46.8% of South Orange’s 6,110 housing units were standing before 1940 — 2,857 of them — and the median unit in the village dates from 1944. What makes the village different from its neighbors is what that old stock is. Only 6.5% of units sit in two- to four-family buildings, the smallest share of the Essex towns we cover apart from Livingston, and 56.8% are detached houses. The pre-war stock here is big single-family houses, not stacked flats.
The rest of the arithmetic: 20.4% of units went up in the 1940s and 50s, 10.6% in the 1960s and 70s, 9.4% in the 1980s and 90s, and 12.8% since 2000. 77.8% of the village predates 1980. 23.5% of all units are in buildings of twenty or more, which is the apartment cluster near the station rather than anything on the residential streets. 65.8% of units are owner-occupied.
Gas heats 76.8% of occupied units, electricity 13.3% and oil 6.3% — the highest oil share of the Essex towns on our list except Maplewood and Montclair. A large 1910s house with an oil burner in the cellar is the clearest candidate for this work in the village.
The houses we insulate in South Orange
The Morris and Essex Railroad reached here in 1837 and became the Delaware, Lackawanna and Western main line in 1869, the same year the village was formed. Montrose was developed after the Civil War, its large houses on generous lots drawing families from Newark and New York City through the decades from 1870 to 1900; the Montrose Park and Prospect Street historic districts still hold that stock. Good transportation and a booming economy turned the village into a commuter suburb in the 1920s, with large houses in the blocks around the Orange Lawn Tennis Club and more modest foursquares south of South Orange Avenue. The only large area still undeveloped by 1930 was the high ground west of Wyoming Avenue.
A big pre-war house leaks in proportion to its height. Three floors and a cellar make a tall column of warm air, and the pressure at the top of that column pushes heat out through every gap in the attic while cellar air is drawn in below to replace it. The walls are usually balloon-framed, each stud bay open from sill to top plate, so the column includes the walls. The plaster is on lath, the cellar is stone or brick, and the third floor is either a finished room with knee walls and sloped ceilings or a walk-up attic with a floor laid over the joists. Both hide the leaks. We block the stud bays at the attic floor and again at the sill, seal the chimney chase, the back stair and the plumbing runs, then insulate.
The foursquares south of South Orange Avenue are smaller but built the same way: hip roof, walk-up attic, a shallow ceiling plane full of penetrations, and a porch or bay roof tucked under a front bedroom floor that nobody ever air-sealed. Where the wiring has never been redone, knob-and-tube is still in the attic floor. Insulation cannot be laid over it, so we test for it before we quote.
The 20.4% built in the 1940s and 50s and the 10.6% from the 1960s and 70s are a different job. That is the cape, the colonial and the split, much of it on the high ground west of Wyoming Avenue that was open land in 1930. A cape fails at the knee wall, where batts sit against the room side with nothing behind them and the floor joists run out to an open eave. A split fails at the long low attic of settled loose-fill and at the bedroom over the garage. And the 12.8% built since 2000 has full walls already: there the work is the air handler and ducts in the attic, the unbaffled cathedral slopes and the bath fans venting into the roof.
Apartments by the station, houses on the hill
23.5% of the village’s units are in buildings of twenty or more, 1,434 of them, and 476 units were built between 2010 and 2019 alone. That is the business district in the blocks just east of the station, where the lumber and coal yards used to sit, and it grew for a reason: the railroad tracks were raised above street level between 1914 and 1916, and Midtown Direct in 1996 cut the ride to Manhattan from about fifty minutes to thirty-five.
Those buildings are not a retrofit market and we will say so on the phone rather than after a visit. There is no attic over the top apartment, the walls have no cavity, the newer ones were built under recent energy codes with the insulation already in them, and the envelope belongs to a board or to whoever owns the whole building. An owner of one apartment there should be talking to the association’s engineer.
The residential streets are the opposite case. A Montrose house, a foursquare south of South Orange Avenue, a cape west of Wyoming Avenue or a split on the high ground each has an attic plane, a rim, knee walls or slopes, and one owner who can decide. Down near the Rahway River and Stone House Brook one question comes first: if the cellar takes water in a storm, we seal and insulate the first-floor deck from below and leave the foundation walls bare. Closed cell foam does not belong on a wall that floods.
We seal before we insulate
Insulation slows heat moving through a surface. It does nothing about air moving through a gap. Blow the attic floor full and leave the stud bays open into it, and a three-story house keeps pumping heat up through its walls and out.
In a pre-war South Orange house the order is to block the top of every stud bay at the attic floor, block them again at the sill in the cellar, seal the chimney chase, the plumbing stacks, the back stair and the attic door, then insulate the attic floor. If the third floor is finished, the work moves to the knee walls and slopes instead: air barrier behind the knee wall, blocking in the joist bays at the eave, baffles in the slopes, then fill.
The rim joist is last, and in a house this tall it matters more than its area suggests. If a quote specifies a depth of insulation and never mentions air sealing, it is half a job.
What insulation costs in South Orange
Most of our projects run between $3,500 and $12,500. In a large pre-war house the number moves with the number of stud bays to block, whether the third floor is finished or open, how much knee wall and slope there is, and whether knob-and-tube has to be replaced first. A cape or split west of Wyoming Avenue is usually a tighter scope: knee walls or attic plane, the garage ceiling and the rim. What spray foam costs breaks out the foam side of the price.
Open cell foam runs R-3.9 to R-4.2 per inch. Closed cell runs R-6.9 to R-7.1 per inch and also acts as a vapor retarder, which is why it costs more and why it is right in some assemblies and unnecessary in others. All products are manufactured in the United States and meet applicable building code and safety standards. After air sealing and insulating, homeowners typically save 20% or more on heating and cooling.
Insulation rebates in South Orange
South Orange is PSE&G territory for both electric and gas. 76.8% of the village heats with gas, so for most owners the utility that bills the heat is the utility that pays the rebate.
PSE&G Whole Home Energy Solutions pays up to $7,500 in rebates toward air sealing, insulation and the related work an assessment calls for, plus 0% on-bill repayment of up to $25,000, over 7 years for projects of $10,000 or less and 10 years above that or for income-qualified customers. It covers owner-occupied homes of one to four units, which takes in most of the residential streets and none of the apartment buildings near the station. Every project has to include air sealing along with the insulation. It starts with a home energy assessment by a BPI-certified contractor participating in PSE&G’s program, and the contractor sets that fee. PSE&G does not publish per-measure amounts, so “up to $7,500” is the honest figure.
Separately, PSE&G’s Whole Home Energy Assessment is free — a shorter walk-through with small items fitted on the spot, open to any PSE&G residential customer in a building of fewer than five units. PSE&G Home Weatherization installs insulation, air sealing and duct sealing at no cost for households between 250% and 400% of the federal poverty level. New Jersey Comfort Partners does the same at or below 250% of the federal poverty guidelines, $82,500 a year for a family of four in 2026. The 6.3% of the village still on oil is referred to the state’s weatherization office instead.
New Jersey’s IRA Home Energy Rebates have not launched; the state says they are in development and not open for applications. The federal Section 25C tax credit ended for anything placed in service after 31 December 2025, so there is no federal insulation credit on a 2026 job. Code and climate in South Orange
77.8% of the village went up before 1980, and the 46.8% built before 1940 went up decades before New Jersey’s first statewide energy subcode of 1 January 1978. Essex County is climate zone 4A; Morris County, to the west, is 5A.
New Jersey adopted the 2024 IECC on 17 August 2026. For new construction it sets R-49 ceilings — the 2021 edition it replaced called for R-60 — walls at R-30 cavity or R-20 plus R-5 continuous, windows at U-0.30 in the 4A counties, and air leakage of 3.0 air changes per hour at 50 pascals. A complete permit application filed under the old code is still accepted until about 16 February 2027.
Existing houses fall under New Jersey’s Rehabilitation Subcode. Insulating the attic of an 1890s Montrose house does not oblige the owner to bring the rest of it to code, and no blower-door test is required. Blown-in or batt insulation installed against the interior finish is ordinary maintenance with no permit; spray foam and other foam plastic insulation need a permit, which we pull as part of the job. R-49 is the number the state considers right for this climate, and it is what we design to.

Our South Orange house has a finished third floor that is freezing. What fixes that?
Air sealing the knee-wall attics behind those rooms, almost always. A finished third floor sits inside the roof, with short knee walls whose back sides face an unconditioned triangle open to the eaves, floor joists running out under the room, and rafter slopes with no baffle. The fix is an air barrier behind each knee wall, blocking in the joist bays at the eave line, baffles in the slopes so they can be filled without choking the vent path, then insulation. Adding depth without those steps changes very little.
