Insulation Contractors in Bergenfield, NJ

48.3% of Bergenfield went up in the 1940s and 50s, 3,040 units in the 1950s alone, and 83.9% of the borough predates 1980. Nine thousand six hundred and seventy-seven housing units sit on 2.90 square miles of land, which makes this one of the denser towns we work in and one of the most consistent: block after block of post-war capes and small colonials on narrow lots.

The other half of the picture is who lives in them. 69.9% of units are detached houses, but 11.0% are in two-unit buildings — 1,068 of them — and 70.6% of occupied units are owner-occupied, a lower owner share than the Bergen boroughs around it. A lot of these houses hold two households, and a lot of them have grown upward and downward over the years. That is what we are usually working on here.

The houses we insulate in Bergenfield

The 1950s house is the cape, and it is the most common thing we insulate in the borough. Its weak point is the knee wall: a short stud wall with batts on the room side and open air behind them, floor joists running underneath it out to an eave with no blocking, slopes framed shallow and never baffled, and a low flat attic above the second-floor ceiling. Cold air moves through the eave, under the bedroom floor and into the room. Adding depth to the flat attic does nothing about it, which is why so many owners here have already paid for insulation once and are still cold upstairs.

1,637 units date from the 1940s and 1,696 predate 1940, going back to when the borough was carved out of Englewood and Palisades townships in 1894 and the New York Central still ran passenger trains through on the West Shore line, service that lasted until 1959. Those older houses are balloon framed with plaster and lath, wall cavities open from the sill plate to the attic, board-floored attics and knob-and-tube wiring that has to be checked and often removed before anything is blown or sprayed.

1,167 units came in the 1960s and 580 in the 1970s: split-levels and bi-levels with a bedroom over the garage, a cantilevered bay, and a stepped attic that no one has ever reached. Newer work is thin on the ground — 501 units in the 1980s, 262 in the 1990s, 387 in the 2000s and 367 in the 2010s — and much of the recent building is infill on a lot where a smaller house came down.

Then the buildings we are honest about. 6.7% of units are in buildings of twenty or more and another 6.8% are in buildings of five to nineteen, mostly rental garden apartments along the main roads. Those envelopes belong to an owner or a management company, not to the person in the apartment, and unless that owner is the one calling, they are not a job we can sell. The one- to four-unit houses are, and between the 69.9% detached, the 2.5% attached and the 14.1% in two- to four-unit buildings, they are most of the borough.

Finished attics, finished basements and the second kitchen

Bergenfield has been called the Little Manila of Bergen County, and it shares a growing Modern Orthodox Jewish community with Teaneck next door. Whatever the family, the housing answer to a full house has been the same for seventy years: finish the attic, finish the basement, sometimes add a second kitchen and a separate entrance. 1,068 units in two-unit buildings and 298 in three- and four-unit buildings are the formal version of that; a great many of the detached capes are the informal one.

A finished attic changes the whole insulation problem. The thermal boundary moves from the attic floor up to the roof slopes and the knee walls, and in almost every conversion we see, that move was never completed. Batts get pushed against the underside of the sheathing with no vent channel, the knee-wall doors open into an unsealed triangular space, and the dormer cheeks are left bare. The fix is to pick one plane and make it continuous: either seal and insulate the roof slopes properly with a vent path or foam, or bring the boundary back down to the knee walls and the ceiling with a real air barrier behind them.

A finished basement is the mirror image. The band joist behind the new drywall is usually untouched, the sill plate leaks, and the ceiling was insulated for sound rather than heat. If the lower level has a kitchen or a bathroom, the fans and the range hood need to leave the building rather than dump into the joist bays. 11.9% of occupied units here heat with electricity and 4.2% burn bottled gas, both of which are expensive ways to warm an uninsulated lower level.

We seal before we insulate

Insulation slows heat moving through a surface. It does nothing about air moving through a gap. In a cape with open joist bays at the eave, a foot of new material on the flat attic will not warm the bedroom floor by a degree.

In a Bergenfield cape the sequence is: block the floor joist bays under the knee wall at the eave line, put an air barrier on the back of the knee wall, seal the top plates, the flue and plumbing chases, the ceiling boxes and the attic hatch, baffle the slopes so they can be filled without choking the eave, then insulate knee walls, slopes and flat in that order. In a two-family, add the stair chase and the floor cavity between the units, because air crosses between apartments there and sealing one unit alone does not hold. The rim joist in the basement finishes the job.

If a quote specifies a depth of insulation and never mentions air sealing, it is half a job.

What insulation costs in Bergenfield

Most of our projects run between $3,500 and $12,500. In a cape the number tracks the feet of knee wall and eave that need blocking and sealing and whether the slopes are being filled. In a converted attic it depends on which plane we are making continuous and how much finished surface has to be opened and closed. Open cell foam runs R-3.9 to R-4.2 per inch. Closed cell runs R-6.9 to R-7.1 per inch and also acts as a vapor retarder, which is why it costs more and why it is right in some assemblies and unnecessary in others. All products are manufactured in the United States and meet applicable building code and safety standards. After air sealing and insulating, homeowners typically save 20% or more on heating and cooling.

Insulation rebates in Bergenfield

PSE&G is the electric and the gas utility for the whole borough, which is useful here for a specific reason: 78.8% of occupied units heat with gas, but 11.9% heat with electricity and 4.2% with bottled gas, and because PSE&G bills the electric as well, an electrically heated unit is not shut out of the program the way it would be in a town whose electric comes from someone else.

PSE&G Whole Home Energy Solutions pays up to $7,500 in rebates toward air sealing, insulation and related work, plus 0% on-bill repayment of up to $25,000 — 7 years for projects of $10,000 or less, 10 years above that or for income-qualified customers. It begins with a home energy assessment by a BPI-certified contractor participating in PSE&G’s program, and the contractor sets that assessment fee. PSE&G does not publish per-measure rebate amounts. The program is written for one- to four-unit homes the owner lives in, which covers the capes, the colonials and the two-families, but not the garden apartment blocks.

Separately, PSE&G’s Whole Home Energy Assessment is free once a year for any PSE&G residential customer in a home of fewer than five units: a lighter walk-through with LEDs, a smart thermostat, aerators and attic-hatch insulation installed on the spot. It is not the assessment that opens the rebate, and it is worth having anyway.

PSE&G Home Weatherization installs insulation, air sealing and duct sealing at no cost for households between 250% and 400% of the federal poverty level, or in a low- or moderate-income tract. New Jersey Comfort Partners does the same at or below 250% of the federal poverty guidelines, $82,500 a year for a family of four, in buildings of 1 to 14 individually metered units, and refers homes heated with oil or propane to the state’s Office of Weatherization — which applies to the 3.7% here on oil and the 4.2% on bottled gas. The New Jersey IRA Home Energy Rebates have not launched; the state says they are in development and not open for applications. The federal Section 25C tax credit ended for anything placed in service after 31 December 2025, so there is no federal insulation credit on a 2026 job. Code and climate in Bergenfield

83.9% of Bergenfield was built before 1980, one of the highest pre-1980 shares in the county, and nearly all of that predates New Jersey’s first statewide energy subcode of 1 January 1978. The capes that make up so much of the borough were built to no energy standard at all, and the ones that were re-sided or re-roofed since have usually had nothing added behind the new material. Bergen County sits in climate zone 5A, the colder of New Jersey’s two zones.

New Jersey adopted the 2024 IECC on 17 August 2026. New construction gets R-49 ceilings — the 2021 edition it replaced called for R-60 — walls at R-30 cavity or R-20 plus R-5 continuous, windows at U-0.28 in a 5A county, and air leakage of 3.0 air changes per hour at 50 pascals. A complete permit application filed under the old code is still accepted until about 16 February 2027.

An existing house is governed by New Jersey’s Rehabilitation Subcode: insulating an attic does not require bringing the rest of the house to code and does not require a blower-door test. Blown-in or batt insulation installed against the interior finish is ordinary maintenance with no permit; spray foam and other foam plastic insulation need a permit, which we pull as part of the job. R-49 at the ceiling is what we design to.

When an attic is finished, the insulation line moves from the floor to the slopes and knee walls, and in most conversions the slopes were stuffed with batts against the sheathing, the knee-wall spaces were left open to the eaves, and the dormer cheeks were skipped.
