Insulation Contractors in Woodstock, NY

982 of the 4,289 housing units in Woodstock stood vacant when they were last counted, and that count files a house kept for weekends or summers under vacant. In a town known as a summer arts colony since the founders of the Byrdcliffe Colony arrived in 1902, that number describes a kind of house as much as an occupancy rate: places built or bought for the warm months, some of them now lived in all year. This is the Town of Woodstock in northern Ulster County, northwest of Kingston, inside the borders of the Catskill Park and bordered by Greene County on the north.

The median unit dates from 1963. 21.9% of the stock predates 1940, 24.3% is 1940s and 50s, 23.9% is 1960s and 70s, 17.0% is 1980s and 90s and 12.8% has been built since 2000; the 1950s alone added 773 units. 88.5% of units are detached houses, 3.5% sit in two-unit buildings, 2.3% in buildings of three or four, and the town has no mobile homes. 79.0% of occupied homes are owner-occupied. Fuel oil or kerosene heats 48.1% of them, bottled propane 23.7%, electricity 15.7% and wood 7.1%, and Woodstock has little or no utility gas service.

So nearly every job here is a detached house on a delivered fuel or electric heat, somewhere between a farmhouse, a summer cottage that was winterized in stages, a post-war cape and a 1980s contemporary on the lower slopes of Overlook Mountain, where much of the town sits. Each of those loses heat in a different place.

The houses we insulate in Woodstock

The 940 units from 1939 or earlier include farmhouses, houses in and around the Woodstock hamlet, and summer houses from the colony years. A year-round house of that age has open wall bays with nothing in them, a sill resting on a stone foundation and an attic floor of boards over plaster ceilings. Cellar air rises through the wall bays into the attic, and a century of additions leaves a house with several roofs and several crawl spaces, each leaking at its joint with the next. Knob-and-tube wiring is assumed until we have seen otherwise, and it comes out before insulation goes into a wall.

The 270 units from the 1940s and 773 from the 1950s are small capes, ranches and cottages on block or stone foundations. The cape fails at its knee walls, where the floor bays run under the eaves with no blocking, and at a flat attic too shallow to hold much. The ranch fails across an attic floor holding a few inches of rock wool or nothing, and at a crawl space under part of the house where the rim joist has never been sealed.

The 565 units from the 1960s and 462 from the 1970s bring ranches, raised ranches, chalets and A-frames. In an A-frame the roof is also most of the wall: the insulation lives in the rafter slope, with no attic to add to, and the peak collects the warmest air in the house against the least insulation. The 535 units from the 1980s include contemporaries with a cathedral ceiling, a loft and a woodstove, leaking at the chimney and skylight openings in the slope. The 318 from the 2010s have full walls, and the work in them is the attic plane and the rim joist.

On payback, the fuel mix decides. Oil at 48.1% and propane at 23.7% are delivered fuels, which generally cost more for the same heat than utility gas, so each gallon a house stops burning shows up quickly. The 15.7% heated by electricity pay for every lost unit of heat on the Central Hudson bill. In the 7.1% heated with wood, sealing means fewer cords, and it also means the stove’s draft gets checked with the exhaust fans running once the house is tighter.

Summer places that became year-round houses

A house built for July behaves differently in January. Some began as cabins or studios; others were cottages winterized a piece at a time, with a furnace added, a porch enclosed and a bedroom built over a crawl space. The owner inherits cold floors, water lines that freeze in the one outside wall that carries them, and heat that escapes through a roof with no attic above it.

We start underneath. A summer house often stands on posts or stone piers with an open or loosely skirted crawl space. Insulating the floor from below works only if the plumbing ends up on the warm side, so water lines are moved up into the heated floor or boxed in with the insulation outside them. Every pipe and wire hole through the floor is sealed first. Closed cell foam sprayed between the joists then seals and insulates in one layer and tolerates the damp, and it gets a protective board beneath it.

Walls and roofs come next, and they take more thought. A board-and-batten or single-wall cottage has no cavity to fill: a cavity is built inside when the interior is redone, or insulation goes on the outside under new siding. A roof framed with 2×4 or 2×6 rafters leaves room for only a few inches, closed cell foam gets the most out of that depth, and a reroof is the moment to add rigid insulation above the deck.

For a house closed up for weeks at a time, sealing the floor and the ceiling lowers what it costs to keep the place above freezing, and getting the pipes out of the floor framing and the outside walls is what keeps them intact while nobody is there.

We seal before we insulate

Insulation slows heat moving through a surface. An open joint lets heated air leave by the cubic foot, and no depth of fill stops it.

In a 1950s Woodstock cape the sequence is: seal the rim joist and the floor over any crawl space; put an air barrier on the back of the knee walls and block the floor bays beneath them; seal the top plates, the chimney gap with sheet metal and high-temperature sealant, and the bath fan and light boxes at the flat attic; weatherstrip the attic access; then insulate the knee walls, the slopes behind baffles and the flat attic to depth.

If a quote specifies a depth of insulation and never mentions air sealing, it is half a job.

What insulation costs in Woodstock

Most of our projects run between $3,500 and $12,500. A converted summer house is priced on its floor first: how the crawl space or pier area can be reached, how much plumbing has to move, and how many square feet of floor get foam. Its walls and roof are priced separately, because the answer depends on whether the interior or the siding is being replaced anyway. A post-war cape is priced on its knee walls, slopes and flat attic; an A-frame or contemporary on the roof slope, the loft and the chimney and skylight openings.

Open cell foam runs R-3.9 to R-4.2 per inch. Closed cell runs R-6.9 to R-7.1 per inch and also acts as a vapor retarder, which is why it costs more and why it is right in some assemblies and unnecessary in others. All products are manufactured in the United States and meet applicable building code and safety standards. ENERGY STAR says sealing air leaks and adding insulation can save up to 10% on annual energy bills.

Insulation rebates in Woodstock

Woodstock, including Bearsville, Shady, Lake Hill, Willow, Wittenberg and Zena, gets its electricity from Central Hudson, and the town has little or no utility gas service. Because the electric company sets the program lane in New York, Central Hudson customers look to NYSERDA’s Comfort Home for insulation incentives, or to EmPower+ if household income qualifies.

NYSERDA’s Comfort Home pays $2,500 for a package that seals and insulates the attic and rim joist, $3,000 for one that adds walls and floors, and $2,000 more toward ENERGY STAR windows after the sealing and insulating, through a NYSERDA-approved Comfort Home contractor. It serves market-rate one- to four-family homes on Con Edison, NYSEG, Central Hudson or Orange & Rockland electric service, and the home has to meet the conditions of the whole package to earn it. Comfort Home is open in 2026 and closes when the new utility programs start around January 2027, so a homeowner who wants Comfort Home money should not wait.

NYSERDA’s EmPower+ serves income-eligible owners and renters, at no cost up to $14,000 for lower-income households or half the cost up to $7,000 for moderate-income households in our area, through an EmPower+ contractor. It pays only at a primary residence, so a weekend house does not qualify for it. Any owner of a one- to four-family home can also get NYSERDA’s free Home Energy Plan, which starts with a virtual assessment done online.

Each program pays through its own participating contractors; the MyEnergy portal shows eligibility and approved contractors. The federal insulation tax credit, Section 25C, ended for work placed in service after 31 December 2025, so there is no federal insulation credit on a 2026 job, and New York has no state tax credit for insulation. Code and climate in Woodstock

70.2% of Woodstock’s housing was built before 1980. New York’s first statewide energy code took effect on 1 January 1979, so the farmhouses, the summer cottages, the post-war capes and the 1960s and 70s houses all went up before any state energy rules applied. Ulster County is Climate Zone 6.

New homes follow the 2025 Energy Conservation Construction Code of New York State, in effect since 31 December 2025: R-49 in ceilings, or R-38 across the entire ceiling where its full uncompressed depth runs out over the wall top plates at the eaves; R-30 in wood-framed walls, or R-20 with R-5 continuous among the other options; R-30 in floors; R-15 continuous, R-19, or R-13 plus R-5 continuous on basement and crawl space walls; U-0.27 windows; and no more than 2.5 air changes per hour at 50 pascals on a blower door, where Zones 4 and 5 are allowed 3.0.

An existing house is treated differently, which matters in a conversion. Unaltered parts need not comply, and New York does not require a blower door test when you insulate an existing home, but when renovation exposes a wall or roof cavity, that cavity is filled to full depth. ENERGY STAR recommends R-30 for floors over unheated space in Zones 5 and 6, and for attics R-60 where there is no insulation or R-49 where 3 to 4 inches are already down.

Usually, and the floor is where it starts. The water lines come up out of the cold or get boxed in on the warm side, every hole through the floor is sealed, and closed cell foam goes between the joists with a protective board beneath. The roof slope comes next, often with closed cell foam because rafters in a cabin are shallow, and the walls are handled when the interior or siding is replaced. Sealed in that order, a cabin can hold heat through a Catskill winter.
