Insulation Contractors in Wayne, NJ

One in four Wayne homes was built in the 1960s. That is 25.0% of the township’s 19,396 housing units from a single decade, and with the 1970s the cohort reaches 34.4%, the largest in Wayne. The median home dates from 1967. It is a township of detached houses, 67.6% of the stock and 13,107 units, and 78.6% of occupied units are owner-occupied. The house that decade put on the old farm tracts, after Interstate 80 came through the south of the township, is the split-level and its cousin the bi-level, and that is the house we insulate most in Wayne.

The rest of the stock frames it. 24.9% is 1940s and 50s: capes and ranches on the first subdivided farms, and the summer bungalows around Packanack Lake and Pines Lake that were converted to year-round houses during World War II. 25.7% is 1980s and 90s, 14.2% from the 1990s alone, and that cohort holds most of the 1,881 attached units, 9.7% of the township, that are townhouses. 7.2% predates 1940. 12.6% of units sit in buildings of twenty or more, and there are 188 mobile homes, 1.0% of the stock.

The houses we insulate in Wayne

Wayne stayed agricultural through the 18th and 19th centuries, with the Morris Canal running through its southwest corner until the railroad replaced it. Route 23 and Route 46 were built across the township during the Depression, and after the war the farms went to subdivisions. Preakness, where a Thoroughbred breeding operation stood in 1868, Lower Preakness, Point View, Mountain View, Pompton Falls and Two Bridges are the names on those streets now.

The 1960s split-level is the Wayne house. Three or four short flights of stairs, a garage tucked under the bedroom wing, a living room cantilevered a foot or two past the foundation, and a low half-story attic over the bedrooms with settled loose-fill or a thin batt. It fails at every change of level. The bedroom floor over the garage has open joist bays with a batt that fell years ago; the cantilever is open to the outside at its ends; the short knee wall where the bedroom attic meets the upper-level ceiling has no air barrier; the rim joist behind the family room is bare. The bi-level, or raised ranch, has a different weak spot: its lower level is half below grade behind a block wall, the rim joist sits on top of that wall with nothing on it, and the lower-level ceiling is open to the floor above, so a leak at the rim moves through the whole house.

The 1940s and 50s ranches and capes, 24.9% of the township, fail the way they do everywhere: the cape at the knee wall, with joist bays open to the eave and unbaffled slopes, and the ranch across one long attic where the loose-fill has settled and every top plate, chase and bath fan is a bypass.

The 1980s and 90s stock, 25.7%, is colonials and townhouses. Their walls carry the code-minimum batts of their decade, so the walls are rarely the job. The attic air handler and its ducts are, along with the cathedral ceiling built without baffles, the bonus room over the garage, and in a townhouse the party wall that runs up into the attic unsealed between neighbors. 7.2% of Wayne predates 1940, and in those houses we assume balloon framing and knob-and-tube until we have seen the wall. The 188 mobile homes have a belly board and skirting instead of a basement, and we insulate those too.

Lake bungalows that became year-round houses

In the early 20th century Wayne was a vacation retreat: New Yorkers came out by train to stay in bungalows along the lakes, and the township still has distinct communities around Packanack Lake, Pines Lake, Lions Head Lake, Tom’s Lake and the Wayne half of Pompton Lake. During World War II those summer bungalows were converted to year-round residences for people moving to Wayne to work in war industries, and many still stand, some behind two or three later additions.

A summer house was never meant to hold heat. The original bungalow has 2×4 rafters with a finished ceiling nailed straight to them and no cavity worth filling, a porch closed in with single-pane sash and no insulation in its floor, and piers or a shallow crawl space under the whole thing. The additions were built to the codes of their own decades, so a Packanack Lake house can have a 1920s core, a 1950s wing and a 1990s great room, each with a different attic and a different problem. We map that before we quote it. The crawl space usually decides the job: seal the vents, put closed-cell foam on the crawl walls, and the house stops pulling damp air up through the floor.

The river houses are the other Wayne case. The Passaic River often floods near Willowbrook Mall and the riverside neighborhoods, and a lower level that has been wet gets the flood treatment: seal and insulate the underside of the first-floor deck, keep the insulation above the water line, and put no closed-cell foam on a wall that floods.

We seal before we insulate

Insulation slows heat moving through a surface. It does nothing about air moving through a gap. Fill a split-level’s bedroom attic to R-49 and leave the garage ceiling open below it, and the bedroom is as cold as it was.

In a Wayne split the sequence is: seal and insulate the garage ceiling under the bedrooms; close the ends of the cantilever; put an air barrier on the short knee wall between the two attics; seal the top plates, the plumbing and flue chases, the bath fans and recessed lights at each ceiling plane; seal the rim joist behind the family room; then insulate the attics to depth. In a bi-level it starts at the rim on top of the block wall, because that one joint feeds every other leak in the house.

If a quote specifies a depth of insulation and never mentions air sealing, it is half a job.

What insulation costs in Wayne

Most of our projects run between $3,500 and $12,500. In a split-level the number moves with the count of small attics and the garage ceiling, since a split has three or four ceiling planes where a ranch has one. Open cell foam runs R-3.9 to R-4.2 per inch. Closed cell runs R-6.9 to R-7.1 per inch and also acts as a vapor retarder, which is why it costs more and why it is right in some assemblies and unnecessary in others. All products are manufactured in the United States and meet applicable building code and safety standards. After air sealing and insulating, homeowners typically save 20% or more on heating and cooling.

Insulation rebates in Wayne

Wayne is PSE&G territory for gas throughout, and PSE&G for electricity across most of the township. JCP&L serves a northern slice, roughly a sixth of the land area, and your electric bill settles which one you have.

For a PSE&G gas and electric house the money is PSE&G Whole Home Energy Solutions: up to $7,500 in rebates toward air sealing, insulation and related work, plus 0% on-bill repayment of up to $25,000 over 7 or 10 years. It starts with a home energy assessment by a BPI-certified contractor participating in PSE&G’s program, and the contractor sets the assessment fee. PSE&G does not publish what each measure pays. Separate from that, PSE&G’s Whole Home Energy Assessment is free for any PSE&G residential gas or electric customer in a home of fewer than five units: a walk-through with small items installed on the spot.

A house with JCP&L electricity and PSE&G gas can go through either utility’s program. Since the heat is gas, start with PSE&G and confirm with JCP&L. JCP&L Whole Home Energy Solutions pays up to $7,500, figured as $2,000 for a modeled five percent energy saving plus $200 for every point above that, capped at half the project cost, with 0% on-bill financing of $2,500 to $25,000 through a contractor participating in the program.

Two no-cost programs sit under those. PSE&G Home Weatherization installs insulation, air sealing and duct sealing at no cost for households between 250% and 400% of the federal poverty level. New Jersey Comfort Partners does the same for households at or below 250% of the federal poverty guidelines, $82,500 a year for a family of four; homes heated with oil or propane, 2.4% and 1.3% of Wayne, are referred to the state’s Office of Weatherization instead.

The New Jersey IRA Home Energy Rebates have not launched. The state says they are still in development, so they are not available. The federal Section 25C tax credit ended for anything placed in service after 31 December 2025; there is no federal insulation credit on a 2026 job, whatever a flyer says. Code and climate in Wayne

66.5% of Wayne’s housing went up before 1980, and the 1960s split was built before New Jersey’s first statewide energy subcode of 1 January 1978, so whatever batt is in its walls was the builder’s choice, not a requirement. Passaic County is climate zone 5A, with Bergen, Morris and Sussex; Essex, across the southern line, is 4A.

New Jersey adopted the 2024 IECC on 17 August 2026. For new construction it sets R-49 ceilings — the 2021 edition it replaced called for R-60, and a complete permit application filed under the old code is still accepted until about 16 February 2027 — with walls at R-30 in the cavity or R-20 plus R-5 continuous, windows at U-0.28, and air leakage of 3.0 air changes per hour at 50 pascals. R-49 is the number the state considers right for this climate, and it is what we design to.

A house already standing falls under New Jersey’s Rehabilitation Subcode: insulating the attic does not require bringing the rest of the house to code and does not require a blower-door test. Blown-in or batt insulation installed against the interior finish is ordinary maintenance with no permit; spray foam and other foam plastic insulation need a permit, which we pull as part of the job.

The bedroom over our garage in Wayne is cold every winter. Is that an insulation problem?

Mostly an air problem. The joist bays under that bedroom are open at the garage wall and at the cantilever, so outdoor air runs under the floor whatever batt is hanging there. The fix is to seal both ends of every bay, foam or dense-pack the bays, and put a continuous air barrier on the garage ceiling, then look at the short knee wall behind the bedroom, which usually leaks too. Done in that order the room holds heat; a new batt without the sealing changes almost nothing.
