The rim joist, and why it comes first
The single most common New Rochelle quote is not the attic. It is the rim joist: the band of framing that sits on top of the foundation wall, all the way round the house. It is also one of the cheapest things we do, sitting near the bottom of our range, and it often makes more difference to how the ground floor feels than anything else on the list.
What actually moves the price

- Foam type. Closed cell runs R-6.9 to R-7.1 per inch and doubles as an air and vapor barrier. Open cell is roughly R-3.9 to R-4.2 per inch, more breathable, and lower in cost.
- Target R-value. A higher target means more inches of foam and more material.
- Access. A tight crawl space or a finished wall cavity takes more labor and preparation than an open, walk-in attic.
- Removal. If damp, compressed or pest-damaged material has to come out first, that is a line on the quote.
Why the age of New Rochelle’s houses matters to the number
Westchester’s housing stock is really old. The median home here was built in 1959, and roughly 27% went up before 1940. That matters for price: older houses tend to have shallow or settled insulation, unsealed attic bypasses around chimneys and plumbing stacks, and an uninsulated rim joist above the foundation. More of the work is preparation and sealing, less is simply adding depth.
