Insulation Contractors in Warwick, NY

2,912 of Warwick’s 13,046 housing units were built before 1940. That is 22.3% of the town, and beside it sit 15.3% from the 1940s and 50s, 23.0% from the 1960s and 70s, 26.2% from the 1980s and 90s and 13.2% since 2000. No era owns Warwick. The median unit dates from 1973, and 60.6% of the stock went up before 1980.

The Village of Warwick grew up at the junction of NY 94 and NY 17A, and Florida and Greenwood Lake along 17A, while a freight rail line helped the whole area grow; hamlets such as Wisner and Lake had depots, freight houses and creameries on the Lehigh and Hudson River Railway. The 22.3% of Warwick built before 1940 stands on those village streets, in hamlets like Amity, Bellvale, Edenville and New Milford, and on the farms between them.

We treat a pre-1940 Warwick house as balloon-framed with knob-and-tube wiring until we have seen otherwise. In a balloon frame the stud bays run open from the cellar to the attic, so each wall works like a flue: cellar air rises inside it and leaves through the attic floor. The walls are usually empty, the sill and rim sit unsealed on a stone or block foundation, and the attic floor carries a few inches of old insulation at best.

The 15.3% from the 1940s and 50s is mostly capes and small ranches, and the cape fails at the knee wall: no air barrier behind it, floor joists open to the eave, unbaffled slopes and a shallow flat attic. The 1960s and 70s, 23.0% of the town, added raised ranches and splits, many set into Warwick’s hills, with a bare rim joist on the block wall and a bedroom over the garage.

Then the largest cohort. 14.6% of Warwick went up in the 1980s and 11.6% in the 1990s, colonials and contemporaries with code-minimum batts in the walls, so the walls are rarely the job. The attic is: thin loose-fill over unsealed top plates, flue chases, recessed lights and bath fans, often an air handler and ductwork in the vented attic, cathedral ceilings built without baffles, and a bonus room over the garage with open joist bays under it.

27.8% of Warwick heats with oil and 9.7% with propane, both bought by the gallon, and an oil or propane house usually earns back air sealing faster than a gas-heated one; the saving shows up as fewer deliveries. 3.8% of homes burn wood, so chimney chases get sheet metal and fire-rated sealant, never foam, and before a house gets tighter we check where the boiler, water heater and stove draw their air.

Greenwood Lake cabins and black dirt farmhouses

Greenwood Lake is Orange County’s largest lake, and the state line cuts across it, with New Jersey to the south and the Village of Greenwood Lake at the north end. The lake drew summer people early: the Warwick Woodlands Hotel on the western shore housed a post office from 1909 to 1916, and Babe Ruth often rented a cabin at Sterling Forest for the summer season during his retirement.

A lakeside house that started as a seasonal cabin carries it in the framing: rafters too shallow for batts, a floor open to the air beneath it, plumbing never meant to see January. Closed-cell foam goes where the rafter bay is three or four inches deep, because nothing else reaches a useful R-value there; the crawl space or skirt gets sealed and insulated so the pipes sit on the warm side; and the seams where each winterizing project met the original cabin get sealed first.

The black dirt is the other Warwick. Pine Island is the commercial center of that farmland, Hoopstick on Pulaski Highway was home to nineteenth-century barrel hoop makers, and Snufftown is named for farmers who chewed snuff on the porch of an early homestead. A farmhouse on those flats usually grew in stages, a main block, a kitchen ell, a later wing, each with its own roof and its own cold joint, and open fields give the wind a clear run at it. We seal before we insulate

Insulation slows heat moving through a surface. It does nothing about air moving through a gap. Pile new insulation on the attic floor of a balloon-framed village house and leave the stud bays open below it, and cellar air keeps rising through the walls and out through the new layer.

In a pre-1940 house in the Village of Warwick or Florida the order is: deal with the wiring; seal the sill and rim in the cellar and close the bottoms of the stud bays; close the tops of the bays and seal the top plates, plumbing stacks and chimney chase at the attic floor; dense-pack the walls; then bring the attic floor to depth. In a 1980s colonial it starts at the attic plane, the air handler platform and the ducts.

If a quote specifies a depth of insulation and never mentions air sealing, it is half a job.

What insulation costs in Warwick

Open cell foam runs R-3.9 to R-4.2 per inch. Closed cell runs R-6.9 to R-7.1 per inch and also acts as a vapor retarder, which is why it costs more and why it is right in some assemblies and unnecessary in others. All products are manufactured in the United States and meet applicable building code and safety standards. ENERGY STAR says sealing air leaks and adding insulation can save up to 10% on annual energy bills.

Insulation rebates in Warwick

All of Warwick, villages included, gets its electricity from Orange & Rockland. Gas differs by place: Orange & Rockland gas is widespread in the villages of Greenwood Lake and Florida and reaches only parts of the Village of Warwick, while the town outside its villages has little or no utility gas service, so many homes there heat with oil, propane or electricity. Your bill settles which you have.

In New York the electric company sets the program lane. Orange & Rockland points customers to NYSERDA’s Comfort Home and EmPower+ programs and its Sealed home-upgrade program, publishes no dollar amount of its own, and links to HomeBoost, which it says helps Orange & Rockland customers assess home energy efficiency for free.

NYSERDA’s Comfort Home program pays $2,500 toward sealing and insulating the attic and rim joist, $3,000 if walls and floors are added, and $2,000 more toward ENERGY STAR windows, through a NYSERDA-approved Comfort Home contractor, for market-rate one- to four-family homes that pay the System Benefits Charge on their electric bill. The home must meet the conditions of the entire package, and knob-and-tube wiring can block eligibility, which matters in a pre-1940 village house. Comfort Home is open in 2026 and closes when the new utility programs start around January 2027, so a homeowner who wants Comfort Home money should not wait.

If your household income is under Orange County’s EmPower+ limit, NYSERDA’s EmPower+ program can pay for air sealing and insulation at no cost up to $14,000 for lower-income households, or half the cost up to $7,000 for moderate-income households, through an EmPower+ contractor. For a household of four the lines are $80,160 or less for the no-cost tier and under $106,880 for the half-cost tier. It covers a primary residence only, so a lake house kept as a second home does not qualify, and renters can apply.

Each of these programs pays through its own participating contractors. If the incentive matters to you, check your eligibility and the list of approved contractors on the MyEnergy portal before you sign anything. For oil and propane homes, note that New York’s heat pump program is moving to reward, and from 2028 require, a sealed and insulated house before it pays for a heat pump, so insulate first.

Code and climate in Warwick

60.6% of Warwick’s housing was built before 1980. Its village houses, farmhouses and lake cabins went up before New York’s first statewide energy code took effect on 1 January 1979, with no energy rule to meet. Orange County is Climate Zone 5.

The current code is the 2025 Energy Conservation Construction Code of New York State, in force since 31 December 2025. For a new house in Zone 5 it sets R-49 ceilings, or R-38 over the whole ceiling where it keeps full height over the wall top plate at the eaves; R-30 floors; basement and crawl space walls at R-15 continuous, R-19, or R-13 plus R-5 continuous; windows at U-0.27; and air leakage of 3.0 air changes per hour or less at 50 pascals.

Insulating an existing Warwick house does not pull the unaltered parts under that table, and no blower door test is required when you insulate an existing home. Where the work exposes a wall or roof cavity, the code wants it filled to full depth. ENERGY STAR recommends R-60 for an uninsulated attic in this climate and R-49 where 3 to 4 inches are already down.
