Insulation Contractors in Marlborough, NY

24.7% of the housing in Marlborough has been built since 2000, a larger share than in any other Ulster County town we cover, and the median unit dates from 1983, the newest median in that group. This is the town in the southeastern corner of Ulster County: the Hudson River is its eastern line, Orange County lies to the south, the Marlboro Mountain ridge runs along its western edge, and the hamlets of Milton and Marlboro sit on Route 9W.

Of the town’s 3,837 units, 611 went up between 2000 and 2009, 326 in the 2010s and 12 since 2020, on top of 615 from the 1980s and 540 from the 1990s. 30.1% of the stock is 1980s and 90s, 19.5% is 1960s and 70s, 11.1% is 1940s and 50s and 14.5% predates 1940. 79.4% of units are detached houses, 4.4% are townhouses or duplex halves, 4.1% sit in two-unit buildings and 176 are mobile homes. 74.7% of occupied homes are owner-occupied.

The fuel does not match the age of the houses. Fuel oil or kerosene heats 62.6% of occupied homes and bottled propane 20.5%, with electricity at 7.2% and wood at 1.8%, and Marlborough has little or no utility gas service. So the typical job here is a house that already has insulation and still loses heat through the openings the builder left, and the savings arrive as fewer deliveries.

The houses we insulate in Marlborough

The 615 units from the 1980s and 540 from the 1990s are colonials, raised ranches, capes with shed dormers and a few contemporaries. Their walls usually hold fiberglass batts in 2×4 or 2×6 framing, and their attics were blown or batted to whatever depth the builder chose. The raised ranch loses heat at the band joist exposed between its two levels and at the garage ceiling under a bedroom. The cape with dormers loses it behind the short knee walls, where the floor bays run out under the eaves with nothing to stop the air. In all of them the rim joist in the basement carries a batt pushed into the joist bay, which slows heat a little and air not at all.

The 611 units from 2000–2009 and 326 from the 2010s are mostly two-story houses with an attached garage, often with a room over it, a fireplace or direct-vent unit framed into a chase, and ductwork for central air. Their problem is rarely missing insulation, as the next section explains.

Older Marlborough counts 557 units from 1939 or earlier, 132 from the 1940s, 294 from the 1950s, 319 from the 1960s and 431 from the 1970s. The pre-war farmhouse or hamlet house has uninsulated walls, a sill on stone and often a plaster ceiling with an unfloored attic above. The 1950s and 60s ranch and cape fail at a thin, settled layer of loose-fill and at the knee walls. The 1970s split-level adds the joint where its two halves meet.

Two smaller groups need a straight answer. The 88 units in buildings of 20 to 49 apartments and the 53 in buildings of 50 or more belong to their owners; if you rent one, the call about a cold apartment goes to the landlord. The 168 townhouses and duplex halves each have an owner who can say yes, but the attic over a shared wall has to be sealed at that wall before insulation goes down. The 176 mobile homes are worked from underneath, at the bottom board and the ducts.

On payback the arithmetic is plain. Every unit of heat a house stops losing is oil or propane not delivered, and delivered fuels generally cost more for the same heat than utility gas, so sealing and insulating tends to earn its cost back sooner here than in a town on gas mains. A tighter house also needs a smaller boiler or furnace when the old one is replaced.

Newer houses in Marlborough: a full attic, an open ceiling

Owners of a 2000s house are often told there is nothing left to do, because the walls are full and the attic holds a foot of fill. The fill is usually there. What is missing is the air barrier beneath it. A drywall ceiling is airtight only where nobody has cut a hole in it, and a builder-era house has dozens: every recessed light, smoke detector, ceiling fixture, bath fan and plumbing vent, plus the attic hatch or pull-down stair. All winter, warm air rises through those holes and carries moisture into the insulation, and frost on the underside of the roof sheathing is often the first sign an owner notices.

Three places account for most of the loss in houses of this age. The first is the chase framed around a fireplace flue or chimney, which often runs open from the first floor to the attic. The second is the room over the garage: its floor sits over unheated space, its side walls face attic, and the joist bays under it run out to the cold. The third is equipment in the attic — an air handler, ducts laid on top of the insulation, a flue from a propane furnace — where every duct joint and every penetration connects the house to the attic.

None of this means opening walls. The fireplace chase gets a sheet-metal cap sealed with high-temperature sealant where the flue passes through. Recessed lights get airtight covers with the clearance the fixture requires. The floor bays under the room over the garage get blocked and filled. Duct joints in the attic get mastic. Then the fill is raked back over the sealed ceiling and topped up to depth.

We seal before we insulate

Insulation resists heat moving through a ceiling or a wall. It does very little about air flowing through a hole in that ceiling or wall.

In a 1990s Marlborough colonial the order is: pull back the fill along the top plates and seal the plates, wiring holes and plumbing vents; cap the fireplace chase; seal or cover the recessed lights and weatherstrip the attic hatch; seal the ducts in the attic; block the floor bays under the room over the garage; seal the rim joist in the basement with foam; then restore and top up the attic fill and check the boiler or furnace venting once the house is tighter.

If a quote specifies a depth of insulation and never mentions air sealing, it is half a job.

What insulation costs in Marlborough

In a newer house the number depends on how much fill has to be moved to reach the top plates, how many recessed lights and penetrations there are, whether the fireplace chase and the room over the garage are in scope, and how much ductwork sits in the attic. Open cell foam runs R-3.9 to R-4.2 per inch. Closed cell runs R-6.9 to R-7.1 per inch and also acts as a vapor retarder, which is why it costs more and why it is right in some assemblies and unnecessary in others. All products are manufactured in the United States and meet applicable building code and safety standards. ENERGY STAR says sealing air leaks and adding insulation can save up to 10% on annual energy bills.

Insulation rebates in Marlborough

Electric service across Marlborough, Milton and Marlboro comes from Central Hudson. Utility gas is scarce to absent, and most homes buy oil or propane. For insulation incentives a Central Hudson customer’s route is NYSERDA’s Comfort Home, or EmPower+ where household income qualifies.

Comfort Home pays fixed amounts for packages of work: $2,500 for sealing and insulating the attic and rim joist, $3,000 when walls and floors are added, and $2,000 more toward ENERGY STAR windows once the sealing and insulating are done. The money flows through a NYSERDA-approved Comfort Home contractor, who must pass it on to the homeowner. It covers market-rate one- to four-family homes whose owners pay the System Benefits Charge on a Con Edison, NYSEG, Central Hudson or Orange & Rockland electric bill. New construction and additions do not qualify, so a house still being finished waits. Comfort Home is open in 2026 and closes when the new utility programs start around January 2027, so a homeowner who wants Comfort Home money should not wait.

EmPower+ is NYSERDA’s program for income-eligible owners and renters. For an Ulster County household of four, the no-cost tier covers incomes at or below $80,160 and pays for air sealing and insulation up to $14,000; the moderate tier covers incomes below $106,880 and pays half the cost up to $7,000. The work goes through an EmPower+ contractor, at a primary residence.

Both programs pay through their own participating contractors, and the MyEnergy portal is where to check eligibility and find approved contractors. Section 25C, the federal insulation tax credit, ended for work placed in service after 31 December 2025, so a 2026 job carries no federal insulation credit, and New York has no state tax credit for insulation. Code and climate in Marlborough

45.2% of Marlborough’s housing was built before 1980, the lowest share among the Ulster County towns we cover. New York’s first statewide energy code took effect on 1 January 1979, so more than half of the town’s houses went up after that date, though under earlier editions. Ulster County is Climate Zone 6.

A new house here answers to the 2025 Energy Conservation Construction Code of New York State, in force since 31 December 2025. It calls for R-49 in ceilings, with R-38 accepted over the entire ceiling where that depth carries uncompressed over the wall top plates at the eaves; R-30 in floors; R-15 continuous, R-19, or R-13 plus R-5 continuous on basement and crawl space walls; U-0.27 windows; and a tested result of no more than 2.5 air changes per hour at 50 pascals, tighter than the 3.0 allowed in Zones 4 and 5.

A house already standing is not pulled up to that table. Unaltered portions need not comply, the R-value already in place may not be reduced, cavities the work exposes get filled to full depth, and New York does not require a blower door test when you insulate an existing home. For attics, ENERGY STAR recommends R-49 where 3 to 4 inches are already in place and R-60 where there is none, in Zones 5 and 6 alike.

Usually, yes. The insulation in a 2004 attic is rarely the problem; the ceiling under it is. Recessed lights, the attic hatch, wiring and plumbing holes through the top plates, a fireplace chase open to the attic and ducts with unsealed joints all let warm air past the fill. Sealing those, blocking the floor under a room over the garage and sealing the basement rim joist often does more than another foot of insulation would. Then the fill is restored and brought up to depth.
