Insulation Contractors in Deerpark, NY

490 of Deerpark’s 3,347 housing units are mobile homes. That is 14.6% of the stock, in a town of 67.9 square miles, the second largest in area in Orange County, running from the Delaware River and the Pennsylvania line up the Neversink valley to the Sullivan County border. 70.0% of units are single-family detached houses, 3.7% are attached, 1.5% are in two-unit buildings, 4.5% in three- and four-unit buildings and 4.2% in buildings of five to nine. 75.3% of occupied homes are owner-occupied.

The heating numbers matter as much as the house count. Fuel oil heats 38.9% of occupied homes, bottled propane 17.1%, utility gas 18.1%, electricity 10.6% and wood 10.3%, a little more than one home in ten. The median unit dates from 1975. 17.5% of the stock predates 1940, 13.1% is from the 1940s and 50s, 27.5% from the 1960s and 70s, 27.9% from the 1980s and 90s, and 13.9% has gone up since 2000.

So a Deerpark job is rarely the same job twice: an old hamlet house along US 209, a 1970s ranch, a 1990s colonial, or a manufactured home with its insulation hanging out of the belly. Each loses heat in its own place, and the fuel decides how quickly fixing it pays.

The houses we insulate in Deerpark

Dutch and Huguenot colonists settled the valley in the 17th century, around a settlement first called Waghackamack and later Minisink. Joseph Brant raided it twice during the Revolution, and the raid of 20 July 1779 destroyed much of it before the Battle of Minisink. The town was formed from Mamakating in 1798, and what is now Port Jervis split away in 1853. Its hamlets sit along the rivers and roads: Huguenot, Cuddebackville at US 209 and NY 211, Westbrookville on the Sullivan County line, Sparrowbush on NY 42 by the Delaware.

The 586 units built before 1940 are the ones we open most carefully. A farmhouse or hamlet house of that age is usually balloon-framed or older, with empty walls, a fieldstone or rubble foundation, and stud bays that run open from the cellar to the attic. Warm air climbs those bays like a flue. The attic floor has gaps at the chimney and the plumbing stack, the sill leaks where the frame sits on uneven stone, and a kitchen wing or enclosed porch added later has its own shallow attic pocket and its own cold floor. Wiring gets checked before anything goes into a wall; knob-and-tube that is still live comes first.

The 1970s were the biggest post-war decade, with 565 units, and 9.9% of the stock is from the 1950s and 10.7% from the 1960s. Those are ranches, raised ranches and a few capes. The ranch loses heat through a long, low attic of settled fiberglass laid over top plates that were never sealed, and through bath fans that dump into the attic. The raised ranch has its rim joist bare at mid-height and a lower-level room over a slab. The cape leaks behind the knee walls, where the joist bays run open to the eaves.

The 1980s added 14.1% of the stock and the 1990s 13.8%, mostly colonials and contemporaries. Their walls have batts. What they lack is a sealed attic plane: recessed lights, a pull-down stair, a two-story foyer with a chase to the attic, and on some a cathedral ceiling with barely enough depth for the batt that is in it.

With 38.9% of homes on oil and 17.1% on propane, most of the savings here arrive as fewer deliveries. And with 10.3% heating with wood, we check the stove before we tighten a house. A stove, like an older boiler, draws its air from the room. Seal the attic and the rim and less air comes in to replace what goes up the flue, so we look at how the stove and the boiler get their air and at every chimney, which we seal with sheet metal and fire-rated sealant, never foam.

Manufactured homes: a different assembly

A manufactured home is not a small house and does not fail like one. It sits on a steel chassis. The floor insulation hangs in a belly under the floor, held up by a woven bottom board, and the heating ducts run through that same belly. There is often no attic to walk, only a shallow roof cavity. On a double-wide, the two halves meet at a marriage line down the middle of the roof, the ceiling and the floor, and a crossover duct carries heat from one half to the other under the floor.

The heat goes where the belly has been opened. A plumbing repair, a rodent or an old leak tears the bottom board, the insulation drops to the ground, and the ducts sit in open air. A crossover duct that has pulled loose blows heated air under the home all winter. The marriage line leaks if it was never sealed, and the furnace and water heater closets often have an outside door and a gap around every pipe.

So we start underneath, at the bottom board, the ducts and the crossover, because a torn belly and a loose duct are usually the biggest loss and the cheapest to fix. Then we look at the marriage line and the closets. Some homes are worth a full job; on some the honest answer is to repair the belly, seal the ducts and stop there, and we will tell you which you have.

We seal before we insulate

Insulation slows heat moving through a surface. It does not stop air moving through a hole. Blow new insulation into an old Deerpark attic without closing the stud bays under it and the house keeps pulling cold air in at the sill and pushing warm air out at the top.

In a pre-1940 hamlet house the order runs from the bottom up: seal the sill where the frame meets the stone, close the bottoms of the open stud bays from the cellar, then the tops of the same bays from the attic, then the chimney with sheet metal and fire-rated sealant, the plumbing stack and the attic hatch. Then dense-pack the walls, and only then bring the attic floor to depth.

If a quote specifies a depth of insulation and never mentions air sealing, it is half a job.

What insulation costs in Deerpark

Most of our projects run between $3,500 and $12,500. In a manufactured home the number follows the length of the belly, how much bottom board has to be repaired and the ducts. In an old hamlet house it follows the wall area, the count of stud bays to close and dense-pack, the wiring and any additions. In a 1970s ranch it is the attic area, the air-sealing time and the rim; in a 1990s colonial, the foyer chase and any cathedral ceiling.

Open cell foam runs R-3.9 to R-4.2 per inch. Closed cell runs R-6.9 to R-7.1 per inch and also acts as a vapor retarder, which is why it costs more and why it is right in some assemblies and unnecessary in others. All products are manufactured in the United States and meet applicable building code and safety standards. ENERGY STAR says sealing air leaks and adding insulation can save up to 10% on annual energy bills.

Insulation rebates in Deerpark

All of Deerpark, Sparrowbush included, buys its electricity from Orange & Rockland. Orange & Rockland also sells gas, but its lines reach only parts of the town; many homes heat with oil, propane, wood or electricity instead. Your bill shows what you have.

In New York the electric company decides the program lane. Orange & Rockland publishes no insulation dollar amount; it sends customers to NYSERDA’s Comfort Home and EmPower+ programs and its Sealed home-upgrade program, and links to HomeBoost, a free do-it-yourself efficiency assessment.

NYSERDA’s Comfort Home program pays $2,500 toward sealing and insulating the attic and rim joist, $3,000 if walls and floors are added, and $2,000 more toward ENERGY STAR windows, through a NYSERDA-approved Comfort Home contractor. It is for market-rate homes of one to four units that pay the System Benefits Charge on the electric bill, and its rules count manufactured homes among them. The home has to meet the conditions of the whole package, and knob-and-tube wiring can block eligibility. Comfort Home is open in 2026 and closes when the new utility programs start around January 2027, so anyone who wants that money should not wait.

Income-eligible owners and renters go to NYSERDA’s EmPower+. It can pay for air sealing and insulation at no cost up to $14,000 for lower-income households, or half the cost up to $7,000 for moderate-income households, through an EmPower+ contractor, for a primary residence. In Orange County a household of two is in the no-cost tier at $59,063 or less and the half-cost tier below $78,750. NYSERDA’s Green Jobs–Green New York program also lends $1,500 to $25,000 over 5, 10 or 15 years, on the utility bill or as a regular monthly loan, after a no-cost energy assessment.

Each program pays through its own participating contractors; check eligibility and approved contractors on the MyEnergy portal before you sign. The federal insulation tax credit (Section 25C) ended for work placed in service after 31 December 2025, and New York has no state tax credit for insulation. Code and climate in Deerpark

58.1% of Deerpark’s housing was built before 1980. New York’s first statewide energy code took effect on 1 January 1979, so the hamlet houses, the post-war ranches and nearly all of the 1970s building went up with no energy code at all. Orange County is Climate Zone 5.

New houses have been built to the 2025 Energy Conservation Construction Code of New York State since 31 December 2025. It calls for R-49 ceilings, or R-38 over the whole ceiling where it runs at full height over the wall top plate at the eaves; R-30 floors; basement and crawl space walls at R-15 continuous, R-19, or R-13 plus R-5 continuous; windows at U-0.27; and air leakage of no more than 3.0 air changes per hour at 50 pascals.

An existing house is treated differently. The parts you leave alone need not meet that table, New York’s code does not require a blower door test when you insulate an existing home, and any wall or roof cavity the work opens must be filled to full depth. ENERGY STAR recommends R-60 for an attic with no insulation in this climate, R-49 for one that already has 3 to 4 inches, and R-30 under floors.
