Insulation Contractors in Old Bridge, NJ

Old Bridge tripled in one decade. It had 7,365 people in 1950 and 22,772 by 1960 as the farms went under subdivisions, and the housing still shows it: 22.0% of the township’s 26,622 units were built in the 1960s, the single largest decade, and 33.5% in the 1960s and 70s together. The median unit dates from 1972. 21.2% came in the 1940s and 50s, 28.0% in the 1980s and 90s, 12.8% since 2000, and only 4.5% predates 1940. 59.2% of the township was standing before 1980.

57.1% of the stock is detached houses and 12.1% is attached — 3,230 townhouse and duplex units, one of the larger attached shares in the county. Another 7.9% sits in three- and four-unit buildings and 9.4% in buildings of ten to nineteen. 69.9% of occupied units are owner-occupied, and gas heats 83.0% of them, electricity 10.8% and oil 3.4%.

What that adds up to is a township of split-levels, bi-levels and ranches from the boom, a second wave of colonials and townhouses from the 1980s, and a bay shore where the water table changes the job.

The houses we insulate in Old Bridge

The township was Madison Township until a 1975 referendum renamed it, and it still reads as a collection of separate places: Laurence Harbor on Raritan Bay, Madison Park, Browntown, Parlin, Cheesequake, Sayre Woods South, Runyon and the Old Bridge CDP in the middle. The 1,193 units that predate 1940, 4.5% of the stock, are scattered among them — farmhouses from the mill and clay era, like the 1831 Cottrell homestead on Route 516. In a house that age we assume balloon-framed stud bays open from sill to attic and block the tops before anything else, and old wiring comes out before a wall gets filled.

21.2% came in the 1940s and 50s, 18.8% of it in the 1950s, the decade the boom started. Those are capes and small ranches. The cape fails at the knee wall: batts on the room side with no air barrier behind them, joist bays running out to the eave under the bedroom floor, unbaffled slopes and a shallow flat attic. The ranch fails across one low attic where the loose-fill has settled below the joist tops, with the bath fan discharging into it and the top plates open over every partition.

The 1960s built 22.0% and the 1970s 11.5%, and that is the heart of our work here: the split-level and the bi-level on a quarter-acre lot. Both have the same two failures. A bedroom or den sits over the garage with the joist bays under it open at the header, so the floor is cold whatever the thermostat says. The lower level sits half below grade against an uninsulated foundation wall with the rim joist above it open into the garage. Add the cantilevered bay, the half-flight attic blown once in the 1970s, and the recessed lights added later.

17.5% went up in the 1980s and 10.6% in the 1990s, when Route 18 was extended toward the shore and the second wave of colonials and townhouse rows arrived. Those have R-11 to R-13 walls and R-19 to R-30 attics, so the walls are not the job. The air handler and the ducts sit in the vented attic, and duct leakage up there heats the attic rather than the bedrooms. Near Laurence Harbor, Cheesequake Creek and the bay, crawl spaces and shallow basements are common, and a crawl with standing water gets the floor above it sealed and insulated rather than the walls encapsulated.

Townhouses, condos, and where your ownership stops

12.1% of Old Bridge is attached housing and another 7.9% sits in buildings of three or four units. That is a big share of the township, and it changes two things about the work.

The first is the party wall. In a townhouse row the wall between units carries up into the attic and is usually open at the top, so your attic air and your neighbor’s mix freely. It was built to stop fire, not air. We close it at the attic plate on your side, seal the top plates and the can lights along it, then insulate the attic plane. In an end unit the exposed gable wall matters too.

The second is who owns the roof. In a fee-simple townhouse the attic is yours to the ridge and the decision is yours. In a condominium the attic, the roof and sometimes the exterior wall belong to the association, and the first call is to the property manager to learn where your ownership stops. It matters for rebates too: the utility programs are written for owner-occupied homes of one to four units, so a house, a townhouse and a unit in a three- or four-unit building all qualify, while the 7.3% of Old Bridge in buildings of twenty units or more does not.

We seal before we insulate

Insulation slows heat moving through a surface. It does nothing about air moving through a gap. Blow another foot of loose-fill over an attic floor with open top plates and a chimney chase, and the house leaks at the same rate.

In an Old Bridge split-level the order is: seal the top plates, the plumbing and flue chases and the recessed lights in the upper attic, vent the bath fan outside, block and seal the joist bays under the room over the garage, seal the garage ceiling, then the rim joist and the cantilever in the lower level. Then insulate — the attic to R-49, the garage ceiling, the rim. In a cape the sequence starts at the knee walls; in a townhouse it starts at the party wall.

If a quote specifies a depth of insulation and never mentions air sealing, it is half a job.

What insulation costs in Old Bridge

Open cell foam runs R-3.9 to R-4.2 per inch. Closed cell runs R-6.9 to R-7.1 per inch and also acts as a vapor retarder, which is why it costs more and why it is right in some assemblies and unnecessary in others. Insulation rebates in Old Bridge

In Old Bridge the two bills come from two companies: electricity from JCP&L, gas from PSE&G, with New Jersey Natural Gas holding a partial franchise over roughly a seventh of the township. With 83.0% of the township on gas heat, start with the utility that bills your heating fuel and confirm with the other; a house served by two can go through either one’s Whole Home program.

PSE&G Whole Home Energy Solutions offers up to $7,500 in rebates toward air sealing, insulation and related work, plus interest-free on-bill repayment of up to $25,000 over seven years on projects of $10,000 or less and ten years above that. It begins with a home energy assessment by a BPI-certified contractor in PSE&G’s program, priced by the contractor; PSE&G does not publish per-measure amounts. PSE&G’s Whole Home Energy Assessment is a separate free walk-through, with small items installed on the spot, for any PSE&G residential customer in a home of fewer than five units.

JCP&L Whole Home Energy Solutions publishes its formula: up to $7,500 in rebates, $2,000 for a modeled saving of five percent plus $200 for every percentage point above that, capped at half the project cost, plus interest-free on-bill financing of $2,500 to $25,000 over 36, 60 or 84 months up to $10,000 and 120 months above that. A participating contractor does the audit and JCP&L does not publish its fee. JCP&L’s Whole Home Energy Assessment is a free walk-through for customers who own their home. On a New Jersey Natural Gas block, its SAVEGREEN program runs the same formula with a free assessment once a year.

No-cost work sits below all of it. JCP&L Home Weatherization for Income-Qualified Customers covers up to $14,000 in upgrades and $2,500 in health and safety repairs between 250% and 400% of the federal poverty guidelines, in one- to four-unit homes at least five years old; PSE&G Home Weatherization covers the same band. New Jersey Comfort Partners works at or below 250%, $82,500 a year for a family of four in 2026, and refers the 3.4% of Old Bridge that heats with oil to the state’s Office of Weatherization. New Jersey’s IRA Home Energy Rebates have not launched — the state says they are in development and not open for applications.

Code and climate in Old Bridge

59.2% of Old Bridge was built before 1980, and the great majority of that before New Jersey’s first statewide energy subcode of 1 January 1978 — so the split-levels of the 1960s boom, the largest group of houses in the township, went up with no insulation requirement at all. Middlesex County is climate zone 4A, as is Monmouth across the southern border.

New Jersey adopted the 2024 IECC on 17 August 2026. For new construction it sets R-49 ceilings — the 2021 edition it replaced called for R-60, and a complete permit application filed under the old code is still accepted until about 16 February 2027 — walls at R-30 in the cavity or R-20 plus R-5 continuous, windows at U-0.30 in the 4A counties, and air leakage of 3.0 air changes per hour at 50 pascals. R-49 is what the state considers right for this climate, and it is what we design to.

An existing house falls under New Jersey’s Rehabilitation Subcode. Insulating an attic does not require bringing the rest of the house to code and does not require a blower-door test. Blown-in or batt insulation against the interior finish is ordinary maintenance with no permit; spray foam and other foam plastic insulation need a permit, which we pull as part of the job.

Our Old Bridge split-level has a freezing bedroom over the garage. What fixes it?

Air, not depth. The joist bays under that floor are almost always open at the header where they meet the outside, so winter air runs straight under the room and no amount of batting between the joists stops it. The fix is to block and seal each bay at the perimeter, seal the garage ceiling and the door between garage and house, and then insulate the floor assembly. The cantilever below the bay window gets the same treatment. That bedroom is the most common comfort complaint in these houses, and it is a one-day job.
