Insulation Contractors in Linden, NJ

26.1% of Linden’s housing sits in two-unit buildings. That is 4,214 units, more than a quarter of the city’s 16,142, and another 7.4% is in three- and four-unit buildings. Detached houses are 46.7% of the stock and attached houses 5.0%, with 9.7% in buildings of twenty or more. 61.2% of units are owner-occupied, which in a two-family city usually means an owner living in one flat with a tenant in the other.

That shape decides how we work here. A Linden two-family is one building with one envelope, not two apartments: the shared stair chase and the floor cavity between the flats carry air through both. We scope and price it as one house.

The ages: 20.7% of the city predates 1940, 36.8% went up in the 1940s and 50s, 19.0% in the 1960s and 70s, 13.3% in the 1980s and 90s and 10.3% since 2000. The median unit dates from 1957 and 76.4% was standing before New Jersey’s first statewide energy subcode of 1 January 1978. Gas heats 78.3% of occupied homes, electricity 10.0%, oil 5.8% and bottled gas 3.3%.

The classic Linden two-family is an up-and-down: one flat over the other, a common stair, a low-slope or shallow-hip roof over the top unit, and a cellar with one or two heating plants in it. The failures are always in the same three places. The stair chase runs from the cellar to the roof and is open at every landing. The floor cavity between the two flats is continuous from the front wall to the back and connects to the side walls, so air, sound and smells move between the units. And the top-floor ceiling is barely insulated, because a low-slope roof leaves so little room above it that whoever built the house put in an inch or two and stopped.

The 20.7% that predates 1940 — the older streets near the city’s industrial east side, Bayway, Grasselli, Tremley and Warners among them — is mostly balloon-framed. Every stud bay runs open from the cellar sill to the attic, so the walls are a bypass around whatever is in the attic. We cap those bays top and bottom before anything else, and we assume knob-and-tube wiring until an electrician says otherwise.

The 36.8% built in the 1940s and 50s is the post-war half of Linden: capes, small colonials and early ranches, many of them on the Sunnyside side of the city. The cape fails at the knee wall, with no air barrier behind it and joist bays open to the eave under the bedroom floor. The ranch fails across a long low attic where the loose-fill has settled and the eaves are wind-washed.

The 19.0% from the 1960s and 70s brings splits and bi-levels with a room over the garage and open joist bays at the band, and the 13.3% from the 1980s and 90s brings code-minimum walls with an attic done to R-19 or R-30, a leaky rim, recessed cans and a garage common wall nobody sealed. The 10.3% built since 2000, including 5.9% in the 2010s, has full walls: there the job is ducts in a vented attic, party walls in attached houses and the bonus room.

Where we are less use is the 9.7% of units in buildings of twenty or more: no attic over your ceiling, no cavity in the wall, and an envelope that belongs to the building.

Cellars, finished lower levels and the shared stair

Linden houses use their basements harder than most. In the Sunnyside section west of St. Georges Avenue, named for the golf club that used to be there, large households have moved in and the city enacted zoning restrictions in 2025 on using basements for a bedroom, kitchen and bathroom. Whatever the rules allow in a given house, a lower level that is lived in has to be treated as living space, and that changes the work.

A finished cellar in a house of this age usually has framing and paneling set tight against a masonry wall with nothing between them, no continuous air barrier at the rim, and a slab with no insulation under it. Air comes in along the whole rim, and moisture comes through the wall. The order that works: fix the drainage and the grade outside first, seal the rim joist bay by bay, insulate the foundation wall in a way that lets it dry, and leave the slab alone unless the floor is coming up anyway. If the cellar has ever taken water, we do not bury the wall in closed cell foam, because trapped water rots the sill where nobody can see it.

In a two-family the stair chase is the other half of the same job. It is the tallest continuous air path in the building, and it is why the top flat overheats while the bottom flat stays cold. We seal it at the cellar ceiling, at each landing and where it meets the attic, and we close the floor cavity between the flats at the perimeter. That work has to happen in both units, which is why we scope the building as one job and arrange access to both.

We seal before we insulate

Insulation slows heat moving through a surface. It does nothing about air moving through a gap. Blow the top-floor ceiling of a two-family full and leave the stair chase open, and the building still moves its heat straight up and out.

In a Linden two-family the order is: cap the balloon-framed stud bays at the cellar and at the attic, seal the stair chase at every level, close the floor cavity between the flats at the perimeter, seal the top plates, the plumbing stack and the chimney chase, then insulate the roof or ceiling plane over the top unit, then the rim joist in the cellar. In a Sunnyside cape it is knee walls first: block the joist bays at the eave, air barrier behind the knee wall, baffle the slopes, then fill.

If a quote specifies a depth of insulation and never mentions air sealing, it is half a job.

What insulation costs in Linden

Most of our projects run between $3,500 and $12,500. A two-family is priced as one building, and the drivers are the roof area over the top flat, whether the roof is low-slope enough to force the insulation into the rafter bays, how many feet of stair chase and floor cavity need sealing, and cellar access around the heating plants. A single-family cape or ranch is a smaller scope: knee walls or attic plane, garage ceiling, rim. A finished lower level adds rim and wall work. Open cell foam runs R-3.9 to R-4.2 per inch. Closed cell runs R-6.9 to R-7.1 per inch and also acts as a vapor retarder, which is why it costs more and why it is right in some assemblies and unnecessary in others. All products are manufactured in the United States and meet applicable building code and safety standards. After air sealing and insulating, homeowners typically save 20% or more on heating and cooling.

Insulation rebates in Linden

Linden is PSE&G for electricity and Elizabethtown Gas for gas. With 78.3% of homes on gas heat, Elizabethtown Gas is the first call for most of the city, and PSE&G is the route for a house that heats with electricity. Both programs are written for one- to four-unit homes that the owner lives in, which describes a very large share of Linden.

Elizabethtown Gas Whole Home Energy Solutions pays up to $7,500 in rebates on a published formula: $2,000 for a modeled five percent energy saving plus $200 for every percentage point above that, never more than half the project cost, plus 0% on-bill repayment of $2,500 to $25,000 over up to seven years for projects of $10,000 or less and up to ten years above that or for income-qualified customers. It requires an active Elizabethtown Gas account and gas heat. Elizabethtown Gas also offers a free Whole Home Energy Assessment.

PSE&G Whole Home Energy Solutions pays up to $7,500 plus 0% on-bill repayment of up to $25,000, starting with an assessment by a BPI-certified contractor participating in PSE&G’s program; the contractor sets that fee and PSE&G does not publish per-measure amounts. PSE&G’s free Whole Home Energy Assessment is available once a year to residential customers in homes of fewer than five units.

Income-qualified households get the work done rather than rebated. Elizabethtown Gas Home Weatherization for Income-Qualified Customers covers up to $14,000 in upgrades and $2,500 in health and safety repairs at no cost between 250% and 400% of the federal poverty guidelines, in 2026 $82,501 to $132,000 for a family of four, and PSE&G Home Weatherization covers insulation, air sealing and duct sealing on the same band. New Jersey Comfort Partners works at or below 250% of the guidelines, $82,500 a year for a family of four, in buildings of one to fourteen individually metered units — which covers most Linden two- and four-families. Homes on oil or propane, 5.8% and 3.3% of the city, are referred to the state’s weatherization office instead.

The New Jersey IRA Home Energy Rebates have not launched — the state’s own page says the programs are in development and not open for applications. The federal Section 25C tax credit ended for anything placed in service after 31 December 2025, so there is no federal insulation credit on a 2026 job, whatever a flyer in the mail says. Code and climate in Linden

76.4% of Linden went up before 1980, ahead of New Jersey’s first statewide energy subcode of 1 January 1978, and the 20.7% that predates 1940 was built before any of it. Union County is climate zone 4A.

New Jersey adopted the 2024 IECC on 17 August 2026. For new construction it calls for R-49 ceilings — the 2021 edition it replaced asked for R-60 — walls at R-30 in the cavity or R-20 plus R-5 continuous, windows at U-0.30, and air leakage of 3.0 air changes per hour at 50 pascals. A complete permit application filed under the old code is still accepted until about 16 February 2027.

An existing house falls under New Jersey’s Rehabilitation Subcode: insulating an attic does not require bringing the rest of the house to code and does not require a blower-door test. Blown-in or batt insulation against the interior finish is ordinary maintenance with no permit; spray foam and other foam plastic insulation need a permit, which we pull as part of the job. R-49 is what the state considers right for this climate, and it is what we design to.

You can, but it rarely works. The stair chase and the floor cavity between the flats are shared, so sealing only the lower unit leaves the building’s main air path open and your heat still leaves through the top of the house.
