Insulation Contractors in Eastchester, NY

Most of the single-family housing in Eastchester is a 1940s or 1950s Cape
Cod, and a cape does not lose its heat through the attic floor. It loses it
through the knee walls and the open joist bays underneath them, which is why so
many people here have paid for insulation twice.

The houses we insulate in Eastchester

Two sets of numbers, in order. The Town of Eastchester reads median
year built 1952, 43.5% detached and 21.5% of units in buildings
of 50 or more — but the town contains the villages of
Bronxville and
Tuckahoe, which have their own
housing and their own pages, so the town figure is a blend, not a description of
anywhere. The unincorporated Eastchester CDP is what drives single-family work:
8,086 units, 51.7% detached, 80.3% owner-occupied, 27.8% built in the
1950s and 14.6% in the 1940s.

That is a post-war tract, and in this county that means capes. A cape is a
one-and-a-half story house: full-height space down the middle upstairs, a sloped
ceiling on each side, and a short knee wall where the slope meets the floor.
Behind each knee wall is a triangular void running the length of the house.

Here is the path the cold takes. It enters at the soffit, runs into the floor
joist cavities that pass under the knee wall — nobody blocked them at the
eave — and travels out beneath the bedroom floor. It also fills the
triangle behind the knee wall, where the batt is stapled between studs with
nothing on its back, so it filters air instead of stopping it. Above the knee
wall the sloped ceiling is framed in 2×6 with no baffle, so it is either
empty or stuffed tight to the sheathing. Over the middle of the house sits a
shallow flat attic, and that flat is the only part most contractors ever
touch.

Which is why a foot of new blown insulation over the flat changes almost
nothing. It is a minority of the ceiling area up there and not where the air is
moving. The work that actually fixes a cape is: block every joist bay at the
eave, sheathe and air seal the back of both knee walls, baffle the sloped
rafter bays and fill them properly, seal and insulate the knee-wall access doors,
and only then think about depth over the flat. In that order it is a different
house. Out of order it is a bill.

We seal before we insulate

Insulation slows heat moving through a surface. It does nothing about air
moving through a gap. Fill a leaky assembly with fiber and you have a leaky
assembly with fiber in it — the air still moves, it just moves through
something softer.

In an Eastchester cape that gap is a continuous path from the soffit to the
inside of the second floor, and it does not care how deep the attic is. The eave
blocking and the air barrier on the back of the knee wall are what interrupt it.
Both are hidden work, both take a day or more, and both matter more than the
number on the bag. Then we insulate.

If a quote gives you a depth and never mentions air sealing, it is half a
job.

What insulation costs in Eastchester

posture. Nearly all the work happens on your knees in a triangle behind a small
door, blocking joist bays one at a time and sheathing the back of a wall you

Open cell foam runs R-3.9 to R-4.2 per inch. Closed cell runs R-6.9 to R-7.1
per inch and also acts as a vapor retarder, which is why it costs more and why it

manufactured in the United States and meet applicable building code and safety
standards. After air sealing and insulating, homeowners typically save 20% or
more on heating and cooling.

Insulation rebates in Eastchester

Four out of five households in unincorporated Eastchester own their home,
which is the profile these programs are written for. Eastchester is
Con Edison territory for electricity and gas, and Con Edison’s
residential Weather Ready weatherization program is
not accepting applications — its own page says to expect
news about 2027 incentives and points Westchester customers to NYSERDA meanwhile.
A $4,000 Con Edison figure quoted anywhere, including on its own index pages, is
out of date.

The live program is NYSERDA Comfort Home:
$2,500 to air seal and insulate the attic and rim joist,
$3,000 if wall and floor insulation is added, and
$2,000 more toward ENERGY STAR windows once that is done. The
installer has to be on NYSERDA’s Comfort Home list, and the house has to meet the
conditions of the whole package rather than part of it. Worth raising early,
because a proper cape scope puts walls and floors in play alongside the attic. Households at or below 80% of area median income should look at
EmPower+: no cost up to $14,000 downstate,
half the cost up to $7,000 at moderate incomes. See

The federal Section 25C tax credit ended for anything placed in service after
31 December 2025. There is no federal insulation credit on a
2026 job.

Code and climate in Eastchester

The median Eastchester unit dates from 1952, with 20.8% of the town built
during the 1950s and 27.8% of the unincorporated CDP. New York had no energy code
then, and the code it has now just moved: the 2025 Energy Conservation
Construction Code of New York State
took effect
31 December 2025, based on the 2024 IECC. Westchester is
climate zone 4A.

New construction and additions get R-49 in the ceiling,
R-30 in wood-framed walls (R-20 cavity plus R-5 continuous also
satisfies it), R-30 in floors, and R-15 continuous or R-19 cavity in basement
walls. Older Westchester numbers are a dead code, and R-60 is
Connecticut’s ceiling figure, not New York’s. None of it applies to a
house that is already standing.
The code does not require an existing
building to be altered, only that an alteration not leave you with less R-value
than you had. The Department of Energy separately recommends R-60 for a retrofit
attic in this zone, which is guidance, not law.
