Insulation Contractors in Montgomery, NY

1,967 of Montgomery’s 8,972 housing units were built before 1940. That is 21.9% of the town, more than any single decade has built since. The rest spreads evenly: 17.8% from the 1940s and 50s, 20.2% from the 1960s and 70s, 22.3% from the 1980s and 90s and 17.8% since 2000. The median unit dates from 1973, and 59.9% of the stock went up before 1980.

Outside the villages there are few significant year-round settlements; the land is mostly farmed, left open or built as small subdivisions, with hamlets such as Coldenham, Berea, Scotts Corner and Allards, and a summer colony around Lake Osiris in the north.

Montgomery is an old town. Palatine Germans settled around what is now the Village of Montgomery from 1710, the village was incorporated in 1810, Walden in 1855 and Maybrook in 1926, and before the 1940s Montgomery was called the “transportation hub of the northeast,” with the Erie branch running south to Campbell Hall and Goshen and the Wallkill Valley Railroad north to New Paltz and Kingston. A pre-1940 village house is typically two or two-and-a-half stories of wood frame, and we assume until proven otherwise that its walls are empty, its stud bays run open from cellar to attic, and some of its wiring is knob-and-tube that has to be checked before any insulation goes in.

The 1940s and 50s, 17.8%, built capes and ranches, 1,040 units in the 1950s alone. The 1960s were quiet, only 6.7%, and the 1970s built 13.5%: raised ranches and splits with a bare rim joist at mid-height, a cantilevered overhang in front and a bedroom over the garage. Either era’s attic holds a few inches of settled loose-fill over holes that were never sealed.

The 1980s and 90s, 22.3%, brought colonials, whose walls hold batts and whose attics leak at the recessed lights, the hatch and the garage wall. In the town’s attached houses, 10.2% of units, the party wall often runs up into the attic with an open cavity, so air climbs it from the basement to the roof. Since 2000 the walls are full, and the work is ducts in the attic, the bonus room over the garage and vaulted ceilings without baffles.

28.4% of Montgomery heats with oil and 9.0% with propane. For those homes air sealing usually earns back faster than in a gas-heated house, and the saving shows up as fewer deliveries. At Lake Osiris, where some summer colony houses have become permanent homes, the job is usually the converted summer house’s list: a closed and insulated crawl space, closed-cell foam in shallow rafters, and sealed joints where the additions meet the original house.

Village houses and two-families in Montgomery, Walden and Maybrook

The village house is where Montgomery’s older stock and its small multifamily buildings meet. A large nineteenth- or early twentieth-century frame house on a village street may still be one home, or it may have been split into two or three apartments with a shared front stair. The 441 units in two-unit buildings and the 654 in buildings of three and four units are our kind of building: small enough that an owner decides, and old enough that nothing in the walls stops air.

A divided village house fails in the same places whether it holds one family or three. The stair hall runs from the cellar to the attic as one open shaft. The floor cavity between the first and second units opens into the exterior walls, so cold air moves sideways between apartments. The half-story on top has knee walls and slopes with little behind them, and a porch roof often ties into the wall with the framing open behind the trim. The cellar has a bare sill on a stone or block foundation. Seal one apartment and leave the others open, and the air simply finds the rest of the building.

So we scope a village two-family or three-family as one building. We seal the stair shaft top and bottom, close the floor cavities at the rim between units, seal the porch roof tie-ins, air seal and insulate the top floor’s knee walls, slopes and attic floor, dense-pack the walls once the wiring is cleared, and finish with the sill and rim in the cellar.

We seal before we insulate

Insulation slows heat moving through a surface. It does nothing about air moving through a gap. Blow cellulose into the walls of a divided village house and leave the stair shaft open from cellar to attic, and the building keeps drawing cold air in at the bottom and pushing heat out at the top.

In a pre-1940 house in the Village of Montgomery or Walden the order is: clear the wiring; seal the sill and rim in the cellar and close the bottoms of the stud bays and the stair shaft; close the floor cavities between stories; seal the top plates, chimney chase and plumbing stacks at the attic, with sheet metal and fire-rated sealant around the flue; dense-pack the walls; then insulate the knee walls, slopes and attic floor to depth.

If a quote specifies a depth of insulation and never mentions air sealing, it is half a job.

What insulation costs in Montgomery

Open cell foam runs R-3.9 to R-4.2 per inch. Closed cell runs R-6.9 to R-7.1 per inch and also acts as a vapor retarder, which is why it costs more and why it is right in some assemblies and unnecessary in others. All products are manufactured in the United States and meet applicable building code and safety standards. ENERGY STAR says sealing air leaks and adding insulation can save up to 10% on annual energy bills.

Insulation rebates in Montgomery

Montgomery has two electric companies, and which one you have depends on where you live. The Village of Montgomery and Maybrook are Central Hudson for electricity and gas, and most of both villages is on Central Hudson gas lines. The Village of Walden is NYSEG for electricity and gas, with NYSEG gas available on many streets, not all. The rest of the town is split: most of it is Central Hudson territory and parts are NYSEG, with gas from either company on many streets but not all. Orange Lake can be either. Your bill settles it.

Both companies put a house in the same program lane. NYSERDA’s Comfort Home program pays $2,500 toward sealing and insulating the attic and rim joist, $3,000 if walls and floors are added, and $2,000 more toward ENERGY STAR windows, through a NYSERDA-approved Comfort Home contractor. It is for market-rate homes of one to four units whose owners pay the System Benefits Charge, so a village two-family or three-family qualifies as a building type, though the home must meet the conditions of the entire package and knob-and-tube wiring can block eligibility. Comfort Home is open in 2026 and closes when the new utility programs start around January 2027, so a homeowner who wants Comfort Home money should not wait.

If your household income is under Orange County’s EmPower+ limit, NYSERDA’s EmPower+ program can pay for air sealing and insulation at no cost up to $14,000 for lower-income households, or half the cost up to $7,000 for moderate-income households, through an EmPower+ contractor. It is open to income-eligible owners and renters of one- to four-family homes; for four people the lines are $80,160 or less and under $106,880.

NYSEG has offered its own insulation and air-sealing incentive for one- to four-unit homes; if you are a NYSEG customer, ask us or NYSEG what is open when you call. Central Hudson customers use Comfort Home or EmPower+ for insulation incentives. Every program pays through its own participating contractors, so check eligibility and the approved contractor lists on the MyEnergy portal before signing.

Code and climate in Montgomery

59.9% of Montgomery’s housing was built before 1980. The village houses, the post-war capes and most of the 1970s raised ranches went up before New York’s first statewide energy code took effect on 1 January 1979. Orange County is Climate Zone 5.

The 2025 Energy Conservation Construction Code of New York State took effect on 31 December 2025. A new Zone 5 house must have R-49 ceilings, or R-38 over the whole ceiling where it runs at full height over the wall top plate at the eaves; R-30 floors; basement and crawl space walls of R-15 continuous, R-19, or R-13 plus R-5 continuous; U-0.27 windows; and air leakage of 3.0 air changes per hour or less at 50 pascals.

Existing houses are not held to that table. The unaltered parts of an existing building need not comply, no blower door test is required when you insulate an existing home, and any wall or roof cavity the work exposes must be insulated to full depth. ENERGY STAR recommends R-60 for an uninsulated attic in this climate and R-49 where 3 to 4 inches are already down.
