Insulation Contractors in Wyckoff, NJ

A quarter of Wyckoff was built in one decade. 25.6% of the township’s 6,278 housing units went up in the 1960s, more than any other ten years, and 33.9% in the 1960s and 70s together. The median unit dates from 1965. That is the split-level, the bi-level and the long low ranch, and it is the house we spend most of our Wyckoff days inside.

The rest of the numbers describe a township of owners in single houses. 90.9% of occupied homes are owner-occupied and 85.8% of units are detached, with another 7.2% attached — the townhouse and duplex-half stock, 452 units of it. Two- to four-family buildings are only 2.8% and buildings of 20 or more units 2.7%. 26.1% of the housing came in the 1940s and 50s, 11.6% predates 1940, 16.9% went up in the 1980s and 90s and 11.5% since 2000, so 28.4% of Wyckoff is newer than 1980 and 71.6% is older. Gas heats 91.9% of homes, electricity 5.2% and oil only 2.1%.

Two things follow. First, the work here is mostly garage ceilings, knee walls at the roof steps and settled attics, not the plaster-and-lath problems of the older river towns. Second, Wyckoff is a township where a homeowner may really not know which electric company they have, because two of them serve it.

The houses we insulate in Wyckoff

Wyckoff was farm country inside living memory. In 1940 the population was just under 4,000 and a large share of the land was still farmed; by 1969 there were 13 farms left, and by 2012 two — Abma’s Farm and the Goffle Road Poultry Farm, Bergen County’s only remaining live market. The township took its present name in 1926, when what was left of Franklin Township voted for it. Rail service came in 1870 and the passenger trains stopped abruptly in 1966, in the middle of the biggest building decade the township ever had. Wyckoff grew up as a driving suburb, and its houses were laid out that way: attached garages, long driveways, and living space built over and beside the cars.

The 1960s and 70s cohort, 33.9% of the stock, is the split-level and the bi-level. A split has three or four ceiling planes at different heights, and where the roof steps from one to the next there is a short knee wall, usually with a batt leaning against it and nothing sealing its back. The bedroom over the garage is the complaint we hear most: the joists under that floor run out over an unconditioned garage, the bays are open at the header, and the room sits cold above a slab that never warms. A bi-level or raised ranch is worse at the band joist, where the lower level meets the upper and the whole perimeter is a seam. The long low ranch of the same era has one shallow attic where the loose-fill has settled and every top plate, wire, flue and bath fan is an open hole.

The 26.1% built in the 1940s and 50s is capes and early ranches on the older roads. A cape fails at the knee wall and the eave: batts on the room side, no air barrier behind, floor joists running under the knee wall out to an eave open to the weather, 2×6 slopes with no baffle and a shallow flat attic above. Those houses have usually been added to at least once, and the addition is often the coldest room, because whoever built it stopped the insulation at the old exterior wall and left the transition open.

The 16.9% from the 1980s and 90s and the 11.5% built since 2000 are the large colonials and contemporaries on the last of the farm land. Their walls are full and nobody should be selling to fill them. What fails is the air handler and the ductwork sitting in a vented attic outside the insulation, the cathedral and tray ceilings framed with no baffle so the slopes are wind-washed, the bonus room over the garage with open joist bays beneath it, recessed cans in the top-floor ceiling, and bath fans discharging into the attic instead of outdoors. That is an air-sealing and duct job, and it usually costs less than the wall job they expected to pay for.

The 452 attached units and the 2.7% of units in buildings of 20 or more are the townhouse and condominium pockets. A party wall between two townhouses is often open at the top into a shared attic, which is a fire and an air problem at the same time, and the roof over it belongs to the association rather than to the owner. We will scope one unit, but the useful conversation is with the board, because the attic plane is shared. Wyckoff’s oldest houses sit on the old roads: the Terhune House on Godwin Avenue was first built in 1737 and is on the National Register, and the Dutch names of the first families are still on the map at Sicomac. Where the walls are mortared stone there is no cavity to fill and we do not drill them; the work is the garret, the attic floor, the cellar and the sill.

Two electric utilities in one township

Most Bergen towns have one electric company. Wyckoff has two. Rockland Electric serves the larger part of the township and PSE&G serves the rest, and both utilities list Wyckoff in their territory, so neighbors on opposite sides of the same road can be on different systems. Gas is simpler: PSE&G supplies gas across the whole township, and 91.9% of Wyckoff homes heat with it.

Nobody should take our word for which electric company they have, or a neighbor’s. The bill settles it. Pull the last electric statement and read the name at the top; that answers it for that address, not for the street. It matters because the two utilities run their versions of the state’s Whole Home Energy Solutions program differently, particularly on financing, and because a house whose gas and electric come from two different companies can go through either one’s program.

For nearly every Wyckoff house the sensible starting point is PSE&G, which bills the gas that does the heating. Start there and confirm with whoever sends the electric bill; the rebate ceiling is the same either way.

We seal before we insulate

Insulation slows heat moving through a surface. It does nothing about air moving through a gap. Fill the joist bays over a Wyckoff garage with batts and leave the header and the bay ends open, and the bedroom above stays cold, because the air is coming in at the edges rather than through the middle.

In a Wyckoff split the sequence is: block and seal the joist bays over the garage at the header and at the house wall, seal the band joist where the levels meet, put an air barrier on the back of every knee wall at the roof steps, seal the top plates, flue and plumbing chases, bath fans and recessed lights at each attic plane, baffle any slope that is going to be filled, and only then insulate the garage ceiling, the knee walls and the attics. The rim joist in the basement or lower level comes last and is worth more per foot than any of it.

If a quote specifies a depth of insulation and never mentions air sealing, it is half a job.

What insulation costs in Wyckoff

Most of our projects run between $3,500 and $12,500. Open cell foam runs R-3.9 to R-4.2 per inch. Closed cell runs R-6.9 to R-7.1 per inch and also acts as a vapor retarder, which is why it costs more and why it is right in some assemblies and unnecessary in others. All products are manufactured in the United States and meet applicable building code and safety standards. After air sealing and insulating, homeowners typically save 20% or more on heating and cooling.

Insulation rebates in Wyckoff

Gas in Wyckoff is PSE&G. Electric is Rockland Electric for the larger part of the township and PSE&G for the rest. Check the electric bill before anyone quotes you a program.

PSE&G Whole Home Energy Solutions pays up to $7,500 in rebates toward air sealing, insulation and the envelope work an assessment calls for, plus 0% on-bill repayment of up to $25,000 — 7 years for projects of $10,000 or less, 10 years above that or for income-qualified customers. It begins with a home energy assessment by a BPI-certified contractor participating in PSE&G’s program, and the contractor sets the assessment fee. PSE&G does not publish per-measure amounts. Separately, PSE&G’s Whole Home Energy Assessment is free for any PSE&G residential gas or electric customer in a building of fewer than five units — a walk-through with LEDs, a smart thermostat, aerators and attic-hatch insulation installed on the spot.

Rockland Electric Whole Home Energy Solutions also pays up to $7,500 in rebates, with interest-free third-party financing, typically over seven to ten years, rather than on-bill repayment; Rockland Electric publishes no dollar cap on that financing and does not state a fee for the audit. Every Rockland Electric project has to include at least attic air sealing and an attic insulation upgrade where one is required, which is exactly the work most Wyckoff splits need anyway, and it has to be done by a BPI-certified contractor participating in the program. It is open to existing one- to four-family homes and low-rise multifamily buildings where the owner lives in the building. Rockland Electric does not offer a free walk-through, so do not let anyone promise you one on that side of the township.

Two no-cost programs sit underneath. PSE&G Home Weatherization and Rockland Electric Home Weatherization for Income-Qualified both do insulation, air sealing and duct sealing at no cost for households between 250% and 400% of the federal poverty level — in 2026 that band runs from $39,901 to $63,840 for one person and higher for larger households. New Jersey Comfort Partners does the same at or below 250%, $82,500 a year for a family of four, and refers homes heated with oil, propane or kerosene to the state’s Office of Weatherization; that is 2.1% of Wyckoff on oil. New Jersey’s IRA Home Energy Rebates have not launched — the state’s own page says they are in development and not open for applications. Code and climate in Wyckoff

71.6% of Wyckoff was standing before 1980, and most of that before New Jersey’s first statewide energy subcode of 1 January 1978. The 1965 split at the middle of the stock was built with no insulation requirement at all, which is why the batts we find in its knee walls are usually thin, loose and facing the wrong way. Bergen County is climate zone 5A, the colder of New Jersey’s two zones.

New Jersey adopted the 2024 IECC on 17 August 2026. For new construction it sets R-49 ceilings — the 2021 edition it replaced called for R-60 — walls at R-30 cavity or R-20 plus R-5 continuous, windows at U-0.28, and air leakage of 3.0 air changes per hour at 50 pascals. A complete permit application filed under the old code is still accepted for about six months, until roughly 16 February 2027. R-49 is the number the state considers right for this climate and it is what we design an attic to, whatever year the house was built.

An existing house falls under New Jersey’s Rehabilitation Subcode. Insulating an attic or a garage ceiling does not require bringing the rest of the house up to current code and does not require a blower-door test. Blown-in or batt insulation installed against the interior finish is ordinary maintenance and needs no permit; spray foam and other foam plastic insulation do need a permit, which we pull as part of the job.
