Insulation Contractors in Hawthorne, NJ

26.3% of Hawthorne’s 8,033 housing units sit in two-unit buildings — 2,114 up-and-down two-families — and another 3.7% are in three- and four-unit buildings. Three units in ten are in a two- to four-family building, in a borough of 3.35 square miles with no rural corner left in it. That is the single fact that shapes how we scope work here, because a two-family is one building with one air path through it, not two apartments that can be treated separately.

The 1940s and 50s are 28.4% of the borough, 16.4% of it in the 1950s alone, and that decade built capes and small ranches on the streets running out toward Goffle, North Hawthorne and Van Winkle. The cape fails at the knee wall: insulation stapled to the room side with nothing sealing its back, joist bays under the knee wall running straight out to a cold eave, rafter slopes with no baffle, and a flat attic above too shallow to stand in. Insulating the flat and skipping the knee walls is why so many second floors here stay cold after somebody has already been paid.

The 20.4% from the 1960s and 70s are splits, bi-levels and ranches with settled loose-fill, unsealed bypasses at the chases and cans, wind-washed eaves and a bedroom over a garage. The 12.1% from the 1980s and 90s, along with the 7.9% of units that are attached houses, include townhouse and duplex forms whose walls are already insulated. In those the job is the party wall where it passes into the attic, the garage ceiling, the unbaffled cathedral slope and the bath fan blowing into the attic.

Hawthorne two-families and the shared stair

A borough with 2,114 two-unit buildings has one recurring scope. The classic Hawthorne two-family is an up-and-down: a front stair or an enclosed rear stair chase serving both floors, one heating plant in the cellar or two sitting side by side, a floor and ceiling assembly between the units, and a shallow attic or low-slope roof over the top apartment. Air moves vertically through that building from the cellar to the ridge, using the stair chase, the plumbing walls and the balloon-framed side walls as the route.

We price and scope a two-family as one building, and we say so before anyone drives out. Sealing the top floor while the cellar and the stair stay open moves the leak rather than stopping it, and the owner of the upstairs unit ends up paying for a job that gets undone from below. The sequence is the stair chase and the floor cavity between the units, then the top plates and chases at the attic plane, then the roof or attic insulation, then the cellar ceiling and the rim.

Where the two units are separately owned or one is rented, that means one conversation with both parties before we start. When only half a building is available to us, we will tell you what that buys and what it does not. Sometimes the honest answer is that the cellar ceiling and the rim in one unit are worth doing on their own, and the attic is not, until the whole building can be done at once.

We seal before we insulate

Insulation slows heat moving through a surface. It does nothing about air moving through a gap. Fill an attic over a balloon-framed Hawthorne house and leave the stud bays open at the top plate, and you have insulated the lid on a chimney.

The order in a pre-1940 house here is: block the open stud bays at the attic floor, seal the top plates, the stair chase, the flue and plumbing chases, the attic hatch and the bath fan, baffle the eaves, then insulate the attic plane to depth, then the rim joist and the cellar ceiling. In a 1950s cape it starts at the knee walls — block the joist bays at the eave, air-seal the back of the knee wall, baffle the slopes — and only then does the flat attic get filled.

If a quote specifies a depth of insulation and never mentions air sealing, it is half a job.

What insulation costs in Hawthorne

Open cell foam runs R-3.9 to R-4.2 per inch. Hawthorne is PSE&G territory for both electric and gas, so there is one program and one utility to deal with. With 87.5% of the borough on gas heat, the gas bill is where the saving shows up.

PSE&G Whole Home Energy Solutions pays up to $7,500 in rebates toward air sealing, insulation and the related envelope work, plus 0% on-bill repayment of up to $25,000 — seven years for projects of $10,000 or less, ten years above that or for income-qualified customers. It starts with a home energy assessment by a BPI-certified contractor participating in PSE&G’s program, and the contractor sets that assessment fee. PSE&G does not publish per-measure amounts, so up to $7,500 is as precise as anyone can plainly be. The program is written for one- to four-unit homes that the owner lives in, which covers the two-families and three-families that are 30.0% of this borough.

Separately, PSE&G’s Whole Home Energy Assessment is free once a year for any PSE&G residential gas or electric customer in a home of fewer than five units. It is a walk-through with small items installed on the spot rather than the modeled assessment the rebate is built on, and it is worth taking either way.

For income-qualified households the work costs nothing. PSE&G Home Weatherization installs insulation, air sealing and duct sealing at no cost for households between 250% and 400% of the federal poverty level, or in a low- or moderate-income census tract, or in NJ SHARES. New Jersey Comfort Partners does the same at or below 250% of the federal poverty guidelines, $82,500 a year for a family of four, in buildings of 1 to 14 individually metered units — which is most of Hawthorne’s two- and three-family stock. Homes on oil, propane or kerosene are referred to the state’s Office of Weatherization instead.

The New Jersey IRA Home Energy Rebates have not launched. The state’s page still says the programs are in development and not open for applications. The federal Section 25C tax credit ended for anything placed in service after 31 December 2025, so there is no federal insulation credit on a 2026 job. Passaic County is climate zone 5A, the colder of the state’s two zones.

New Jersey adopted the 2024 IECC on 17 August 2026. For new construction it calls for R-49 ceilings — the 2021 edition it replaced asked for R-60 — walls at R-30 in the cavity or R-20 plus R-5 continuous, windows at U-0.28 in the 5A counties, and air leakage of 3.0 air changes per hour at 50 pascals. A complete permit application filed under the old code is accepted until about 16 February 2027. R-49 is what we design to.

An existing house falls under New Jersey’s Rehabilitation Subcode: insulating an attic does not oblige you to bring the rest of the house to current code and needs no blower-door test. Blown-in or batt insulation installed against the interior finish is ordinary maintenance with no permit; spray foam and other foam plastic insulation need a permit, which we pull with the borough as part of the job.
