Princeton’s housing sits at two ends of a scale with not much in the middle. 24.4% of its 9,737 units — 2,371 of them — predate 1940, the largest old-house share of any Mercer County town we cover, and 21.7% has been built since 2000, including 12.4% in the 2010s alone. The eras in between are the thin part: 19.9% from the 1940s and 50s, 18.2% from the 1960s and 70s, 15.9% from the 1980s and 90s.
The median unit dates from 1965 and 62.5% of the municipality went up before New Jersey’s first statewide energy subcode of 1 January 1978. 53.1% of units are detached houses and 18.1% — 1,762 units — are attached. Gas heats 73.6% of occupied homes, electricity 19.7% and oil 3.8%.
Only 56.0% of occupied units are owner-occupied, the lowest owner share of the Mercer towns we cover, and 13.7% of all units sit in buildings of twenty or more. A good deal of that is institutional and rental housing tied to the university, the seminary and the research employers, and none of it is a job an individual resident can order. What we work on here is the house with an owner and an attic hatch.
The houses we insulate in Princeton
Start with the 24.4% that predates 1940, because it dominates the old borough that held Nassau Street and the urban core until postwar suburbanization pushed development out into what was then the township. These are the houses people picture: two and a half stories, plaster on lath, a full cellar, a walk-up or crawl-through garret. Frame ones are balloon framed, with stud cavities running from the sill to the attic and no blocking at the top plates, which is why the second floor of an old Princeton house is drafty in a way no thermostat setting fixes. Masonry ones have no cavity at all. Knob-and-tube wiring is common, and it comes out before anything goes into a wall.
The 19.9% from the 1940s and 50s is the cape and the modest ranch, and it fills the streets laid out when the old township grew around the borough. The cape’s knee wall is the same failure it is everywhere: batts on the room side, nothing on the attic side, joist bays running out under the bedroom floor into an open eave. The ranch of the same years has one long attic plane over settled loose-fill and unsealed top plates.
The 18.2% from the 1960s and 70s brings split-levels and the first cathedral ceilings, both built without baffles and both with insulation that has been wind-washed at the eave for fifty years. The 15.9% from the 1980s and 90s is the larger colonial with R-11 to R-13 walls, an attic blown once to R-19 or R-30, and recessed cans and a plywood hatch letting conditioned air straight into the attic. In a good number of them the air handler and the supply trunks were put in that attic, outside the insulation, which costs more than the missing depth does.
The 21.7% built since 2000, most of it attached and multi-unit, is a different scope entirely. Those walls are full and nobody should be selling you a wall job. What fails is the party wall running uncapped into a shared attic, an air handler and supply trunks sitting in a vented attic outside the insulation, unbaffled tray and cathedral slopes, and bath fans that terminate under the roof deck instead of outdoors.
The old-borough house and why the walls stay shut
Almost a quarter of Princeton is older than the idea of insulation, and the reflex — drill the siding, fill the walls — is usually the wrong first move here. On a house whose exterior is original clapboard, shingle or stucco, or on one in a historic setting like the 1766 Bainbridge House, which is roughly seventy percent unaltered, drilling from outside is a cosmetic loss that cannot be undone. On a solid masonry wall there is no cavity to fill in the first place, and blowing at it accomplishes nothing.
The good news is that in a house of that age, the walls are rarely the biggest loss anyway. The stack effect through an uncapped balloon frame moves far more heat than conduction through the wall does. So the sequence is: fire block and seal the top plates at the attic floor so the wall cavities stop venting into the garret, seal the chimney chase and the pipe penetrations, air seal and insulate the garret floor, then insulate the cellar ceiling or the rim depending on whether the cellar is conditioned. Where the house has a later frame wing or a rebuilt back wall, that can be dense-packed from the inside during other work.
Old houses also come with old ventilation habits. A garret that has been dry for a century because it leaked is not automatically dry once it is sealed, so we plan the venting path at the same time as the insulation rather than afterwards. If a contractor proposes to foam the underside of the roof deck on a 1900 house without discussing what happens to the roof sheathing, ask more questions.
We seal before we insulate
Insulation slows heat moving through a surface. It does nothing about air moving through a gap. Lay batts across the garret floor of a balloon-framed house and the wall cavities underneath keep venting warm air straight past them.
In an old Princeton house the order is blocking and sealing at the top plates, then the chimney and plumbing chases, then the hatch or garret stair, then insulation on the garret floor, then the cellar. In a post-2000 townhouse it is capping the party wall, sealing the air handler platform and the ducts, baffling the slopes, and only then adding depth to the flat. In a cape it starts at the eave line under the knee wall.
If a quote specifies a depth of insulation and never mentions air sealing, it is half a job.
What insulation costs in Princeton
Most of our projects run between $3,500 and $12,500. In an old-borough house the number moves with the number of wall cavities to block at the top plate, the area of garret floor, the chimney and stair chases, and cellar access — not with wall square footage, because the walls generally stay shut. In a townhouse it moves with the length of party wall to cap and whether the ducts are in the attic. In a cape it is the feet of knee wall and eave to block.
Open cell foam runs R-3.9 to R-4.2 per inch. Closed cell runs R-6.9 to R-7.1 per inch and also acts as a vapor retarder, which is why it costs more and why it is right in some assemblies and unnecessary in others. All products are manufactured in the United States and meet applicable building code and safety standards. After air sealing and insulating, homeowners typically save 20% or more on heating and cooling.
Insulation rebates in Princeton
Princeton is PSE&G territory for both electric and gas, so one utility handles both sides of the rebate conversation for the 73.6% of homes on gas heat.
PSE&G Whole Home Energy Solutions offers up to $7,500 in rebates toward air sealing, insulation and related work, plus 0% on-bill repayment of up to $25,000 — seven years for projects of $10,000 or less, ten years above that or for income-qualified customers. It starts with a home energy assessment by a BPI-certified contractor participating in PSE&G’s program, and the contractor sets that assessment fee. PSE&G does not publish per-measure rebate amounts. The program is written for owner-occupied homes of one to four units, and every project has to include air sealing plus the envelope work the assessment calls for.
Separately, PSE&G’s Whole Home Energy Assessment is free — a walk-through with small items installed on the spot, once a year, for any PSE&G residential customer in a building of fewer than five units. PSE&G Home Weatherization installs insulation, air sealing and duct sealing at no cost for households between 250% and 400% of the federal poverty level, or in a low- or moderate-income census tract, or enrolled in NJ SHARES. New Jersey Comfort Partners does the same at or below 250% of the federal poverty guidelines, $82,500 a year for a family of four, and refers oil, propane and kerosene homes to the state weatherization office instead.
The New Jersey IRA Home Energy Rebates have not launched. The state’s page says the programs are in development and not open for applications. The federal Section 25C tax credit ended for anything placed in service after 31 December 2025, so there is no federal insulation credit on a 2026 job no matter what an advertisement says. Code and climate in Princeton
62.5% of Princeton was standing before New Jersey’s first statewide energy subcode of 1 January 1978, and 24.4% was standing before 1940, which is to say before insulation was a normal part of building a house at all. Mercer County is climate zone 4A, a designation it moved into with the 2021 code edition; Somerset County, which Princeton borders on its north side, is 5A.
New Jersey adopted the 2024 IECC on 17 August 2026. For new construction it sets R-49 ceilings — the 2021 edition it replaced called for R-60 — walls at R-30 cavity or R-20 plus R-5 continuous, windows at U-0.30 in a 4A county, and air leakage of 3.0 air changes per hour at 50 pascals. A complete permit application filed under the old code is still accepted until about 16 February 2027.
An existing house falls under New Jersey’s Rehabilitation Subcode. Insulating an attic does not require bringing the rest of the house to code and does not require a blower-door test. Blown-in or batt insulation against the interior finish is ordinary maintenance with no permit; spray foam and other foam plastic insulation need a permit, which we pull as part of the job. R-49 is the number the state considers right for this climate, and it is what we design to.
