Insulation Contractors in Goshen, NY

One Goshen home in five was built before 1940. That is 1,074 units, 20.0% of the town’s 5,371, in a town whose Village of Goshen is the Orange County seat. Around that old center the town kept building: the 1970s put up 924 units, 17.2% and more than any other decade, and 17.5% has gone up since 2000. In between sit 11.3% from the 1940s and 50s, 9.8% from the 1960s and 24.2% from the 1980s and 90s. The median unit dates from 1975, and 58.3% of the stock predates 1980.

75.2% of units are single-family detached houses, 3.3% are in two-unit buildings, 5.0% in three- and four-unit buildings and 4.6% in buildings of fifty or more, and 79.6% of occupied homes are owner-occupied. Besides the Village of Goshen it takes in small parts of the villages of Chester and Florida and hamlets and places including Durlandville, Otter Kill, Howells, Finnegans Corner, Goshen Hills, Pellets Island, Maple Island and Big Island. Legoland opened on 500 acres here in 2021. And Goshen is a split-utility town: Orange & Rockland sells the electricity and, in most of it, NYSEG sells the gas.

European settlement began around 1714, the town was established in 1788, and the village is the county seat, with a courthouse built in 1841 in the Greek Revival style, which is common among buildings of that age in the town. Goshen was a harness-racing center too: the Goshen Historic Track opened in 1838, the oldest half-mile track in the world, and President Grant watched racing here in 1873. The pre-1940 houses span that long history, from early village houses to farmhouses.

The house of the 1970s, the town’s biggest single decade, is a raised ranch, a split or an early two-story colonial, and what it has in the attic is usually what the builder put there: three or four inches of fiberglass, laid between ceiling joists over top plates that were never sealed. Many of those colonials have a garrison overhang, the second floor pushed a foot past the first across the front, and the underside of that overhang is a floor exposed to outside air with a batt stapled into it, if anything. In a raised ranch the rim joist runs above grade at mid-height and bare.

The 1940s and 50s capes lose heat behind the knee walls, where the joist bays run open to the eaves, and at the dormer cheeks. The 1980s and 90s colonials, 24.2% of the town, have batts in the walls and leak at the attic plane: recessed lights, the attic hatch, the bath fans, often ductwork in the vented attic. The 17.5% built since 2000 has full walls; the job there is the air handler and ducts, the room over the garage and the vaulted ceiling.

24.0% of Goshen still heats with oil and 4.6% with propane. In those houses a sealed attic and rim is fewer deliveries, and the payback is usually faster than on a gas bill. Around any chimney we use sheet metal and fire-rated sealant, and before tightening an oil-heated house we look at how the boiler gets its combustion air.

Old houses in the county seat

A house from the first half of the nineteenth century is often built differently from the balloon-framed houses of the railroad era. It may be a heavy timber frame: big posts at the corners, diagonal braces in the walls, beams at each floor, and studs filling in between. That changes how the walls get filled. The cavities are irregular, the braces cut across them, and a single hole per bay does not reach the whole space, so we dense-pack with more holes, placed by the frame, and check each bay as it fills.

The houses of the Greek Revival years often carry a half story under the eaves, lit by short windows set into the trim band below the roof. Behind those windows is a room with low knee walls and a sloped ceiling, and behind the knee walls is an unheated triangle open to the cornice. The wide boxed cornice of that style is hollow, and it often connects the wall tops to the outside air. We close the cornice cavity from inside, put an air barrier on the knee walls, fill the slopes and the floor of the eave space, and seal the chimney and the stair to the attic.

Any house this old gets its wiring checked before insulation goes near it; knob-and-tube that is still live has to be dealt with first. And where a later kitchen wing or back porch was enclosed and heated, the joint between the old frame and the addition is usually the biggest single leak in the house.

We seal before we insulate

Insulation slows heat moving through a surface. It does nothing about air moving through a gap. Add a new layer over the three or four inches in a 1970s Goshen attic and leave the top plates, the chimney chase and the attic hatch open, and warm air keeps rising through both layers.

In a 1970s colonial the order is: seal the top plates, the wire and plumbing holes, the chimney chase with sheet metal and fire-rated sealant, and the attic hatch; vent the bath fans outside; baffle the eaves; close and insulate the underside of the garrison overhang; seal and insulate the rim joist in the basement; then bring the attic to depth over the old layer.

If a quote specifies a depth of insulation and never mentions air sealing, it is half a job.

What insulation costs in Goshen

Open cell foam runs R-3.9 to R-4.2 per inch. Closed cell runs R-6.9 to R-7.1 per inch and also acts as a vapor retarder, which is why it costs more and why it is right in some assemblies and unnecessary in others. All products are manufactured in the United States and meet applicable building code and safety standards. ENERGY STAR says sealing air leaks and adding insulation can save up to 10% on annual energy bills.

Insulation rebates in Goshen

Electric and gas come from different companies in most of Goshen. Orange & Rockland supplies electricity to the whole town. NYSEG supplies the gas: it is widespread in the Village of Goshen and on many streets, not all, in the rest of the town. The small parts of the villages of Florida and Chester inside the town are different again: Florida is widely on Orange & Rockland gas, and gas lines reach only parts of Chester. Your bills settle which you have.

For rebates the electric bill is the one that counts, because in New York the electric company sets the program lane. Orange & Rockland points customers to NYSERDA’s Comfort Home and EmPower+ programs and its Sealed home-upgrade program, and publishes no dollar amount of its own. NYSEG has offered its own insulation and air-sealing incentive for one- to four-unit homes; ask NYSEG what is open, and whether it applies to your account, when you call.

NYSERDA’s Comfort Home program pays $2,500 toward sealing and insulating the attic and rim joist, $3,000 if walls and floors are added, and $2,000 more toward ENERGY STAR windows, through a NYSERDA-approved Comfort Home contractor, for market-rate homes of one to four units that pay the System Benefits Charge on the electric bill. The home must meet the conditions of the whole package, and knob-and-tube wiring can block eligibility. Comfort Home is open in 2026 and closes when the new utility programs start around January 2027, so a homeowner who wants Comfort Home money should not wait.

NYSERDA’s EmPower+ serves income-eligible owners and renters. It can pay for air sealing and insulation at no cost up to $14,000 for lower-income households, or half the cost up to $7,000 for moderate-income households, through an EmPower+ contractor, for a primary residence. A four-person household in Orange County is in the no-cost tier at $80,160 or less and the half-cost tier below $106,880.

Before any of that, NYSERDA offers every New York owner of a one- to four-family home a no-cost virtual Home Energy Assessment that produces a free Home Energy Plan; it is done online, not in person. Each program pays through its own participating contractors, so check eligibility and the approved contractor lists on the MyEnergy portal before you sign. The federal insulation tax credit (Section 25C) ended for work placed in service after 31 December 2025, so there is no federal insulation credit on a 2026 job, and New York has no state tax credit for insulation. Code and climate in Goshen

58.3% of Goshen was built before 1980. New York’s first statewide energy code took effect on 1 January 1979, which means the village’s nineteenth-century houses and nearly all of its 1970s wave were built without one. Orange County is Climate Zone 5.

Since 31 December 2025 new construction has followed the 2025 Energy Conservation Construction Code of New York State. In Zone 5 that means R-49 ceilings, with R-38 allowed over the full ceiling where it keeps its full height over the wall top plate at the eaves; R-30 floors; basement and crawl space walls at R-15 continuous, R-19, or R-13 plus R-5 continuous; windows at U-0.27; and a tested air leakage of 3.0 air changes per hour or less at 50 pascals.

Existing houses are treated differently. The parts of the house you do not alter need not comply, no blower door test is required when you insulate an existing home, and any wall or roof cavity the work exposes must be filled to full depth. ENERGY STAR recommends R-49 for an attic that already has 3 to 4 inches, the depth found in many 1970s attics, and R-60 where there is none.
