Insulation Contractors in Berkeley Heights, NJ

95.5% of occupied homes in Berkeley Heights are owner-occupied, the highest share in this part of Union County, and 85.8% of the township’s 4,843 housing units are detached houses. Practically every roof here has an owner who can decide to fix it, which is why nearly everything we do here is a whole-house scope rather than one room.

The eras come in three blocks. 34.3% of the stock went up in the 1940s and 50s, another 34.7% in the 1960s and 70s, and an unusually large 17.8% in the 1980s and 90s, with 12.2% of all units built in the 1990s alone. Only 4.6% predates 1940 and 8.7% has been built since 2000. The median unit dates from 1965, and 73.6% of the township was standing before New Jersey’s first statewide energy subcode of 1 January 1978. Gas heats 91.7% of homes, electricity 4.5% and oil just 2.4%.

Berkeley Heights stayed a farming and resort township until the American Telephone and Telegraph Company built its Bell Laboratories research campus here in 1941, and the subdivisions followed the laboratory. The land underneath is not uniform: the township sits partly on the crest of the Second Watchung Mountain and partly in the Passaic River valley, with the river forming its northern border and Green Brook its eastern edge near the Watchung Reservation. Those two halves fail in opposite directions.

The houses we insulate in Berkeley Heights

The 1950s alone account for 30.6% of the township. Those are capes, small colonials and early ranches, and the cape is the assembly that gives the most trouble: a knee wall with insulation on the room side and no air barrier on its back, floor joists running out under the bedroom to an open eave, unbaffled slopes and a shallow flat attic above. Batts that were stapled between knee-wall studs in 1955 are still doing nothing about the air moving behind them.

The 1960s put up 24.2% and the 1970s 10.5%: split-levels, raised ranches and long side-to-side ranches. They share a set of faults, a low attic with settled loose-fill and wind-washed eaves, a bedroom or den over the garage with joist bays open at the band, a cantilevered bay, and on splits a short wall between two roof levels that was framed and sheathed but never insulated.

The 17.8% built in the 1980s and 90s is the block people assume is fine. It is not fine, it is differently wrong. Walls are code-minimum R-11 to R-13, attics were done to R-19 or R-30 and no higher, and air sealing was never in the contract: the rim, the garage common wall, the recessed cans, the soffit drops over kitchen cabinets and the attic hatch all leak. Many of those houses put the air handler and duct trunk in the vented attic, so the ducts heat the roof deck. Add a cathedral ceiling framed with no vent channel and you have the standard 1990s scope: seal and insulate the attic plane and the ducts, baffle the slopes, close the garage ceiling.

8.7% has been built since 2000, most of it replacement houses and attached homes; there the walls are full and the job is ducts, party walls and the bonus room. At the other end, the 4.6% built before 1940 — farmhouses and older cottages of the kind preserved at the county’s restored Deserted Village at Feltville — are balloon-framed, with stud bays open from cellar to attic and knob-and-tube wiring until an electrician says otherwise.

Only 0.5% of units sit in two-unit buildings and 3.2% in buildings of twenty or more, so the condominium question barely comes up here. Where it does the answer is the usual one: no attic, no cavity, and an envelope the association controls.

The ridge and the river valley

A house on the crest of the Second Watchung Mountain and a house down in the Passaic valley need different work, and pricing them the same is how a contractor gets one of them wrong.

On the ridge the enemy is wind. Exposed eaves get wind-washed: outdoor air blows into the edge of the attic insulation and strips its value exactly where the ceiling meets the wall, the coldest part of every room below. The fix is baffles and a wind-blocking dam at the eave before any depth goes down, plus sealing the top plates the wind pushes through. Ridge houses on a slope also tend to have a walk-out lower level, where the band joist changes height partway around the house and the insulation has to follow it.

In the valley the enemy is water. Parts of Berkeley Heights sit in flood zones, and homes as well as some businesses along the downtown Springfield Avenue area have been affected. On low ground we do not put closed cell foam on a foundation wall that takes water, and we do not fill a crawl space with no vapor barrier and no drainage. We seal and insulate the floor deck above the wet space and keep the assembly removable. A crawl space that stays dry gets sealed and insulated at the walls instead, which is the better assembly when the ground allows it.

One local note: inside Free Acres, the 67-acre community founded in 1910 whose association maintains the streets and approves architectural changes, anything altering the outside of a house needs that approval. Attic, basement and crawl space work does not touch the exterior, but check before we lift siding.

We seal before we insulate

Insulation slows heat moving through a surface. It does nothing about air moving through a gap. Twenty inches of cellulose over unsealed top plates and an open chase is twenty inches of cellulose with a hole under it.

In a 1960s Berkeley Heights split the order is: seal the top plates and penetrations at both attic levels, close the wall between the roofs, block and seal the joist bays over the garage, seal the band joist, then insulate the low attic, the split wall, the garage ceiling and the main attic. In a 1990s colonial it is: seal the attic hatch, the recessed cans, the soffit drops and the rim, seal and insulate the ductwork and the air handler platform, baffle the slopes, then bring the attic to depth.

If a quote specifies a depth of insulation and never mentions air sealing, it is half a job.

What insulation costs in Berkeley Heights

Open cell foam runs R-3.9 to R-4.2 per inch. Closed cell runs R-6.9 to R-7.1 per inch and also acts as a vapor retarder, which is why it costs more and why it is right in some assemblies and unnecessary in others. All products are manufactured in the United States and meet applicable building code and safety standards. Insulation rebates in Berkeley Heights

Berkeley Heights is one of the Union County towns where the two bills come from different companies: JCP&L for electricity and PSE&G for gas rather than Elizabethtown Gas. With 91.7% of homes on gas heat, the sensible starting point is PSE&G, the utility billing you for the fuel the work will save, with JCP&L as the second call.

PSE&G Whole Home Energy Solutions pays up to $7,500 in rebates toward air sealing, insulation and the envelope work the assessment calls for, plus 0% on-bill repayment of up to $25,000 over seven years for projects of $10,000 or less and ten years above that. It begins with an assessment by a BPI-certified contractor participating in the program, and the contractor sets that fee. PSE&G does not publish per-measure amounts.

JCP&L Whole Home Energy Solutions publishes its arithmetic: $2,000 for a modeled five percent energy saving plus $200 for every percentage point above that, capped at $7,500 and at half the project cost, with 0% on-bill financing of $2,500 to $25,000. Both utilities also offer the free walk-through called the Whole Home Energy Assessment, which installs small items on the spot and points you at the rebate program.

For income-qualified households the work is free rather than rebated. PSE&G Home Weatherization and JCP&L Home Weatherization for Income-Qualified Customers cover insulation and air sealing at no cost between 250% and 400% of the federal poverty level, JCP&L up to $14,000 in upgrades plus $2,500 in health and safety repairs. New Jersey Comfort Partners does the same at or below 250% of the guidelines, $82,500 a year for a family of four; the 2.4% of homes here still on oil are referred to the state’s weatherization office instead.

The New Jersey IRA Home Energy Rebates have not launched — the state’s own page says the programs are in development and not open for applications. The federal Section 25C tax credit ended for anything placed in service after 31 December 2025, so there is no federal insulation credit on a 2026 job. Code and climate in Berkeley Heights

73.6% of the township went up before 1980, ahead of New Jersey’s first statewide energy subcode of 1 January 1978, so the capes, the splits and most of the ranches were built with no insulation requirement. Union County is climate zone 4A, a step milder than Morris and Somerset over the township line.

New Jersey adopted the 2024 IECC on 17 August 2026. For new construction it calls for R-49 ceilings — the 2021 edition it replaced asked for R-60 — walls at R-30 in the cavity or R-20 plus R-5 continuous, windows at U-0.30, and air leakage of 3.0 air changes per hour at 50 pascals. A complete permit application filed under the old code is still accepted until about 16 February 2027.

An existing house falls under New Jersey’s Rehabilitation Subcode: insulating an attic does not require bringing the rest of the house to code and does not require a blower-door test. Blown-in or batt insulation against the interior finish is ordinary maintenance with no permit; spray foam and other foam plastic insulation need a permit, which we pull as part of the job. R-49 is what the state considers right for this climate, and it is what we design to.
