Insulation Contractors in Olive, NY

18.5% of occupied homes in Olive heat mainly with wood, the largest share of any Ulster County town we cover. Oil still leads at 52.2%, with bottled propane at 17.0%, electricity at 9.3% and solar at 1.7%, and the town has little or no utility gas service. In Olive the woodstove is often the heating system, not a supplement, and that changes how a house should be sealed and insulated.

Olive lies west of Kingston, inside the Catskill Park, and the western end of the Ashokan Reservoir is inside the town. The reservoir, owned by New York City, was created in 1917 and covered some of Olive’s communities: Brown’s Station is now mostly under water, Olive City is submerged, and Olivebridge was relocated from its old site on the Esopus Creek to the area once known as Tongore. The town counts nine hamlets: Ashokan and Shokan north of the reservoir and Boiceville at its northwestern end, all on Route 28, West Shokan at the western end, Olivebridge on Route 213 to the south, Brodhead between them, and Krumville, Samsonville and Brown’s Station at the edges.

The median unit among the town’s 2,338 dates from 1975. 31.0% of the stock is 1960s and 70s, 25.9% is 1980s and 90s, 16.0% has been built since 2000, 10.6% is 1940s and 50s and 16.5% predates 1940. 85.0% of units are detached houses, 2.6% sit in two-unit buildings, and 273 units, 11.7%, are mobile homes. 90.6% of occupied homes are owner-occupied, and 527 units were vacant at the count, a figure that includes houses kept as second homes.

The 355 units from the 1960s and 370 from the 1970s are the core of the town: ranches, raised ranches, chalets and camps that became houses. A ranch of that age loses heat through an attic holding a few inches of fiberglass, through open top plates and around a chimney that passes straight through the ceiling. A raised ranch loses it at the band joist between levels and at the garage ceiling under a bedroom. A camp turned house often has a crawl space or piers under part of it and a roof framed with rafters too shallow for real insulation.

The 262 units from the 1980s and 344 from the 1990s include contemporaries and saltboxes with a cathedral ceiling over the main room, a loft above and a woodstove below. Heat from the stove rises straight into the slope, and the slope leaks at the chimney opening, the skylight wells and the joint where the loft floor meets the outside wall. The 214 units from 2000–2009, 130 from the 2010s and 29 since 2020 have full walls; the work in them is the attic, the rim joist and any sloped ceiling.

The 386 units from 1939 or earlier are farmhouses and hamlet houses. Their walls are usually empty, their sills sit on stone and their attics are open to the wall bays below. The 273 mobile homes start underneath, at the bottom board, the ducts and the water lines, and a woodstove in a mobile home gets the same draft check as one in a house.

On payback, oil at 52.2% and propane at 17.0% are delivered fuels that generally cost more for the same heat than utility gas, so a sealed and insulated house cuts the delivery bill faster than it would in a gas town. In a wood-heated house the saving is counted in cords: less wood cut, split, stacked and carried, and fewer trips to the stove on the coldest nights.

When the woodstove is the furnace

A woodstove heats the room it stands in. Warm air rises from it to the ceiling, and in a leaky house that air keeps going, out through the chimney opening, the light fixtures and the attic hatch, while cold air is drawn in low through the rim joist, the sill and the gaps around the doors. The stove room stays hot, the bedrooms at the far end stay cold, and the owner burns more wood trying to push heat to them.

Sealing the top of the house slows that loop. With the ceiling plane closed, the warm air the stove makes stays in the living space longer and has time to move toward the far rooms instead of leaving through the attic. Sealing the bottom of the house stops the cold draft along the floor that makes a room feel colder than its thermometer. Insulating the exterior walls and ceilings of the far rooms, where many wood-heated houses have the least, lets them hold what heat reaches them.

Two rules come with it. The chimney is never foamed: the gap where a masonry chimney or a metal flue passes through a ceiling or roof is closed with sheet metal and high-temperature sealant, and insulation is kept back the clearance the chimney requires. And a tighter house supplies less air to the stove by accident, so once the sealing is done the stove’s draft should be checked with the bath fans, range hood and dryer running, an outside-air connection added where the stove allows one, and a carbon monoxide alarm working on every level.

We seal before we insulate

Insulation slows heat moving through the shell of a house. It does not stop warm air escaping through the shell’s openings, and a wood-heated house has a hot room pushing on them all winter.

In a 1970s Olive ranch heated by a woodstove the order is: close the chimney opening at the ceiling with sheet metal and high-temperature sealant; seal the top plates, light boxes, bath fan and attic hatch; seal the rim joist and sill in the basement or crawl space; seal around the doors and the plumbing and wiring openings in the far rooms; then insulate the attic to depth, and check the stove’s draft once the house is tight.

If a quote specifies a depth of insulation and never mentions air sealing, it is half a job.

What insulation costs in Olive

Most of our projects run between $3,500 and $12,500. In a wood-heated ranch the number moves with the attic area, the chimney openings, the length of rim joist and sill, and whether the crawl space or piers under any addition are part of the job. A contemporary is priced on its cathedral ceiling, loft and skylight wells; a camp turned house on its floor and shallow roof; a mobile home on its belly, ducts and water lines.

Open cell foam runs R-3.9 to R-4.2 per inch. Closed cell runs R-6.9 to R-7.1 per inch and also acts as a vapor retarder, which is why it costs more and why it is right in some assemblies and unnecessary in others. All products are manufactured in the United States and meet applicable building code and safety standards. ENERGY STAR says sealing air leaks and adding insulation can save up to 10% on annual energy bills.

Insulation rebates in Olive

Every hamlet in Olive, from Boiceville and Shokan to Olivebridge and Samsonville, is Central Hudson electric territory, and the town has little or no utility gas service. A Central Hudson customer uses NYSERDA’s Comfort Home for insulation incentives, or EmPower+ if the household is income-eligible.

NYSERDA’s Comfort Home pays $2,500 for sealing and insulating the attic and rim joist, $3,000 if walls and floors are added, and $2,000 more toward ENERGY STAR windows, through a NYSERDA-approved Comfort Home contractor, for market-rate one- to four-family homes and manufactured homes whose electric company is Con Edison, NYSEG, Central Hudson or Orange & Rockland. The program sets its own targets: an attic at R-40 overall with at least R-49 in the open field, a rim joist at R-14, and closed cell foam wherever spray foam is used on rim joists. Comfort Home is open in 2026 and closes when the new utility programs start around January 2027, so a homeowner who wants Comfort Home money should not wait.

NYSERDA’s EmPower+ is for income-eligible owners and renters. In Ulster County a one-person household at or below $50,325 a year can get air sealing and insulation at no cost up to $14,000, and one below $67,100 can get half the cost covered up to $7,000, through an EmPower+ contractor, at a primary residence.

Each program pays through its own participating contractors; check eligibility and find approved contractors on the MyEnergy portal. The federal Section 25C insulation tax credit ended for work placed in service after 31 December 2025, so there is no federal insulation credit on a 2026 job, and New York has no state tax credit for insulation. Code and climate in Olive

58.1% of Olive’s housing was built before 1980. New York’s first statewide energy code took effect on 1 January 1979, so the farmhouses, the hamlet houses and the 1960s and 70s ranches and camps were built without one. Ulster County is Climate Zone 6; Dutchess, Orange, Putnam and Rockland are Zone 5.

A house built in Olive today falls under the 2025 Energy Conservation Construction Code of New York State, in force since 31 December 2025: R-49 ceilings, or R-38 over the entire ceiling where it stays at full uncompressed height over the wall top plates at the eaves; R-30 floors; R-15 continuous, R-19, or R-13 plus R-5 continuous for basement and crawl space walls; U-0.27 windows; and at most 2.5 air changes per hour at 50 pascals on a blower door test, where Zones 4 and 5 allow 3.0.

A house already standing keeps its unaltered parts as they are; New York does not require a blower door test when you insulate an existing home, and any cavity the work opens is filled to full depth. ENERGY STAR recommends R-60 for an attic with no insulation in Zones 5 and 6, and R-49 for one that already has 3 to 4 inches.

It usually helps a great deal, as long as sealing comes first. Much of the stove’s heat rises and leaves through the ceiling, while cold air slips in low at the rim joist and sill. Closing the ceiling plane keeps that heat in the house long enough to reach the far rooms, and sealing and insulating the bedrooms’ outside walls and ceilings lets them hold it. After the work, the stove’s draft should be checked with the exhaust fans running.
