Insulation Contractors in Lloyd, NY

Lloyd built 10.7% of its housing in the 2010s, more than any other Ulster County town we cover, and 21.8% of its 4,945 units have gone up since 2000. 9.3% are townhouses or duplex halves, also the highest share among those towns. That makes two jobs more common here than in most of the county: the newer house whose walls are already full, and the attached unit with a party wall and an attic it may share.

The rest of the numbers: the median unit dates from 1976; 19.7% predates 1940, 16.6% is from the 1940s and 50s, 17.9% from the 1960s and 70s and 24.0% from the 1980s and 90s. 64.6% are detached houses, 8.6% sit in two-unit buildings and 5.7% in buildings of three or four, and there are 175 mobile homes. 71.1% of occupied homes are owner-occupied. Fuel oil or kerosene heats 41.7% of homes and utility gas 38.2%, with only 8.8% on electricity and 8.1% on bottled propane.

Lloyd runs from the Hudson River, the Dutchess County line, west to the Swarte Kill and New Paltz, and the Mid-Hudson Bridge and the Walkway over the Hudson tie it to the City of Poughkeepsie on the far bank. The Marlboro Mountains run north to south through the middle of the town, topped by Illinois Mountain at 1,125 feet. Highland, on Route 9W in the southeast and once an incorporated village, is the main hamlet, with Highland Landing southeast of it by the river, Elting Corners to the west on Route 299, and Clintondale Station and part of Clintondale in the southwest.

The houses we insulate in Lloyd

The 528 units built in 2010–2019 and the 537 from 2000–2009 have insulated walls, and blowing more into them is not the job. What we find instead is an air handler and ductwork in a vented attic, a bonus room over the garage with open joist bays under its floor, tray and cathedral ceilings without baffles, tall walls behind a two-story foyer backing onto attic space, and bath fans that end in the attic. Some of the newest have foam on the roof deck already, and that gets checked, not added to.

The 1980s built 14.7% of Lloyd and the 1990s 9.3%: colonials, raised ranches and contemporaries with R-11 to R-13 walls and R-19 to R-30 attics. They leak at the rim joist, the recessed lights, the attic hatch and the wall shared with the garage, and the raised ranches lose heat through a lower level set half into the ground.

Lloyd was formed from the Town of New Paltz in 1845, and 974 of its units were built in 1939 or earlier. In a house of that age, in Highland or out on a country road, we assume balloon framing with stud bays open from cellar to attic, plaster on lath, a stone foundation with an unsealed sill, and knob-and-tube wiring until we have seen otherwise. The walls are blocked at top and bottom before they are dense-packed, and live knob-and-tube is replaced first.

The 1950s built 11.0% of the town: capes that fail at the knee wall, where the joist bays open to the eave pull cold air under the upstairs floor, and ranches that fail across a long attic of settled loose-fill. The 426 units in two-unit buildings and 282 in buildings of three or four are scoped as whole buildings, and the 175 mobile homes start at the belly under the floor.

Townhouses and the shared wall

462 of Lloyd’s units are townhouses or duplex halves, and in them the assembly that matters most is the wall between neighbors. In many attached buildings the party wall does not run all the way to the roof deck: it stops at the ceiling, or it is a pair of framed walls with an open gap between them. Either way, air moves from one unit’s attic into the next, and the gap inside a double party wall behaves like a chimney from the bottom of the building to the roof.

So the work in a townhouse is sealing its boundaries: closing the top of the party wall gap at the attic plane with fire-rated material, sealing where the party wall meets the exterior walls, sealing the top plates and ceiling penetrations of the unit, and insulating the attic floor over it to depth. Below, the rim joist and, where the unit sits over a garage, the garage ceiling. An end unit adds a full exterior side wall; a middle unit has less wall and more party wall.

Before any of that, find out who owns what. In many townhouse communities the roof, the attic and the exterior walls are common property run by an association, and work on them needs the association’s agreement. Comfort Home’s rules include townhomes, but condominiums in buildings of more than four units are not eligible, so the form of ownership matters for the incentive as well as for the ladder.

We seal before we insulate

Insulation slows heat moving through a surface. It does nothing about air moving through a gap. In a Lloyd townhouse the biggest gap may be the one between you and your neighbor, and no depth of blown insulation over your ceiling closes it.

In a 2000s Lloyd colonial the sequence is: seal the air handler platform and every duct joint in the attic, then insulate the ducts; seal the top plates, the recessed lights, the bath fans, ducted outdoors, and the hatch; baffle the eaves and any tray or cathedral slope; close the garage ceiling under the bonus room and fill its floor joist bays; then seal the rim joist and top the attic up to depth.

If a quote specifies a depth of insulation and never mentions air sealing, it is half a job.

What insulation costs in Lloyd

Most of our projects run between $3,500 and $12,500. A townhouse unit usually sits toward the smaller end: the party wall at the attic, the attic plane and the rim, with an end unit adding a side wall. A house built since 2000 is priced on duct footage, attic area and the bonus-room floor rather than its walls. An older house is priced on its wall bays, sill and attic, and a two-family as one building.

Open cell foam runs R-3.9 to R-4.2 per inch. Closed cell runs R-6.9 to R-7.1 per inch and also acts as a vapor retarder, which is why it costs more and why it is right in some assemblies and unnecessary in others. All products are manufactured in the United States and meet applicable building code and safety standards. ENERGY STAR says sealing air leaks and adding insulation can save up to 10% on annual energy bills.

Insulation rebates in Lloyd

Lloyd, Highland included, is Central Hudson territory for electricity, and Central Hudson gas is available on many streets, though not all. Because the electric company decides the program lane in New York, Central Hudson customers use NYSERDA’s Comfort Home for insulation incentives, or EmPower+ if the household is income-eligible.

NYSERDA’s Comfort Home pays fixed incentives through a NYSERDA-approved Comfort Home contractor: $2,500 to seal and insulate the attic and rim joist, $3,000 when walls and floors are added, and $2,000 more toward ENERGY STAR windows. It is for Con Edison, NYSEG, Central Hudson and Orange & Rockland electric customers in market-rate one- to four-family homes, townhomes and manufactured homes included. Comfort Home is open in 2026 and closes when the new utility programs start around January 2027, so a homeowner who wants Comfort Home money should not wait.

If your household income is under Ulster County’s limit, NYSERDA’s EmPower+ pays for air sealing and insulation at no cost up to $14,000 for lower-income households, or covers half the cost up to $7,000 for moderate-income households in our area, through an EmPower+ contractor, and renters can apply. For a household of four the 2026 limits are $80,160 or less for the no-cost tier and under $106,880 for the half-cost tier.

NYSERDA’s Green Jobs–Green New York program also lends $1,500 to $25,000, unsecured, over 5, 10 or 15 years, on the Central Hudson bill or as a regular monthly loan; loans must be paid back and require a no-cost energy assessment first. Comfort Home and EmPower+ pay through their own participating contractors, so check eligibility and approved contractors on the MyEnergy portal. The federal Section 25C credit ended for work placed in service after 31 December 2025, leaving no federal insulation credit on a 2026 job, and New York has no state tax credit for insulation. Code and climate in Lloyd

54.2% of Lloyd’s housing was built before 1980. The 19.7% built in 1939 or earlier went up at least four decades before New York’s first statewide energy code took effect on 1 January 1979. Lloyd, in Ulster County, is Climate Zone 6; Poughkeepsie, a bridge away in Dutchess County, is Climate Zone 5, so the same new house built on the two banks of the Hudson faces a different air-leakage limit.

That limit comes from the 2025 Energy Conservation Construction Code of New York State, in force since 31 December 2025: a new home in Zone 6 may leak no more than 2.5 air changes per hour at 50 pascals, against 3.0 in Zone 5. Most of the rest of the table is the same on both banks: R-49 ceilings, or R-38 over the whole ceiling where its full uncompressed height extends over the wall top plate at the eaves; R-30 floors; basement and crawl space walls at R-15 continuous, R-19, or R-13 plus R-5 continuous; and U-0.27 windows. The other difference is glass: Zone 5 caps solar heat gain at 0.40, and Zone 6 sets no cap.

For a house already built, New York’s code leaves unaltered parts alone, does not require a blower door test when you insulate an existing home, and requires any cavity the work exposes to be filled to full depth. ENERGY STAR recommends R-60 for an uninsulated attic in Zones 5 and 6, and R-49 where 3 to 4 inches are already present.
