Insulation Contractors in Cedar Grove, NJ

35.2% of Cedar Grove was built in the 1950s. That is 1,785 of the township’s 5,075 housing units in a single decade, and with the 571 units from the 1940s it makes 46.4% of the township one post-war cohort. Only 9.9% predates 1940. The median Cedar Grove home dates from 1958.

Cedar Grove was a farming community that became one of Essex County’s destination suburbs in the 1950s and 60s for people leaving Newark and New York City. The North End, the central section around the business district, and the South End toward the Verona border, where the houses sit closest together, are all mostly post-war. The 502 units that predate 1940 are scattered rather than clustered.

A 1950s ranch fails across its attic, and the attic is the whole footprint of the house. The original loose-fill has settled to something well under the depth it was blown at, the eaves are wind-washed where the insulation runs out over the top plate, and the top plates themselves, the bath fan, the flue chase and any recessed light are open into the attic. We seal the plane first and then blow it to full depth with baffles at every eave.

A cape from the same years fails higher up, at the knee walls. Batts sit against the room side of a short stud wall with open air behind them, the floor joists run under that wall out to the eave so outdoor air passes beneath the bedroom floor, the rafter slopes have no baffles, and the flat attic over the middle is shallow. The dormer cheeks are on the same air path.

The 14.1% built in the 1960s and the splits that came with them add a specific problem: a split-level has two or three attic areas at different heights, with a short wall between them that is framed but rarely sheathed or sealed. Heat rises from the low attic straight into the high one and out. Underneath, the bedroom over the garage sits on joist bays that are open to the garage and often to the outdoors at the band. The 13.4% built in the 1980s and 90s brings code-minimum walls that are already filled, an attic at less than today’s depth, cathedral and tray ceilings framed without baffles, an air handler and ducts sitting in the vented attic, and a bonus room over the garage. In those houses the ducts and the ceiling planes are the job, and anyone selling you blown-in walls is selling the wrong thing.

Elevation matters here. The center of the township sits in a valley about 280 feet above sea level, while Park Ridge Estates, the old hospital grounds and the eastern and southern sections stand well above 400 feet, and the high ground reaches past 600. A house up there takes wind from more directions, so wind-washing at the eaves and pressure on the windward wall both get worse.

Townhouses, the shared wall and who owns the roof

497 Cedar Grove units, 9.8% of the township, are attached houses: townhouses and duplex halves, more of them than the two-, three- and four-family buildings combined. With 83.3% of the township owner-occupied, most are owned by the people living in them, which makes them very different from an apartment.

A townhouse is usually good work. It has its own attic hatch, its own heating plant and its own owner. What fails is predictable: the party wall between units is framed and drywalled to the ceiling but left open above it, so the two attics share air across the top of the wall and a fire-rated assembly ends up being an air path as well. The attic itself is often a narrow strip with the air handler in it. The garage below the front bedroom has open joist bays. And an end unit has one full exposed wall the interior units do not.

The thing to establish before anything else is who owns what. In many attached developments the association owns the roof and the exterior, while the owner owns everything inside the drywall, which usually means the attic floor, the party wall above the ceiling, the garage ceiling and the ducts are yours to fix and the roof deck is not. We ask that question first and scope only what you control, in writing. The 6.3% of the township in buildings of twenty units or more is a different matter entirely, and there the envelope belongs to a board.

We seal before we insulate

Insulation slows heat moving through a surface. It does nothing about air moving through a gap. In a 1950s ranch that distinction is most of the bill: the attic is one big plane full of holes, and depth alone does not close a hole.

In a Cedar Grove ranch the sequence is to seal the top plates along every interior and exterior wall, close the flue and plumbing chases, cover and seal any recessed cans, gasket the attic hatch, vent the bath fans outside, then set baffles at the eaves and blow to depth. In a split, add the wall between the two attic levels: it gets sheathed and sealed before either level is insulated. In a cape it starts at the knee walls and the joist bays at the eave.

The rim joist in the basement and the ceiling over the garage come next, and in a split they often matter more than the attic does. If a quote specifies a depth of insulation and never mentions air sealing, it is half a job.

What insulation costs in Cedar Grove

PSE&G Whole Home Energy Solutions pays up to $7,500 in rebates toward air sealing, insulation and the related work an assessment calls for, plus 0% on-bill repayment of up to $25,000, over 7 years for projects of $10,000 or less and 10 years above that or for income-qualified customers. It is written for owner-occupied homes of one to four units, which in a township that is 83.3% owner-occupied and 68.5% detached covers nearly everybody, townhouses included. Every project must include air sealing along with the insulation. It starts with a home energy assessment by a BPI-certified contractor participating in PSE&G’s program, and the contractor sets that fee. PSE&G does not publish per-measure amounts, so “up to $7,500” is as precise as anyone can be.

Separately, PSE&G’s Whole Home Energy Assessment is free — a shorter walk-through with small items fitted on the spot, for any PSE&G residential gas or electric customer in a building of fewer than five units. PSE&G Home Weatherization installs insulation, air sealing and duct sealing at no cost for households between 250% and 400% of the federal poverty level. New Jersey Comfort Partners does the same at or below 250% of the federal poverty guidelines, $82,500 a year for a family of four in 2026, in buildings of 1 to 14 individually metered units.

New Jersey’s IRA Home Energy Rebates have not launched; the state says they are in development and not open for applications. The federal Section 25C tax credit ended for anything placed in service after 31 December 2025, so there is no federal insulation credit on a 2026 job, whatever an advertisement claims. Code and climate in Cedar Grove

74.2% of Cedar Grove went up before 1980, and the 46.4% built in the 1940s and 50s went up before New Jersey’s first statewide energy subcode of 1 January 1978. A 1955 ranch was built with no insulation requirement of any kind. Essex County is climate zone 4A; Passaic County, which starts at the Little Falls line, is 5A.

New Jersey adopted the 2024 IECC on 17 August 2026. For new construction it sets R-49 ceilings — the 2021 edition it replaced called for R-60 — walls at R-30 cavity or R-20 plus R-5 continuous, windows at U-0.30 in the 4A counties, and air leakage of 3.0 air changes per hour at 50 pascals. A complete permit application filed under the old code is still accepted until about 16 February 2027.

Existing houses fall under New Jersey’s Rehabilitation Subcode. Bringing a 1950s attic up to R-49 does not oblige anyone to bring the rest of the house to code, and no blower-door test is required. Blown-in or batt insulation installed against the interior finish is ordinary maintenance with no permit; spray foam and other foam plastic insulation need a permit, which we pull as part of the job. R-49 is the number the state considers right for this climate, and it is what we design to.
