One Cresskill house in five — 21.4% of the borough’s 3,200 units — was built after 2000, the second-highest share of the fifteen Bergen County towns we cover. The population has grown only about a quarter since 1960. That is not growth; that is teardown and rebuild, one lot at a time.
So this page is for two owners: the one in a 1950s cape on the streets that filled after the war, and the one in a house rebuilt since 2000 whose walls are fine and whose attic ductwork is not.
The houses we insulate in Cresskill
The median Cresskill home was built in 1964. Of 3,200 units, 12.2% predate 1940, 31.9% went up in the 1940s and 50s, 23.4% in the 1960s and 70s, 11.1% in the 1980s and 90s and 21.4% since 2000; 67.5% predate 1980. The borough is 79.7% detached and 80.6% owner-occupied. Another 9.7% of units sit in buildings of 20 or more, 235 of them in one or two large buildings, a board’s decision rather than a homeowner’s.
The post-war third has a particular origin. Camp Merritt, the First World War embarkation camp of 770 acres and about 1,300 buildings between Cresskill and Dumont, ran from 1917 to January 1920 and burned three times; the cleared land is where the post-war streets went, and the population rose 106% in the 1950s alone. The houses are capes and story-and-a-half colonials: knee walls with no air barrier behind them, joist bays open to the eave, unbaffled 2×6 slopes, a shallow flat attic. Many carry asbestos-cement shingle siding, so we fill those walls from inside or by lifting shingles rather than drilling through them.
The 1960s–70s quarter is splits and ranches, insulated when built to the standard of the day: settled loose-fill in a long low attic, wind-washed eaves, a cantilevered bay and a bedroom over the garage. The work there is sealing the bypasses nobody sealed, then adding depth.
Tenakill Brook runs through the borough. Ida, on 1 September 2021, did more than $20 million of damage in Cresskill and closed the middle/high school for a year. On the low streets we find finished basements that flooded once and will again, batts fallen out of joist bays, and walls stripped after the water and never re-insulated. We do not put closed-cell foam on a basement wall that floods. Where a lower level has been written off, we insulate and seal the first-floor deck above it.
Cresskill also has four Register-listed early stone houses — Peter Huyler, Benjamin P. Westervelt, Blackledge-Gair and Demarest–Atwood. Solid sandstone has no cavity to fill; the work is the garret, cellar, rim and frame wing, and we do not drill the stone, the same rule as for the nine in Closter.
If your Cresskill house was built since 2000, the walls are not the job
The rebuilt fifth is large houses with complex roofs on lots that used to hold capes. Their walls were built to the 2000–2015 energy codes, and we would not open them. What fails is above the second-floor ceiling: an air handler and duct runs sitting in a vented attic, pushing conditioned air into what is effectively outdoors; tray and cathedral ceilings with no baffles, so the insulation over them is wind-washed or slumped; a bonus room over the garage with its floor open at the rim; bath fans that end in the attic instead of outside.
That is an air-sealing and duct job, not a depth job. Seal and insulate the duct runs and the air handler cabinet, air seal the ceiling plane around the trays and the can lights, block the bonus-room floor at the rim, run the fans out, then add depth. Anyone quoting blown-in walls for this house has not been in the attic.
We seal before we insulate
Insulation slows heat moving through a surface. It does nothing about air moving through a gap. Add depth over a leaky ceiling and you have a leaky ceiling with more insulation on it.
In a Cresskill cape the sequence is: block the joist bays under the knee wall so the eave stops breathing into the floor, put a rigid air barrier behind the knee wall, baffle the slopes, seal the top plates, the stack, the chimney chase and the bath fan, then insulate. In a post-2000 house it starts with the duct runs and the air handler, then the ceiling plane.
If a quote specifies a depth of insulation and never mentions air sealing, it is half a job.
What insulation costs in Cresskill
Most of our projects run between $3,500 and $12,500. In a Cresskill cape what moves the number is the run of knee wall and slope and whether the walls go in from inside; in a post-2000 house it is the length of duct to seal and wrap and the count of trays, cans and fans. A basement the brook has reached is scoped from the first-floor deck instead.
Open cell foam runs R-3.9 to R-4.2 per inch. Closed cell runs R-6.9 to R-7.1 per inch and also acts as a vapor retarder, which is why it costs more and why it is right in some assemblies and unnecessary in others. All products are manufactured in the United States and meet applicable building code and safety standards. ENERGY STAR says sealing air leaks and adding insulation can save up to 10% on annual energy bills.
Insulation rebates in Cresskill
Cresskill gets its electricity from Rockland Electric, the New Jersey arm of Orange & Rockland, and its gas from PSE&G.
Rockland Electric Whole Home Energy Solutions offers up to $7,500 in rebates plus interest-free financing, typically over seven to ten years. Every project must include at least attic air sealing and an attic insulation upgrade, which is where a Cresskill rebuild’s problem lives. The work must be done by a BPI-certified contractor participating in the program. Rockland Electric’s Home Energy Assessment is free for its residential customers.
Rockland Electric Home Weatherization covers insulation, air sealing and duct sealing at no cost for income-qualified households, roughly $39,900 to $63,840 for one person and more for larger households. Because the gas is PSE&G, PSE&G’s free Whole Home Energy Assessment also applies. Whether PSE&G’s rebate program accepts a PSE&G-gas, Rockland-Electric home is not stated on PSE&G’s page, so start with Rockland Electric’s program and confirm with PSE&G.
New Jersey Comfort Partners installs insulation and air sealing at no cost for households at or below 250% of the federal poverty guidelines, for example $82,500 for a family of four; homes heated with oil or propane are referred to the state weatherization office. The federal Section 25C tax credit ended for anything placed in service after 31 December 2025. There is no federal insulation credit on a 2026 job.
Code and climate in Cresskill
About two thirds of Cresskill, 67.5%, predates 1980, and New Jersey’s first statewide energy subcode took effect on 1 January 1977. The fifth built since 2000 was built to a code, which is why its walls are not where we start. Bergen County is climate zone 5A.
New Jersey adopted the 2024 IECC on 17 August 2026. For new construction it sets R-49 ceilings — the 2021 edition it replaced called for R-60, and a permit application filed under the old code is still accepted for six months, until about mid-February 2027 — with walls at R-20 plus R-5 continuous, windows at U-0.28, and air leakage of 3.0 air changes per hour at 50 pascals. R-49 is the number the state considers right for this climate, and it is what we design to.
An existing house falls under New Jersey’s Rehabilitation Subcode: insulating the attic does not require bringing the rest of the house to code or a blower-door test. Blown-in or batt insulation installed against the interior finish is ordinary maintenance with no permit; spray foam and other foam plastic insulation need a permit, which we pull as part of the job.
