24.1% of Brick’s housing went up in the 1970s alone, and that decade sits in the middle of a long run: 38.6% of the 33,331 units are 1960s and 70s, 17.8% are 1940s and 50s, and 59.3% of Brick was standing before New Jersey’s first statewide energy subcode of 1 January 1978. The median unit dates from 1976.
Only 9.0% of Brick has been built since 2000, the smallest new-build share on our Ocean County list. So the township is almost entirely houses framed before insulation was required or while the requirement was thin: a settled attic, an open eave, a crawl space with its vents open.
78.2% of units are detached, 11.0% attached, 82.1% owner-occupied, and gas heats 81.7% of them. One owner, one gas bill, one attic — and on many streets, water at the end of the yard.
The houses we insulate in Brick
Of the 33,331 units, 2.9% predate 1940, 17.8% are 1940s and 50s, 38.6% are 1960s and 70s, 31.7% are 1980s and 90s and 9.0% have gone up since 2000. Oil heats just 2.0% of occupied units and electricity 13.9%. There are 119 mobile homes, and the 5.3% in buildings of twenty or more is not our work.
The Garden State Parkway opened in 1954, and the boom that followed ran from the 1950s into the 1980s and built most of what stands today, including Lake Riviera, Laurelton and Baywood. The 17.8% from the 1940s and 50s is the front of that wave, mixed with older shore cottages around Osbornville, Herbertsville and Burrsville. Those are capes and story-and-a-half houses, and the cape fails at the knee wall: insulation on the room side with no air barrier behind it, joists running out under it to an open eave, unbaffled slopes, a shallow flat attic above.
The 38.6% from the 1960s and 70s is the Brick house. On this coastal plain it is a ranch, a raised ranch or a split on a slab or shallow crawl space, not a full basement. The attic is a long low plane with loose-fill settled to half its depth, no baffles at the eaves so the wind washes the edges, and every bypass open: the hatch, the top plates, the bath fan, the flue chase. The crawl space below has a dirt floor, foundation vents open all year, fiberglass sagging out of the joists and ductwork running through it, which is why the floor is cold in February and the house smells damp in July. A raised ranch adds the bedroom over the garage, its joist bays open to cold.
The 31.7% from the 1980s and 90s is the colonial and the contemporary, with R-11 to R-13 walls and an attic at R-19 to R-30. Their walls are not the sale. What fails is the air handler and ducts sitting in a vented attic, the cathedral slope with no baffle at the eave, the bonus room over the garage, and the rim. The 11.0% that is attached — townhouses and the paired one-story homes of communities such as Greenbriar — adds the party wall, which usually stops at the ceiling and leaves the attic open from one home to the next.
Lagoons, the barrier beaches and a roof under thirty inches of snow
A fifth of Brick’s area is water. The Metedeconk River runs through it, Barnegat Bay is on its east side, and streets at Shore Acres, Riviera Beach, Baywood, Cherry Quay, Havens Cove and West Mantoloking sit on lagoons and bulkheads. Brick Ocean Beaches I, II and III sit across the water on the Barnegat Peninsula, not connected to the township by land. In October 2012 Sandy hit the barrier island and the waterfront properties hardest; buildings including the Shore Acres Yacht Club took major damage and some came down.
On a waterfront house the rule is not the rule inland: the insulated line is the floor deck, not the wall under it. If a crawl space, garage or enclosure below the house has flooded or can flood, we seal and foam the underside of the subfloor with closed cell, bring the ducts and water lines inside that layer, and leave the space below flood-vented and bare. Fiberglass under a floor near the bay wicks, sags and falls out. On the peninsula, add the seasonal cottage turned year-round house: no wall insulation and roof slopes with no ventilation path, foamed from inside.
Brick also gets the snow. The December 2010 blizzard dropped 30 inches here, the highest total in the state, and in February 2026 another 24 to 30 inches fell and left parts of the township without power for as long as fifteen hours. Snow on a leaky attic melts where warm air escapes near the ridge, runs to a cold eave and refreezes, and the ice dam that forms pushes water back under the shingles. The cure is air sealing, baffled eaves and depth — not heat cable along the gutter. And when the power goes out for fifteen hours, a sealed house holds its temperature far longer than it did before.
We seal before we insulate
Insulation slows heat moving through a surface. It does nothing about air moving through a gap. Bring a 1970s attic up to R-49 with the hatch bare and a dozen can lights open, and the ceiling still leaks what it always leaked.
In a Brick ranch the order is: seal the attic plane first — top plates, hatch, bath fan, chases, light fixtures — then baffle the eaves, then blow the attic to depth. Then go under: close the crawl space vents, seal the rim and sill, lay a vapor retarder on the dirt and foam the crawl space walls. In a cape, block the joist bays under the knee wall at the eave and put an air barrier on its back side first. On the water, seal and foam the floor deck.
If a quote specifies a depth of insulation and never mentions air sealing, it is half a job.
What insulation costs in Brick
Most of our projects run between $3,500 and $12,500. In a Brick ranch the number moves with attic area, the bypass count, and whether the crawl space is being encapsulated, a job of its own. A cape is priced on feet of knee wall and eave to block and whether the slopes get filled. A waterfront or raised house is priced on floor area and the ducts under it; closed cell under a floor costs more per square foot than loose-fill. See how much spray foam insulation costs.
Open cell foam runs R-3.9 to R-4.2 per inch. Closed cell runs R-6.9 to R-7.1 per inch and also acts as a vapor retarder, which is why it costs more and why it is right in some assemblies and unnecessary in others. All products are manufactured in the United States and meet applicable building code and safety standards. After air sealing and insulating, homeowners typically save 20% or more on heating and cooling.
Insulation rebates in Brick
Your electric bill in Brick comes from JCP&L and your gas bill from New Jersey Natural Gas. Each administers Whole Home Energy Solutions, the one statewide program, written for owner-occupied buildings of one to four units. When two companies bill one house, either can take the project; pick the one that bills you for heat. That is New Jersey Natural Gas for the 81.7% of Brick on gas, since its program requires gas heat, and JCP&L for the 13.9% running on electricity.
The gas side, New Jersey Natural Gas Whole Home Energy Solutions under the SAVEGREEN name, is worth up to $7,500 in rebates on one project. The arithmetic: $2,000 at a modeled five percent saving, another $200 for each point beyond that, never more than half what the job costs, and behind it 0% on-bill repayment of up to $25,000 on a term the utility does not publish. Insulation and air sealing must be in the project, installed by June 30, 2027, through a participating contractor. Separately, a free Whole Home Energy Assessment walk-through is yours once every twelve months as a New Jersey Natural Gas residential customer.
On the electric side, JCP&L Whole Home Energy Solutions uses the same formula to the same $7,500 ceiling and adds 0% on-bill financing of $2,500 to $25,000, repaid over 36 to 120 months. The audit is done by a participating contractor at a fee JCP&L leaves unpublished, and its free Whole Home Energy Assessment walk-through is open to residential customers who own the home.
Below the rebates, work done for nothing. New Jersey Natural Gas Home Weatherization covers up to $14,000 of insulation and air and duct sealing for income-qualified customers who heat with its gas. JCP&L Home Weatherization for Income-Qualified Customers runs to $14,000 of upgrades and $2,500 of health and safety repairs, free, for households from 250% to 400% of the federal poverty guidelines. New Jersey Comfort Partners picks up households at or under 250% of those guidelines, $82,500 a year for a family of four in 2026, and sends the 2.0% of Brick on oil to the state’s Office of Weatherization instead.
The New Jersey IRA Home Energy Rebates have not launched. The state page still describes them as in development and closed to applications. Federal Section 25C is finished as well: anything placed in service after 31 December 2025 earns no credit. More in our New York and New Jersey rebate guide.
Code and climate in Brick
59.3% of Brick went up before 1980, nearly all of it before that subcode, so the Lake Riviera ranch and the Osbornville cape were built with no insulation requirement at all. Ocean County is climate zone 4A; Bergen and the northwestern counties are 5A.
New Jersey adopted the 2024 IECC on 17 August 2026. For new construction it sets R-49 ceilings — the 2021 edition it replaced called for R-60, and a complete permit application filed under the old code is still accepted until about 16 February 2027 — with walls at R-30 in the cavity or R-20 plus R-5 continuous, windows at U-0.30, and air leakage of 3.0 air changes per hour at 50 pascals. R-49 is what we design an attic to.
A house already standing falls under New Jersey’s Rehabilitation Subcode: insulating an attic does not require bringing the rest of the house to code or a blower-door test. Blown-in or batt insulation against the interior finish is ordinary maintenance with no permit; spray foam needs a permit, which we pull as part of the job. A house elevated after Sandy carries its own elevation paperwork; foam under the floor does not change it.

Go first to whichever one heats you, which here is usually New Jersey Natural Gas. Income-qualified households can have the work done free through Comfort Partners or either weatherization program. The state IRA rebates are not open, and federal 25C ended after 31 December 2025.
We get ice dams on the back of the house every winter. Will insulation stop them?
Insulation alone usually will not. An ice dam is made by warm air leaking into the attic, melting snow high on the roof, and that water refreezing at the cold eave. If the leaks stay open, more insulation just changes where the melting starts. The order that works is: seal the attic plane; open and baffle the eaves so outside air washes the underside of the deck; then bring the attic to depth. Heat cable in the gutter treats the symptom and runs up your bill.
