the sill, and any later frame wing. Where a basement near the Hackensack River has taken water, the answer is a sealed and insulated first-floor deck, not closed-cell foam on a wall that gets wet.

The old edge and the young middle

Most Teaneck owners can name their era from the attic hatch. If the hatch opens onto plank boards laid over the joists, with a brick chimney rising through and daylight around it, the house belongs to the pre-1940 third and the wall bays below are almost certainly open to that attic. If it opens onto loose-fill with a small door at each end of a finished second floor, it is a post-war cape from the middle of the township. The two houses want different work in a different order, and quoting one as though it were the other is the most common mistake we see here.

The pre-war house gets its stud tops blocked and its chases sealed from the attic before anything is blown, then dense-packed walls where the siding allows, then a sealed and insulated attic floor. The post-war cape gets the eave joist bays blocked, an air barrier on the attic side of the knee wall, baffles in the slopes, and only then insulation. In both, the basement rim joist returns more per foot than anything else in the house, and in both it is the thing nobody quotes.

We seal before we insulate

Insulation slows heat moving through a surface. It does nothing about air moving through a gap. Blow a foot of cellulose over a Teaneck attic floor whose chimney chase and stair well are open to the rooms below, and the house keeps running its own flue.

In a pre-war Teaneck colonial the order is: lift enough attic plank to reach the top plates, block the open stud bays, seal the chimney chase, stair well, plumbing wall and attic hatch, seal the sill and rim in the basement, then dense-pack the walls and blow the attic. In a post-war cape it is: block the joist bays at the eave, air-seal the back of the knee wall, baffle the slopes, seal the top plates, bath fan and recessed lights at the flat, then insulate. In that order the insulation performs at the depth written on the quote.

If a quote specifies a depth of insulation and never mentions air sealing, it is half a job.

What insulation costs in Teaneck

Open cell foam runs R-3.9 to R-4.2 per inch. Closed cell runs R-6.9 to R-7.1 per inch and also acts as a vapor retarder, which is why it costs more and why it is right in some assemblies and unnecessary in others. All products are manufactured in the United States and meet applicable building code and safety standards. After air sealing and insulating, homeowners typically save 20% or more on heating and cooling.

Insulation rebates in Teaneck

Teaneck is PSE&G for both electric and gas, so there is one utility to deal with and, for the 77.3% of homes on gas, one bill the work shows up on.

PSE&G Whole Home Energy Solutions pays up to $7,500 in rebates toward air sealing, insulation and the envelope work an assessment calls for, and adds 0% on-bill repayment of up to $25,000 — 7 years on projects of $10,000 or less, 10 years above that or for income-qualified customers. It starts with a home energy assessment by a BPI-certified contractor participating in PSE&G’s program, and the contractor sets the price of that assessment. PSE&G publishes no per-measure amounts, so “up to $7,500” is as precise as anyone can plainly be. The program covers one- to four-unit homes the owner lives in, which takes in most Teaneck two-families as well as the single houses.

Separately, PSE&G’s Whole Home Energy Assessment is free for any PSE&G residential gas or electric customer in a building of fewer than five units: a walk-through that installs LEDs, a smart thermostat, aerators and attic-hatch insulation on the spot and points you at the rebate program. PSE&G Home Weatherization does insulation, air sealing and duct sealing at no cost for households between 250% and 400% of the federal poverty level. New Jersey Comfort Partners does the same at or below 250%, which is $82,500 a year for a family of four in 2026, and refers homes heated with oil, propane or kerosene to the state’s Office of Weatherization instead — which matters here, where 6.7% heats with oil and 3.3% with bottled gas.

New Jersey’s IRA Home Energy Rebates have not launched. The state’s own page says the programs are in development and not open for applications, so nobody can apply for them yet. The federal Section 25C tax credit ended for anything placed in service after 31 December 2025, and a contractor still quoting it on a 2026 job is quoting something that no longer exists. Code and climate in Teaneck

87.8% of Teaneck’s units were standing before 1980, nearly all of them before New Jersey’s first statewide energy subcode of 1 January 1978. A 1928 colonial and a 1954 cape were both built to no energy standard at all, which is why what we find in them is whatever a later owner happened to add. Bergen County is climate zone 5A, the colder of New Jersey’s two zones, and the counties a few minutes south across the Meadowlands sit in the milder one.

New Jersey adopted the 2024 IECC on 17 August 2026. For new construction it sets R-49 ceilings — the 2021 edition it replaced called for R-60 — walls at R-30 cavity or R-20 plus R-5 continuous, windows at U-0.28, and air leakage of 3.0 air changes per hour at 50 pascals. A complete permit application filed under the old code is still accepted for about six months, until roughly 16 February 2027. R-49 is the ceiling number the state considers right for this climate, and it is what we design to in an existing house as well.

An existing house falls under New Jersey’s Rehabilitation Subcode. Insulating an attic or dense-packing a wall does not require bringing the rest of the house up to current code and does not require a blower-door test. Blown-in or batt insulation installed against the interior finish is ordinary maintenance and needs no permit; spray foam and other foam plastic insulation do need one, which we pull as part of the job.
