Insulation Contractors in Montclair, NJ

58.8% of Montclair’s 16,053 housing units were standing before 1940. That is 9,446 units, the largest pre-war share of any Essex County town we cover, and it puts the median Montclair home at 1938. Only 14.1% of the stock is 1940s and 50s, 12.6% is 1960s and 70s, 5.6% is 1980s and 90s, and 8.9% has been built since 2000. 85.5% of the township predates 1980.

Half the units, 50.4%, are detached houses, and 8,088 of them is a lot of pre-war frame. Another 19.3% sit in two- to four-family buildings, 1,691 of them two-unit, and 14.3% are in buildings of twenty or more, the apartment blocks around the commercial centers. 59.9% of units are owner-occupied. Gas heats 74.7% of homes and electricity 13.3%, and oil still heats 7.5%, the second-highest oil share of the Essex towns we cover.

So the Montclair job is the pre-war house: balloon-framed walls, a third floor or a walk-up attic under a hip roof, plaster on lath, a stone cellar, and wiring that may still be knob-and-tube exactly where the insulation has to go. The 1950s cape and the 1960s split exist here, but they are the exception.

The houses we insulate in Montclair

Montclair was formed out of Bloomfield in 1868 so that a second railroad could be built to it, and the housing followed the stations: Lackawanna Plaza at the east end of Montclair Center, which once housed the Lackawanna railway station, then Walnut Street, Watchung Avenue and Upper Montclair. The streets between those stations were built out before 1940, and 9,446 units from that period still stand, in Upper Montclair north of Watchung Avenue, on the tighter grid around Church Street and Six Corners, and in the South End around Cedar Avenue and Orange Road. The house is a frame colonial, a foursquare, a Tudor or a shingle house, and every one of them was built with empty walls.

The studs in those walls run from the sill to the attic without a fire stop, so each cavity is a chimney: cellar air enters at the sill, rises through the bay, and leaves into the attic at the top plate. The attic is usually floored, sometimes finished as a third floor, with knee walls and slopes that were never meant to hold insulation. The fix begins at the top of each stud bay and at the sill, not with a hose through the siding. A house that has never been rewired is likely to still have knob-and-tube in the attic floor; insulation cannot go over it, so we test before we quote.

The stucco, stone and brick-veneer houses need a different answer. There is no cavity to fill in a solid masonry wall and we do not drill a stucco face; the work is the attic plane, the knee walls, the cellar ceiling and the rim, and any frame addition at the back. The 14.1% built in the 1940s and 50s, capes in the pockets still open then, fails at the knee wall, the joist bays open to the eave and the unbaffled slopes. The 12.6% from the 1960s and 70s is the split-level with settled loose-fill and a cold bedroom over the garage. And with 7.5% of Montclair on oil, a large pre-war house with a boiler in the cellar repays air sealing and attic insulation faster than any gas house does.

On the slope of First Mountain: hillside houses and the brooks

Montclair sits on the east side of the First Mountain of the Watchung Mountains. Its western border runs along the ridge from Eagle Rock to the Passaic County line, the township drops from that ridge toward Bloomfield, and five brooks run east across it: Pearl Brook in the northwest, Yantacaw Brook in the northeast, Toney’s Brook through the center, Nishuane Brook in the southeast and Wigwam Brook in the southwest.

That slope shapes the cellar. A house on the upper streets is cut into the hill, with one foundation wall buried and the opposite wall standing above grade, often with a garage or a walk-out under the living space. The exposed wall and the rim above it lose heat like a wall, not a foundation, and the floor over that garage has open joist bays to the outside. We insulate the above-grade wall and the rim with closed cell foam and close the garage ceiling; the buried wall usually needs sealing at the sill and nothing more.

Down along the brooks the cellar question is water. A stone cellar near Toney’s Brook or Nishuane Brook that takes water in a storm gets the wet-basement scope: seal and insulate the first-floor deck from below, insulate the rim, and leave the foundation walls alone. No closed cell foam goes on a wall that floods. The mountain also shelters the town, blocking wind from Verona and Cedar Grove on its far side so that Montclair runs one or two degrees warmer, but a house on the ridge itself gets the weather from both sides.

We seal before we insulate

Insulation slows heat moving through a surface. It does nothing about air moving through a gap. Blow a pre-war attic floor full and leave the stud bays open to it, and the cellar air keeps rising through the walls into the new insulation, carrying heat and moisture with it.

In a balloon-framed Montclair house the sequence is: block the top of every stud bay at the attic floor and every bay at the sill in the cellar, seal the chimney chase, the plumbing stacks and the attic stair, seal the knee walls and baffle the slopes if the attic is finished, then insulate the attic floor or the roof plane. Then the rim joist. Only after that do the walls come up, and only if the wiring allows it.

If a quote specifies a depth of insulation and never mentions air sealing, it is half a job.

What insulation costs in Montclair

Most of our projects run between $3,500 and $12,500. In a pre-war Montclair house the number moves with the count of stud bays to block, whether the attic is a floored flat or a finished third floor with knee walls and slopes, and whether the walls are being dense-packed from inside. A house cut into the hill adds an above-grade foundation wall and a garage ceiling. What spray foam costs breaks out the foam side of the price.

Open cell foam runs R-3.9 to R-4.2 per inch. Closed cell runs R-6.9 to R-7.1 per inch and also acts as a vapor retarder, which is why it costs more and why it is right in some assemblies and unnecessary in others. All products are manufactured in the United States and meet applicable building code and safety standards. After air sealing and insulating, homeowners typically save 20% or more on heating and cooling.

Insulation rebates in Montclair

Montclair is PSE&G territory for both electric and gas, from the South End to Upper Montclair. 74.7% of the township heats with gas, so for most owners the rebate and the bill it lowers come from the same company.

PSE&G Whole Home Energy Solutions offers up to $7,500 in rebates toward air sealing, insulation and related work, plus 0% on-bill repayment of up to $25,000, over 7 years for projects of $10,000 or less and 10 years above that or for income-qualified customers. It is written for one- to four-unit homes the owner lives in, so a Montclair two-family with the owner downstairs qualifies and a unit in a large apartment building does not. Every project must include air sealing and the insulation the assessment calls for. It starts with a home energy assessment by a BPI-certified contractor participating in PSE&G’s program, and the contractor sets the assessment fee. PSE&G does not publish what each measure pays.

PSE&G’s Whole Home Energy Assessment is free: a no-cost walk-through, with small items installed on the spot, for any PSE&G residential gas or electric customer in a home of fewer than five units. PSE&G Home Weatherization installs insulation, air sealing and duct sealing at no cost for households between 250% and 400% of the federal poverty level. New Jersey Comfort Partners does the same for households at or below 250% of the federal poverty guidelines, $82,500 a year for a family of four in 2026, in buildings of 1 to 14 individually metered units; the 7.5% of Montclair on oil is referred to the state’s weatherization office instead.

New Jersey’s IRA Home Energy Rebates have not launched. The state says they are in development and not yet open for applications, so they are not available. The federal Section 25C tax credit ended for anything placed in service after 31 December 2025; there is no federal insulation credit on a 2026 job, whatever an advertisement says. Code and climate in Montclair

85.5% of Montclair’s housing went up before 1980, and the pre-war majority went up before New Jersey’s first statewide energy subcode of 1 January 1978, with no insulation requirement at all. Essex County is climate zone 4A; Passaic County over the ridge, and Bergen and Morris beyond it, are 5A.

New Jersey adopted the 2024 IECC on 17 August 2026. For new construction it sets R-49 ceilings — the 2021 edition it replaced called for R-60, and a complete permit application filed under the old code is still accepted until about 16 February 2027 — with walls at R-30 cavity or R-20 plus R-5 continuous, windows at U-0.30 in the 4A counties, and air leakage of 3.0 air changes per hour at 50 pascals.

Existing homes fall under New Jersey’s Rehabilitation Subcode. Insulating the attic of a pre-war colonial does not require bringing the rest of the house to code or a blower-door test. Blown-in or batt insulation against the interior finish is ordinary maintenance with no permit; spray foam and other foam plastic insulation need a permit, which we pull as part of the job. R-49 is the number the state considers right for this climate, and it is what we design to.

Our pre-war Montclair house still has knob-and-tube in the attic. Can you insulate around it?

Not over it. Knob-and-tube sheds its heat into open air, and burying it in cellulose or foam is a fire risk the code does not allow. The sequence is an electrician first, to replace the live runs in the attic floor and in any wall we plan to fill, then us. If the old wiring is dead and disconnected, it can stay where it is. We check with a tester before we quote, so the price you see already includes the right order of work.
